I agree the change is hard to believe but prices nationally have gone way up since 2020 so it seems like the new norms are just higher than they used to be
Cookeville is better than anything in Nashville aka the armpit of Tennessee.

Well the university keeps a ton of college age kids local, and many stay after college so its pretty diverse
