I fear that your owner is rather short-sighted which is making him very difficult to deal with. I think that you will have to hold his feet to the fire a little bit and be willing to walk away. I know that it is a huge undertaking to relocate, but given the impact that the pandemic has had on retail, I am guessing that you might well find pretty favorable opportunities to either lease elsewhere or probably even more so, to purchase another property. I think that I would try to find a location and negotiate a lease with an option to buy in the contract. As you know it is a bit tricky to predict the success of a location and in your case, you have a rather unique business where your door trade success is probably even more dependent on what comes in than the retail sales generated. All of this being said he is clearly counting on your strong desire to remain in his building and when he sees that he has pushed too far and that you are prepared to leave him with a very empty, zero income-producing property, my guess is that he might just have an epiphany. Excellent, solid advice. Pete may have boxed himself into a corner. A vital rule of life and business: ALWAYS have a back-up plan. Maybe he should consult a real estate agent. I also wonder how old the owner is.

It's just the same old real estate mantra: location, location, location. We don't know what the real estate market is like in his area, and for a unique building and the underlying land. In Chicago, and close-in suburbs, there are a lot of storefront vacancies. New York City is even worse, according to videos posted by Louis Rossmann.

I have had a drop too, but I've seen this around this time of year for the past few years. I only sell online and I figured it has a lot to do with kids going back to school and people not looking to spend right now (last year was the anomaly because I had a really good August/September, but I think that had to do with people being stuck at home).
Did you ever notice some of the trunks have flat tops and some have arched tops? Wealthier people had arched top trunks because the class of ticket you bought on the railroad or boat determined the loading of your luggage. Poor people rode as cheap as they could, so if they had a flat trunk because their luggage would be loaded first with the higher class passenger luggage loaded on top of it for transport. At the destination, the higher class passenger luggage was unloaded first, so they did not wait as long to get the baggage and nothing was crushed, because it was on top.
Good to see that you stopped upgrading a building owned by someone else. Sounds like your landlord realized what was happening and got greedy. Time for an independent appraisal and a tour to find another building. Your landlord will be easier to deal with once you slap him in the face with the facts. Also start palletizing things and look into a forklift. You will need it to move if necessary.

I recc getting an option B retail space in your back pocket. The pandemic forced a lot of retail spaces to get vacant because shops closed etc. The building owner is more likely to negotiate once they see you have options avail if they don’t budge. I guess going forward, for things that can be damaged internally like the VHS player, it would be best to double box it, with the inner box literally floating within the exterior box, with a bunch of those peanuts in between. If you don't float the box on easily damageable items, you can expect the item to arrive to the customer damaged like this. It's quite unfortunate, but we must ensure that everything we ship out can absolutely withstand a 5-foot drop over and over and over again. These packages get thrown around like crazy. It kinda sucks.
There is gear in Sony VCR’s that fall out all the time. I turn them upside and tip side to side before I will buy them. Wasn’t the carriers fault on that one.
Nah. The last generations of VCR's were built so cheaply no amount of packing will protect them. The cost of additional packing mateials - AND shipping - outweighs the chance of a return.

I have had a 95% success rate over several hundreds of them. And the 5% arrived back to me not working, so it could have been from the box being used twice and shotty repackaging. Definitely not cost-prohibitive.
My boss in Minneapolis also owns some pawn shops. He also flips houses and owns properties, there is ways to ride things out. His pawnshops never shut down because they also Cash checks so technically they were essential.
If masks are required, take some of the sales outside. Fill a table with stuff outside that's hard to move and you'll get some traffic. (I'm from Illinois too.)
I definitely think the business slow down was the Labor Day weekend. The weather was great for outside fun. Doubtful it was the mask 😷 mandate , my take anyway .
Agreed. We've had new indoor mask mandates in many parts of California for a while now. It just becomes routine. Everyone goes about their lives. I can't imagine that many people stop going out just because they have to wear a mask indoors.
There's no statewide indoor mask mandate in New York. There are some mandates such as for all schools,. The adult vaccination rate is at 70%. So while some residents continue to use masks while shopping, etc it's not a state-wide requirement. There is the NY City mandate for unvaccinated requiring masks in many indoor areas.
Pete one thing to consider is looking for alternative locations even if you like your current spot. The reason is that if you get a good offer and like the new option, you can then go back to the owner and tell him you will leave unless he is willing to be more flexible on the price of the building. That way you can negotiate from a position of strength. I bet he'd be willing to bring the price down rather than lose your lease.
I have a RUclips channel and I find it impossible to get people to watch until the end, I have tried everything, I have tried be sure to watch until the end for a funny story,also I have tried dragging out the main story line so that people will have to watch until the end, the reason RUclipsrs want you to watch until the end is because when you watch until the end more ads can be shown and that means more money for us,so when you hear someone say be sure to watch until the end it isn't because we enjoy entertaining people it's because we are greedy and want all the money we can squeeze out of RUclips so be sure to watch until the end.
Vcr can be an easy fix especially if one of the belts have snapped. Could be one of the belts moving about inside. I would always be inclined to open them up to take a look.

In my experience, commercial property Landlords are, by their nature, greedy. I did have one who was generous and supportive and took pride in the building I was leasing. But he was one in a million.

I’m pretty sure that he would legally be required to keep all serials of purchased items, and if he isn’t legally required to, I’m sure he’s got enough experience to do it as an insurance.
Sell the VCR as not working and for parts only and no returns. that is what I do with electronics that don't work. I have not had a problem with returns with these items as I list them "AS IS" AND NOT WORKING FOR PARTS ONLY.
If you can’t negotiate a buy price, I’d be looking for a new location if I’m honest. Once a purchase fails, and lease negotiations drag out, and the owners don’t want to put money into it, things usually go to shit. If it’s a good location for you, a small over pay short term might be better off than the period of uncertainty. It’s a perfect building for sales/storage/repairs too, and if things were to decline you could lease out half the building to another tenant.
EVERYONE should always have at least 2 sources of income. At least 40 hours of employed work that provides steady income and a side hustle that is passion or hobby based. Start your side hustle NOW because it will take a few years for it to catch traction and a few years for it to grow naturally on itsʻ own. Also everyone should save some money from your 40 checks.

I think Pete’s business is like 50% or more reliant on eBay sales. So he doesn’t get hit that terribly when foot traffic is low. Sourcing is affected way more since a lot of his items are sourced by people walking into his store.

I live in the Denver metro area and we have a lot of empty commercial space around my area. A lot (maybe the majority) of it was built back in 2018/19 and has been sitting empty since. If I was looking to take my reselling offline I could probably get a really good deal, but it's sad that so many places are sitting empty (many because of businesses closing).
It's obvious you are invested in that location and have a good setup but a new place with a better price and a custom setup from the get go may be the way to go.

Although STATES may be open without mask mandates, here in MA individual cities and towns reserve the right to mandate masks so it can really vary. The town I live in has a mandate, the next town over does not. Everyone just needs to be proactive and prepared. I don't mind wearing a mask at all. If it is important for me to go somewhere or shop in a physical store, then it goes on. Simple. I hope you can come to a reasonable agreement about the property.
The vcr can easily be scammed. If someone had the same model and was broken they could simply switch it out. My buddy did that with a broken faucet from Lowes.

I don't know if they pass an ordinance against digital LED signs but if not rent a sign. The outside looks gray and white with no color that pops. It looks like Seattle and depressing.
1. I would never attempt to build a unique, location-based business without owning the building. Maybe rent for a short term as a start-up if short on cash and uncertain future, but looking out for the long term, dealing with landlords is a nightmare. I have rented apartments and they will pull the rug out from under you and screw you over. Maybe an independent appraisal would help negotiations. 2. Illinois politicians are clueless and desperate to make it seem like they are doing something and know what they are doing. They don't. They mandate masks indoors, but only a few obedient citizens follow. People are fed up. The bars and clubs are packed and no masks in sight. 3. VCR: Sell for parts or repair. Seriously. A quality unit like that with working electronics can easily server as a donor to repair another. Take off the cover and see what exactly is rattling.
I am sure you are probably thinking about it, but, in case you aren't, consider the cost of relocating, the loss of business while you have to relocate, etc when you are considering your offer.
Without knowing anything about real estate, I think if I were to lease a building, I'd try to get under contract an option to buy in a certain amount of years right from the get-go to prevent sleaze owners from trying to enslave me down the road.
I had representatives of UPS tell me whatever I shipped had to survive a 4 foot drop at the time we were shipping electronic equipment worth thousands and wanted to insure it
The mask mandates aren't the problem. It's the delta variant that is sweeping through communities causing staying away from businesses. We don't have any stringent requirements in NC and the foot traffic in my and many other local businesses has literally been cut in half. A common ingredient in bug poison, Permethrin, and other similar ingredients are very deadly toxic to cats! Their liver can’t process this toxin! The other ingredients can get into a cat’s sinuses and cause a rapid, terrible cancer as well. Ruby, too may have trouble with these invisible poisons. Plus, pet foods are not regulated and that which is promised on the outside of the package is definitely not an indication of the contents! Also, research your pet foods and snacks at a dependable independent online website! You’ll be shocked and surprised how quickly these substances can injure or kill a pet. Once you find good products, it’s easy. Best of luck snagging that ‘brick & mortar!’
Why would you put money into something you don't own. Makes no sense. You make all the improvements out of your own pocket and the owner reaps the benefit by not renewing your lease in the future and selling the building for more money from your improvements.

It really sucks that the owner doesn't want to put any money into the building but won't meet your offer. Since you're in a location that you like so much, unfortunately, he's got most of the power in this situation. Hopefully, you can get something good worked out with the lease so that you can at least spruce up the building.

This is also the last week for unemployment benefits from COVID, and people are going to start getting evicted because the protections are gone now. Also, it is labor day weekend. People are out. I usually sell about 50 items in a weekend, and I sold 12 this weekend. I can't wait for Chrismas rush.

Maybe think about starting by leveraging your prior customers you have contact details for. So if they buy coca-cola items, then pitch them what coca-cola products do you have in stock.

I recc getting an option B retail space in your back pocket. The pandemic forced a lot of retail spaces to get vacant because shops closed etc. The building owner is more likely to negotiate once they see you have options avail if they don’t budge. I guess going forward, for things that can be damaged internally like the VHS player, it would be best to double box it, with the inner box literally floating within the exterior box, with a bunch of those peanuts in between. If you don't float the box on easily damageable items, you can expect the item to arrive to the customer damaged like this. It's quite unfortunate, but we must ensure that everything we ship out can absolutely withstand a 5-foot drop over and over and over again. These packages get thrown around like crazy. It kinda sucks.
There is gear in Sony VCR’s that fall out all the time. I turn them upside and tip side to side before I will buy them. Wasn’t the carriers fault on that one.
Nah. The last generations of VCR's were built so cheaply no amount of packing will protect them. The cost of additional packing mateials - AND shipping - outweighs the chance of a return.
@@KameraShy 18x14x6 box, 6sqft of 3/8” bubble wrap, and approximately 1” of packaging peanuts all around, top and bottom. Cost under $2 when bought from a supplier. I have had a 95% success rate over several hundreds of them. And the 5% arrived back to me not working, so it could have been from the box being used twice and shotty repackaging. Definitely not cost-prohibitive.
My boss in Minneapolis also owns some pawn shops. He also flips houses and owns properties, there is ways to ride things out. His pawnshops never shut down because they also Cash checks so technically they were essential.
Don't forget that the post office is raising rates now until the end of the year, which will make shipping to online buyers more expensive.

If masks are required, take some of the sales outside. Fill a table with stuff outside that's hard to move and you'll get some traffic. (I'm from Illinois too.)
I definitely think the business slow down was the Labor Day weekend. The weather was great for outside fun. Doubtful it was the mask 😷 mandate , my take anyway .
Agreed. We've had new indoor mask mandates in many parts of California for a while now. It just becomes routine. Everyone goes about their lives. I can't imagine that many people stop going out just because they have to wear a mask indoors.

There's no statewide indoor mask mandate in New York. There are some mandates such as for all schools,. The adult vaccination rate is at 70%. So while some residents continue to use masks while shopping, etc it's not a state-wide requirement. There is the NY City mandate for unvaccinated requiring masks in many indoor areas.
Pete one thing to consider is looking for alternative locations even if you like your current spot. The reason is that if you get a good offer and like the new option, you can then go back to the owner and tell him you will leave unless he is willing to be more flexible on the price of the building. That way you can negotiate from a position of strength. I bet he'd be willing to bring the price down rather than lose your lease.

I have a RUclips channel and I find it impossible to get people to watch until the end, I have tried everything, I have tried be sure to watch until the end for a funny story,also I have tried dragging out the main story line so that people will have to watch until the end, the reason RUclipsrs want you to watch until the end is because when you watch until the end more ads can be shown and that means more money for us,so when you hear someone say be sure to watch until the end it isn't because we enjoy entertaining people it's because we are greedy and want all the money we can squeeze out of RUclips so be sure to watch until the end.
Vcr can be an easy fix especially if one of the belts have snapped. Could be one of the belts moving about inside. I would always be inclined to open them up to take a look.

In my experience, commercial property Landlords are, by their nature, greedy. I did have one who was generous and supportive and took pride in the building I was leasing. But he was one in a million.

Hi Pete, do you keep seriel numbers of electrical items such as the DVD players??. Also you should add tamper proof stickers on electrical items such as tge one in the video when selling them on Ebay, lots of parts swappers on there, just cover your self for in the future...
I’m pretty sure that he would legally be required to keep all serials of purchased items, and if he isn’t legally required to, I’m sure he’s got enough experience to do it as an insurance.
Sell the VCR as not working and for parts only and no returns. that is what I do with electronics that don't work. I have not had a problem with returns with these items as I list them "AS IS" AND NOT WORKING FOR PARTS ONLY.
If you can’t negotiate a buy price, I’d be looking for a new location if I’m honest. Once a purchase fails, and lease negotiations drag out, and the owners don’t want to put money into it, things usually go to shit. If it’s a good location for you, a small over pay short term might be better off than the period of uncertainty. It’s a perfect building for sales/storage/repairs too, and if things were to decline you could lease out half the building to another tenant.
I highly recommend shifting the focus on online selling during these lockdowns.
EVERYONE should always have at least 2 sources of income. At least 40 hours of employed work that provides steady income and a side hustle that is passion or hobby based.
Start your side hustle NOW because it will take a few years for it to catch traction and a few years for it to grow naturally on itsʻ own. Also everyone should save some money from your 40 checks.

I think Pete’s business is like 50% or more reliant on eBay sales. So he doesn’t get hit that terribly when foot traffic is low. Sourcing is affected way more since a lot of his items are sourced by people walking into his store.
@@darrenalmeida1382 he has 3 or more. Brick and mortar sales (plus the inventory sourcing by having a store where people go sell their stuff), on line sales (eBay) and RUclips videos. It’s hard to figure close numbers but I don’t see Pete making less than $2-3K a month from RUclips.

I live in the Denver metro area and we have a lot of empty commercial space around my area. A lot (maybe the majority) of it was built back in 2018/19 and has been sitting empty since. If I was looking to take my reselling offline I could probably get a really good deal, but it's sad that so many places are sitting empty (many because of businesses closing).

My suggestion is to find another location to buy. Seems like the owner isn’t planning on doing anything and isn’t lenient to work with you so why bother making his building look nice to increase HIS value when he sells. Seems like it’s time to move on

Although STATES may be open without mask mandates, here in MA individual cities and towns reserve the right to mandate masks so it can really vary. The town I live in has a mandate, the next town over does not. Everyone just needs to be proactive and prepared. I don't mind wearing a mask at all. If it is important for me to go somewhere or shop in a physical store, then it goes on. Simple. I hope you can come to a reasonable agreement about the property.

The vcr can easily be scammed. If someone had the same model and was broken they could simply switch it out. My buddy did that with a broken faucet from Lowes.

1. I would never attempt to build a unique, location-based business without owning the building. Maybe rent for a short term as a start-up if short on cash and uncertain future, but looking out for the long term, dealing with landlords is a nightmare. I have rented apartments and they will pull the rug out from under you and screw you over. Maybe an independent appraisal would help negotiations.
2. Illinois politicians are clueless and desperate to make it seem like they are doing something and know what they are doing. They don't. They mandate masks indoors, but only a few obedient citizens follow. People are fed up. The bars and clubs are packed and no masks in sight.
3. VCR: Sell for parts or repair. Seriously. A quality unit like that with working electronics can easily server as a donor to repair another. Take off the cover and see what exactly is rattling.

I am sure you are probably thinking about it, but, in case you aren't, consider the cost of relocating, the loss of business while you have to relocate, etc when you are considering your offer.
Without knowing anything about real estate, I think if I were to lease a building, I'd try to get under contract an option to buy in a certain amount of years right from the get-go to prevent sleaze owners from trying to enslave me down the road.
I had representatives of UPS tell me whatever I shipped had to survive a 4 foot drop at the time we were shipping electronic equipment worth thousands and wanted to insure it
Improvements always drives up the rent so be careful.
The mask mandates aren't the problem. It's the delta variant that is sweeping through communities causing staying away from businesses. We don't have any stringent requirements in NC and the foot traffic in my and many other local businesses has literally been cut in half. A common ingredient in bug poison, Permethrin, and other similar ingredients are very deadly toxic to cats! Their liver can’t process this toxin! The other ingredients can get into a cat’s sinuses and cause a rapid, terrible cancer as well. Ruby, too may have trouble with these invisible poisons. Plus, pet foods are not regulated and that which is promised on the outside of the package is definitely not an indication of the contents! Also, research your pet foods and snacks at a dependable independent online website! You’ll be shocked and surprised how quickly these substances can injure or kill a pet. Why would you put money into something you don't own. Makes no sense. You make all the improvements out of your own pocket and the owner reaps the benefit by not renewing your lease in the future and selling the building for more money from your improvements.
TRUE THAT. My ex and I fixed up my apt. years ago, and the landlord evicted me and jacked the rent.
This happened with with a house we rented when I was a kid. My dad fixed it up and then they kicked us out to sell it.

I’ve seen a dozen of those buildings on eBay in that colour for sale at that price but that’s the asking price and they’re not selling, I’ll give you 50% of the price because I might be stuck with it for a few years waiting for the right customer 😂
It really sucks that the owner doesn't want to put any money into the building but won't meet your offer. Since you're in a location that you like so much, unfortunately, he's got most of the power in this situation. Hopefully, you can get something good worked out with the lease so that you can at least spruce up the building.
The vcr could be an easy fix. Sounds like someone put a ball or a remote battery inside it . I would take the screws off and open it up and check. If its an easy fix, I would sell it in the shop insted of selling online

You have ecommerce going and it's listed as Covid resistant so a suggestion is to increase awareness of your offerings online. Maybe think about starting by leveraging your prior customers you have contact details for. So if they buy coca-cola items, then pitch them what coca-cola products do you have in stock.
