I am so happy to see this town as I have a Great Grandparent from Sulmona. I never even entertained the idea of visiting here but now I absolutely must. What a beautiful town and that property was very special. Thank you this tour!
It is beautiful, I love where it is, I love the alleyway / walkway with the planters and Dave you are right just like a movie set...but I would want just one floor.
It's a cute house, I could definitely see where some changes would be necessary, but not, right away, you could live there and do them. The square looks nice as well. Thanks for showing us.
I LOVE it. It is the perfect size for me. I agree with you about taking out the breakfast bar but I can also see it was probably put in for food prep since there is little counter space for chopping or kneading. I would not paint over the warmer colors with white but would rather add strategic canned Led lights. I have a house in Upstate NY that also had poor lighting and just a few hundred dollars in led lighting made all the difference. The 3rd floor bedroom would make a very nice little art studio for me but not sure how I would get my drawing table in there. Sure there are no window mountain views but all I would have to do is walk my spaniel to the Centro to see mountains if I want to. It makes my heart race to think of the fun I would have exploring in and out of the town. I'd even invite the pajama lady over for a caffe and biscotti. I bet she knows where all the good pane is sold.
My initial take on this; I would install granite or marble staircase treads going from the street level up. Move the fridge to the end wall and rip out the cabinets and sink and install new ones and install new appliances. Remove the "breakfast bar". Paint all walls white. Install new flooring on first floor (maybe off white porcelain 60cm x 60cm tiles). Remove all dark furniture. Paint outside railings. For the bathroom on the first level, update with new toilet and sink and hardware and remove the old washing machine purchase a new combo washer/dryer all in one unit and install in kitchen at end. For the bathroom on the second level, remove bidet and relocate existing toilet and replace with new one as well as new smaller sink and drawers. Rip out shower and make much larger with thick glass surround and hinged door. repaint all bedrooms white. Remove all furniture and give away or junk. Now for the circular staircase, remove and scrap and install new normal staircase - somehow make it an L shape and if you must knock down or move walls so be it. For the top floor bedroom, paint white and see if you could install a skylight. Renovate top floor bathroom and add shower, remove bidet and replace toilet and sink and hardware.
I' m guessing it was being used as some sort of club. Thus all the chairs. In winter wouldn' t it be cold woth the open space at the top of the stairs directly into the living room? No door apart from ground floor street door opens onto living area? If you light a fire in that chimney you have to carry it up a flight of stairs? And where do you store the wood when you take delivery of à winter' s worth?
...curious how much would be the property tax yearly and the sales tax... as the prices are amazingly low on all of your videos, but if someone needs to pay actually more tax than the sales price, then factoring in the renovations, it can become easily hundreds of thousands of dollars... can you comment in detail please?
5 months of white sky?????? Luckily for us it's mainly blue but I take your point, it's not for everyone but it could be a brilliant place with some clever decor.

@@AhomeinItaly plus depending on the region in Italy, you cannot just do what you like with a property. There are very strict rules, even painting shutters a certain color can be an issue. Good to do a lot of research.

Negative comments will be ignored. How can we be critical of the dynamics within the home? Hardly any natural light for starters. How do you get a double bed in the last bedroom in the roof attic. It would block off the entrance from the stairs. If you can't see that then surely your not acting in the interest of the buyer.

The bedroom could have a small double bed in, I am fairly confident of that but as I say on the video it's an extra, its a very comfortable 2 bed with an option of 3 if needed. Love Sulmona, do not like this apartment. Everything about it feels awkward, dark, no views, no outside space as such. Very expensive for what it is.
