Request the sellers past utility bills
Why is this important?
@@tfptravel.food.peace.3788let’s you know how much you are probably going to pay each month.
@@tfptravel.food.peace.3788 Some places are not properly insulated and the bill might be very high. Could go from paying $200 a month to $400 a month. That's a lot of extra money a year.
I would much rather own the house I own that was built solid in 1965 than the garbage thrown up down the road today.
Same!
LOL
01:29 Tell tale sign of crazy neighbor "No Trespassing Signs" up in the yard, just get back in the car now, you don't need those headaches!!
I saw that as well, would not have even went in the home.
People talking about houses from the 70's like they're old yet in my area most houses were built before the 50's. My current house was built in 1900!
1900s😱 Better quality wood frames🤔
I'm looking at a 100 year old house TODAY ahah
The house I'm living in was built in 1850's. Solid foundation and beams that are cut to the size they don't have anymore. Though it needs a lot of work.
Today im lookomg at hoise that was built in like the 1870s. From the pictures I LOVE the architecture. New houses built these days look like such boring garbage made of paper. Just copy and paste everywhere.
I always check the heating/hot water and plumbing before anything else -second only to foundation! Then I look over the rest of the house
Make sure the hot water heater is new.
Lmao .... Yeah if the hot water heater isn't new woo buddy is that a deal breaker
My last 3 homes had hot water heaters over 10 years old. When I sold, not having new hot water heaters was not an issue.
Houses around me are built in the 50's. I've also seen a few pushing 100 years old. The older the home, the more problems which can arise. A huge red flag for me is mold or moisture.
Yes, homes that old you have to inspect everything. Plumbing and electrical would also be a main concern.
Well part of it is correct but I disagree with the older the more problems. Older homes can be as great as the newer ones if the ones you got have been taken care of and updated throughout the years. There are older homes out there that were neglected and same thing can br said to some newer ones out there. As long as you get a thorough inspection to your house you should be good to go.
So where I live my husband and I are going through a program because even though we can pay rent and we've never been late and our credit is good they won't give us a loan cause my husband has his own business and it hasn't been two years sooooo we can't get a mobile home that's older than 20 years but we can buy a home that was built in 1890 🤣🙃
Hahahaha this is SO not true. Newer builds are often way more cheaply made
Very true. New home are cheaply made this days trust me.
THANK YOU FOR THE VISUAL TUTORIAL!!!😄 THIS IS THE INSPECTION I WAS LOOKING FOR!!😊
As an investor in Atlanta I approve this video
I will definitely be on the lookout for foundation issues after this
Thank you for sharing! You gave examples and details that make me feel more confident to start viewings. And the set up of your video is nice. I can tell you put time into it.
Thanks! If you have any questions feel free to let me know and I’ll be happy to answer them!
im watching a lot of these videos bc me and my family are planning to move. thank u, this was helpful btw ^^
Thanks! Let me know if I can be of any help.
Why are you guys going thinking of moving?
@@ZenKaizen7 ahhh just tired of the house and we need a new one for other reasons not very special
Thank you so much, for your advise.
Thank u for these tips!! It would help a lot when buying our home :)
Great Video!
Look under the sink.
Some walls are load bearing and you can't just remove them without some beam installation.
When he pointed that out I thought about that. Something else you could do if that was the case is that you should have a pillar or just put in an indoor window to open the area that way if you know what I mean by that.
This video was very helpful, thank you!
Thanks Julia!
Every word was useful !Thanks for the video !
great video!
We were going to buy a house like a month ago, but in the end we couldn't qualify because my dad had an emergency trip to Mexico, at fist it was disappointing, but now we are glad after watching this video. The house had too many problems it would be super expensive to fix everything. It was a beautiful house but when the inspection said another story.
These main issues, can cost a lot of money to fix. Make sure the price reflects the condition of the house...if you are not in a multiple offer situation. Some sellers are willing to make repairs if negotiated.
Thank you so much!!
No problem!
Great video
Thanks Austin!
Very informative
Thank you!
Thanks for this practical checklist, very helpful
Good job.
Thanks Charles!
Visit the street a couple times.
Thanks! We looked at a house yesterday and it smelt like cat pee. It was so strong it made me disoriented. No thank you lol.
Cat pee is a tough one to get out! Let me know if you have any question to help you out on finding your home! chase.bourgeois@exprealty.com
@@danskdna8550 too much animal pee, just like water, damage the floors and sub floors. If it's that strong you need more than a deep cleaning. Why buy a home I need to fix all the flooring while being disoriented when I can get a home where they didn't let their animal pee everywhere?
Cat pee smell is also a sign someone was cooking meth and was once a flop house or someone broke into it to cook meth.
Either way it's a hard pass. Beware of moldy odors too. Swamp coolers should be outlawed as they ALWAYS cause mold problems. A disease machine. Get your Legioneers disease here.
Nice A-Frame!
Very very informative man. I’m looking to buy in Pennsylvania but the advice was great !
I would not want to move there. The neighbors are already being contentious with those signs
Very helpful.. thank you
This is a great and informative video, the audio seems to lag behind the video. Thank you for the information as I did find it very helpful not only in looking for a house, but potentially selling mine.
Thanks! Let me know if you need any help with buying or selling! I can help wherever you are located.
You forgot about the ghosts/supernatural activity
I ghost to me is a plus, but demon or true witchcraft....ehhhhh bot do much. You don't mess with those
I have never heard so many informal terms for a home. "Wiggly lines"? 😂😂😂
What about the breaker box?
If the breaker box looks bad, I would definitely get a electrician to inspect it.
I was going to buy a house last week and it had a fuse box. The house had been built in the early 60s and I’m pretty sure it had not been rewired or anything. Do you advise just walking away when there is a fuse box and it has not been upgraded to a breaker box.
@@bluej5455 That is out of my area of expertise. Most of the homes I deal with or older than the 60s and I haven't come across a fuse box before. In my opinion, I would get a electrician's opinion and a quote for installing a modern breaker box.
@@movingtodallaswithchase thank you, In the past month I have come across two houses with fuse boxes and I have passed on both houses because I know it’s expensive to switch to a breaker box and also if they have a fuse box, they probably haven’t replaced the wiring in the house. And right now the housing market is insane. They’re asking way too much for houses to begin with.
title: things to look for when viewing a house
me: realizing my (parents) house has foundation issues 💀
I know you're in texas, but are you originally from the New Orleans area?
St. James Parish
@@movingtodallaswithchaselol, I knew it was something like that, your accent gave you away
@@dannygillmusic lol yea it’s pretty thick. It’s gotten better since I moved to Texas. At first, no one can understand me…or pronounce my last name lol
@@movingtodallaswithchase You're cute!
Hello...
Crumbling foundation, mold issues!
You from Long Island?
South Louisiana
@@movingtodallaswithchase That accent threw me off. Part of your speech sounds like you're from Long Island.
More often than not, a door that doesn't close properly is just the hinges that bent over time with the weight of the door... That's an easy fix that has nothing to do with foundation issues.
House looks perfect from a far but then you got close and had so many flaws😂
Bork
You grow up in the hood, dude? I ain't got no carpets, they nasty.
South Louisiana.. we speak a little Cajun lol
@@movingtodallaswithchase some French also?
@@SuperMarcoPolo7 A few Creole French words.
who cares where he grew up, the fact is he is making a video that's helping others. And if he is from the hood, and so there are what we call proper speakers who are the most rude and selfish. It makes no difference where he's from, he's helping others.
Always find out how old the roof, the HVAC, the appliances are. Look at a year’s worth of utility bills, and adjust your offer accordingly. Also, ask the seller to pay for a year’s home owner warranty.
And, young man, take grandma’s advice and work a touch on your grammar. You always want to be a professional and speak like a professional. I realize that young people often don’t pay attention in school to grammar but when you get out of school and start working, it becomes important. I want you to be successful. So work on losing “ain’t “ from your vocabulary. I wish you the very best!
Walter Jr. ???
Doors, ceilings fans, and no one is buying, don’t buy as is
Open concept my look good, but who wants to look at a ""dirty" kitchen when some one is cooking?
What’s up with the stye in both eyes
What’s scary is that someone had to go and craft a checklist lol - if you are not interested and/or able to invest in yourself, to learn the basics and to then learn when you are in over your head, GOD help you….
....
1:40 mins in and he says “check out the neighborhood if you like it”? Yea, no shit bruh. 😑 K. exit video.
I know what you mean, but I think sometimes people get too caught in he excitement of looking at the house that they might forget or overlook the neighborhood
