That’s a good question! Rent prices can vary depending on the neighborhood and the home's features, but for a home priced around $300K in Houston, you could expect to see rent anywhere between $2,000 and $2,800 per month on average. @jotttis8680 Trust me... It's great living here in TX. I moved here from NJ 8 years ago to escape the high cost of living of the NYC Metro area. TX cost of living is on par to what our parents' cost of living was to them in the 80's/90's! Turnoffs in TX are the high property tax rates, construction everywhere (everyone is moving here from the coastal states), and the extreme triple digit Fahrenheit heat we're experiencing now in July. If I were to pick what TX can change to make it on par with Florida's cost of living, it's to lower TX's property tax rates.

Probably not. That’s how they get people with these videos. The model homes always have tons of upgrades that aren’t included in the base price. Once you add in the bs upgrades it’s way more than 300k.
Hello from Texas to Australia! 😊 Yes, in areas like Houston and surrounding suburbs, homes in the $300K range typically **do** include land. In fact, you could often get a sizable lot in newer developments or suburban neighborhoods for that price. Of course, the size of the land can vary depending on the area. In more urban areas, like downtown Houston, $300K might get you a smaller lot or a townhouse, but in suburban areas like Cypress, Montgomery, or Conroe, you can often get more space-sometimes with a larger backyard or even extra room between neighbors! Are you interested in a specific area or type of home? We can help you find out what’s available within your budget!
Thanks for pointing that out! We definitely want to give you a fuller look at the home, not just focus on one feature like the ceiling height. Were there any specific rooms or features you were hoping to see more of? Let us know what you're looking for, and we can make sure to highlight those details in future tours!
You’re not alone in thinking about taxes! Property taxes in Houston can be higher than in some other areas, but it really depends on the neighborhood. Some areas have lower tax rates, while others might be higher to fund local amenities or schools. Are you looking at a particular area, or just trying to get a sense of what to expect tax-wise? I can break it down for specific neighborhoods if you'd like!
This is a lie, I guarantee you that model home, as equipped, is not $300K. For $300K you are probably getting super cheap looking inside, no crown molding, recessed simple lighting only, carpet, no blinds, etc. Its like when they show you a $50K top trim car and say it (coughcoughstartsatcoughcough) $30K.
I get where you're coming from-it can be frustrating when what you see in a model home doesn’t match up with the base price. The $300K price usually reflects the base model, and upgrades like crown molding, high-end finishes, or premium flooring can definitely push the price higher. Have you come across homes with specific upgrades you’re interested in? I’d love to help break down what you can typically expect in that price range in Houston!

Tornadoes are definitely something to consider in Texas, especially in areas further north and east of Houston, where tornado activity is more common. However, Houston and the surrounding areas aren't typically hit by tornadoes as frequently as places like Tornado Alley, but it's still important to be aware of the risks, especially during peak storm seasons (typically spring and early summer). As for **construction materials**, many new homes in the Houston area are built with **brick or brick veneer** exteriors, which offer better protection against wind and debris compared to traditional wood framing. Some homes are built with **wood framing** (also known as "stick-built" homes), but these are often reinforced with better wind-resistant features, especially in more recent construction. Builders are aware of the severe weather risks and often incorporate design elements to mitigate wind damage, like: - **Impact-resistant windows** - **Stronger roof materials and tie-downs** - **Upgraded framing for wind resistance** While no home is entirely tornado-proof, homes with brick exteriors tend to perform better in strong winds. Additionally, it’s worth considering homes that have **safe rooms** or **storm shelters** built into the design or added as an option, especially if you want extra peace of mind. Are you specifically interested in brick homes, or are you more concerned with safety features during storm season? Let me know, and I can help narrow down options for you!
Flooding is definitely a concern in many parts of Houston and surrounding areas, but it really depends on the specific location. Some neighborhoods are more prone to flooding, especially if they’re in lower-lying areas or close to rivers and bayous. However, newer developments and master-planned communities like the ones you mentioned (Verona, Savoy, Asbhy, Stelvio) are usually designed with better drainage systems, and many are built with elevated foundations to reduce the risk of flood damage. It’s always a good idea to check the FEMA flood maps and talk to the builder or real estate agent about flood zones before making a decision. If you’re looking at specific neighborhoods or homes, I can help with more detailed info on flood risks in those areas. Are you particularly concerned about flooding in a certain location, or just exploring the general risk in the region?
If you're looking for a top-notch golf cart or green bolt, there are a few places in Houston you might want to check out. Dealers like *Houston Golf Carts* or *Golf Cart King* have some high-quality options. You could also try *Greenway Golf Cars* for electric carts that have some great features. Are you planning on using it for a community like Balmoral, or is there a particular area you're thinking of cruising around in?
Thanks for watching! That’s a great point-some areas can get pretty busy, especially with families moving in. Are you more interested in quieter neighborhoods, or is there a specific type of vibe you're hoping to find in Houston? 😊
Great question! In Houston, for homes around the $300K mark, the garage is typically either attached or in some cases, a detached structure. It really depends on the neighborhood and style of home. Some models might have smaller garages, or the layout might include additional living space instead. Were you expecting a certain type of garage setup? Happy to help dive into some options in that price range!

There is a garage. The house is currently a model home and the garage area is being used as the sales offices. Once the community is sold out, the offices will be converted back to a 2 car garage.
That’s an interesting point! The narrow lot style is pretty common in some parts of Houston, especially in areas with limited space. What do you think about the design trend, though? Have you seen any homes here that stand out to you in terms of quality or layout?
You’re absolutely right to be cautious when buying a new home-whether it’s in Houston or anywhere else. There are a lot of factors to consider, especially with things like flood risk, construction quality, neighborhood development, and long-term value. Here are some things to keep in mind when purchasing a new home: 1. **Flood Risk**: As we’ve discussed, checking the FEMA flood maps and asking about flood zone status can be key, especially in areas prone to storms or heavy rain. 2. **Builder Reputation**: Researching the builder’s history, customer reviews, and warranty offerings can help ensure that you’re getting a quality home that will last. 3. **HOA Rules and Fees**: Some new communities have HOAs with rules or fees that might not align with your lifestyle. It’s worth checking out before committing. 4. **Long-Term Value**: Consider how the area is developing and whether it’s expected to grow or change in the next few years. Make sure it fits your future plans. 5. **Inspection**: Even with new construction, always get a home inspection! Sometimes small issues can slip through the cracks that might turn into bigger problems later. Would you like tips on how to assess specific homes or areas, or need help with a home inspection checklist? Let me know!

What kind of home or neighborhood are you more interested in? I'd love to show you some options that fit your style better!

How it is possible to sell a house for that much? It cost $1 million to just build a house like that in Vancouver. The labour would be about 300k and government fees would be $150k. Cost to build in Vancouver is $250 per sq ft.
Yes labor is cheaper, they still have the federal minimum wage of $7.25 an hour in Texas while in CA it's going up to $20 an hour for fast food workers.@@mmmd3429
That’s a great point! The cost to build a home can vary a lot depending on location. In Houston, land is generally more affordable than in places like Vancouver, which helps keep the price of homes lower. Labor and construction costs can also be a bit more budget-friendly here. It's crazy to think about the price differences in different regions! Have you looked into how construction costs compare in other Texas cities? I'd love to dive deeper into the differences if you’re curious!
I hear you! Housing prices in New Jersey, especially in more desirable areas, can be pretty steep. It’s definitely a different market compared to places like Texas, where you might get a lot more for your money in terms of square footage and amenities-especially in the $300K range. In Houston and surrounding areas, $300K can go a long way, and you could find a newer home with more space, even in master-planned communities! If you’re thinking about relocating, there are definitely more affordable options here, whether you're looking for a ranch-style home, a townhouse, or a spacious new build. If you're considering a move, we can help you explore specific areas in Houston or nearby suburbs where your budget could go farther. Are you looking for a specific type of home or just curious about how much further your budget can stretch in Texas?
Haha, you’re right! Houston’s humidity does bring out the mosquitoes, especially during the warmer months. But there are definitely ways to keep them at bay-some neighborhoods even offer mosquito control programs. Do you have any strategies for handling them, or would you like some tips on how to keep your yard mosquito-free? Let me know if you’re curious about that!
Haha, I love it! My bad on the pronunciation-definitely don’t want to disrespect such an iconic name. 😅 How would you pronounce it correctly? Maybe we can use your version next time to make sure we get it right! I’m always up for learning a thing or two from those who know it best.
Thanks for the feedback! We want to make sure we give you the full picture, so we’ll definitely work on showing more of each room. Are there specific areas of the home you’d like to see more of during the walk-throughs? Or maybe you prefer a slower, more detailed tour? Let us know what you think!
Baytown has a mix of pros and cons, like many areas. It’s known for being a bit more affordable compared to central Houston, and it offers a quieter, suburban feel. That said, some areas in Baytown can be more industrial, and it might not have as many amenities or entertainment options as other neighborhoods closer to the city. Are you considering Baytown, or just wondering if it's a good fit for you? I'd be happy to give more insight into specific areas or even recommend other nearby spots!
I hear you! It can be frustrating when neighborhoods feel too car-dependent, especially if you’re looking for walkability or more public transit options. There are definitely some areas in Houston that offer more pedestrian-friendly environments or have better access to parks and public spaces. Are you open to exploring neighborhoods with better walkability or looking for alternatives to car-centric living? I'd be happy to share some recommendations!
That's an interesting observation! It can definitely feel like some homes in Houston are more affordable compared to other cities, but the materials can vary a lot depending on the neighborhood and the builder. Have you looked into specific areas or types of homes? Some neighborhoods have newer builds with higher-end finishes too. Would love to know what you're looking for in a home!
I get it, HOAs can be a deal-breaker for some people! Have you had any bad experiences with HOAs in the past, or are you just not a fan of the rules they tend to enforce? Some neighborhoods in Houston don’t have them-would you be interested in hearing about those options?
I hear you, and I respect your stance! It's really important to feel comfortable and supported in the community you live in. If you’re ever looking for a place that aligns more with your values, I can help you explore areas that are more inclusive and welcoming. There are plenty of neighborhoods in Houston that foster diversity and inclusivity-if that’s something that matters to you, I’d be happy to share some options! Let me know if you’d like to dive deeper into that!

I agree the house is stunning and not too dear for the average person to buy, (does the house include the lot the grounds that the house stands on?).

Can’t find this in Dallas 😢
Dallas is nicer.

Any chance you can do a “What you can get for $700,000-$1M” video for houses and land around the area that you do videos for?
Love it! And you can get ALOT!
dude must be from California.

Homes in Dallas are $450,000 and up man over $600,000
How much do you think one of them would rent for on average?
That’s a good question! Rent prices can vary depending on the neighborhood and the home's features, but for a home priced around $300K in Houston, you could expect to see rent anywhere between $2,000 and $2,800 per month on average. It can go higher or lower based on location, size, and upgrades. Are you considering renting or buying in Houston? I can help you narrow down some options if you’re looking for specific neighborhoods!

So I could get 5 houses in Texas for the price of 1 in Canada? What’s the catch?
Utilities
Utilities (unless you get solar) and PROPERTY TAXES. Texas is Top 5 most expensive states in property taxes in the U.S.
Also texas has a huge infrastructure problem-- that and property taxes is a turn off!!!
@@JaYvInJB if that’s the only things then I may as well pack my bags now!
Please send me the info

Hi from Australia does it include land at that price thanks
Didn't actually see anything but the height of the ceiling in the last home
Thanks for pointing that out! We definitely want to give you a fuller look at the home, not just focus on one feature like the ceiling height. Were there any specific rooms or features you were hoping to see more of? Let us know what you're looking for, and we can make sure to highlight those details in future tours!
Taxes are probably crazy though
You’re not alone in thinking about taxes! Property taxes in Houston can be higher than in some other areas, but it really depends on the neighborhood. Some areas have lower tax rates, while others might be higher to fund local amenities or schools. Are you looking at a particular area, or just trying to get a sense of what to expect tax-wise? I can break it down for specific neighborhoods if you'd like!
Yea...but is there a garage or driveway?
Yes they all do just not the show homes
Texans will stuff that garage full of everything they don't need nor use.
True I want to move to Houston but can’t do the floods and storms
I get where you're coming from-it can be frustrating when what you see in a model home doesn’t match up with the base price. The $300K price usually reflects the base model, and upgrades like crown molding, high-end finishes, or premium flooring can definitely push the price higher. Have you come across homes with specific upgrades you’re interested in? I’d love to help break down what you can typically expect in that price range in Houston!

What about tornadoes? Are these home all brick or sticks?
Builders are aware of the severe weather risks and often incorporate design elements to mitigate wind damage, like:
- **Impact-resistant windows**
- **Stronger roof materials and tie-downs**
- **Upgraded framing for wind resistance**
While no home is entirely tornado-proof, homes with brick exteriors tend to perform better in strong winds.
Maybe the risk for flooding is high?
Where can I get a top notch golf cart or green bolt
If you're looking for a top-notch golf cart or green bolt, there are a few places in Houston you might want to check out. Dealers like *Houston Golf Carts* or *Golf Cart King* have some high-quality options. You could also try *Greenway Golf Cars* for electric carts that have some great features. Great video but I think that area is going to be too crowded and too many kids!!! Good day.
Thanks for watching! That’s a great point-some areas can get pretty busy, especially with families moving in. Are you more interested in quieter neighborhoods, or is there a specific type of vibe you're hoping to find in Houston? 😊
Where is the garage in the 300k house?
Great question! In Houston, for homes around the $300K mark, the garage is typically either attached or in some cases, a detached structure. It really depends on the neighborhood and style of home. Some models might have smaller garages, or the layout might include additional living space instead. Were you expecting a certain type of garage setup? Happy to help dive into some options in that price range!

No Garage. That's crazy to me. Houses r on a narrow lot which makes them all narrow & deep. All on slabs. They look ultra cheap built to me.
For 300k in 2023, a brand new home in a new comunity. There shouldnt be much to complain about
There is a garage. The house is currently a model home and the garage area is being used as the sales offices. Once the community is sold out, the offices will be converted back to a 2 car garage.
@@uneyedentified2017imagine a Texan dropping $300k~ on a house and told not to complain. The wages and low quality of life are sad.
That’s an interesting point! The narrow lot style is pretty common in some parts of Houston, especially in areas with limited space. What do you think about the design trend, though? Have you seen any homes here that stand out to you in terms of quality or layout?
serious caution on buying a new home. anywhere
You’re absolutely right to be cautious when buying a new home-whether it’s in Houston or anywhere else. There are a lot of factors to consider, especially with things like flood risk, construction quality, neighborhood development, and long-term value. Here are some things to keep in mind when purchasing a new home:

How it is possible to sell a house for that much? It cost $1 million to just build a house like that in Vancouver. The labour would be about 300k and government fees would be $150k. Cost to build in Vancouver is $250 per sq ft.
Cheap labor and it is in Texas.
Yes there are $200k new homes here
Yes labor is cheaper, they still have the federal minimum wage of $7.25 an hour in Texas while in CA it's going up to $20 an hour for fast food workers.@@mmmd3429
In Jersey you can’t get a 50 year old 3 bedroom ranch for 300😩😩😩
Mosquitos can eat you up!
Haha, you’re right! Houston’s humidity does bring out the mosquitoes, especially during the warmer months. But there are definitely ways to keep them at bay-some neighborhoods even offer mosquito control programs. What about Baytown it's not good area to live?
Baytown has a mix of pros and cons, like many areas. It’s known for being a bit more affordable compared to central Houston, and it offers a quieter, suburban feel. That said, some areas in Baytown can be more industrial, and it might not have as many amenities or entertainment options as other neighborhoods closer to the city. Are you considering Baytown, or just wondering if it's a good fit for you? I'd be happy to give more insight into specific areas or even recommend other nearby spots!

All car centric communities. Not good.
Houses look cheap, low grade materials
Yep.
HOA. Hell no
I get it, HOAs can be a deal-breaker for some people! Have you had any bad experiences with HOAs in the past, or are you just not a fan of the rules they tend to enforce? Some neighborhoods in Houston don’t have them-would you be interested in hearing about those options?
Naw I’m good! Not living in a state that has issues with lgbtq rights. They could give away for free and I’d say nope!
There are plenty of LGBTQ folks in Houston... They have multiple communities, they just don't force themselves all over the place..
the major cities in Texas are open minded, it's the rednecks in podunk Texas that are racist bigots.
I hear you, and I respect your stance! It's really important to feel comfortable and supported in the community you live in. There are plenty of neighborhoods in Houston that foster diversity and inclusivity-if that’s something that matters to you, I’d be happy to share some options!
