Yes, yes have a budget for the contingency and a contingency for the contingency with a renovation this scale. Purchase fixtures that will last. The decorative items, hardwood, etc. Items that you want to change in the decor..not cheap but not the most expensive. You all are young your likes and dislikes will change over time. But classic fixtures are always in style. (I'm bias to chrome and polished nickle). I love how you and your husband are hands on with every step and factors. Ends up stressful when you just need stuff GONE and people are faffing about not collecting. I gave up on it in the end and got Emmaus (S London) to just come and collect stuff. They don't take everything though...
