A property manager told me that an apartment I was looking at had an infestation, but she said she couldn't tell me what kind. That's illegal, isn't it?
Thanks for the question Robin. We don't do a lot of property management. Normally if there is an infestation, we would hire a termite/bug control company to come out and spray, or fumigate as needed. Once the property is free and clear, it would be ready for occupancy. I don't know if it's illegal, but it should always be disclosed.

Granted, I don't LIKE to water...but I'd rather water than automate. Different plants need different amounts at different times of the seasons... Rain changes that (which...I haven't seen in weeks now...), but you just have to know your soil. An automated system to take care of all the minute changes would be expensive, and you'd probably spend as much time tweaking all the changes as you would just watering it yourself!

The only thing I didn't understand was how escrow works. I didn't realize my payments could go up or down depending on property tax. 😬 some years I get a refund and my payments drop a few hundred...sometimes I get short (they don't give a lot of warning about that) and it goes up by a hundred or two.
Thanks for watching… I know it can be frustrating! I had a property that was reassessed and my payments went up as well. Many times if you call your accountant, and/or lender they can walk you through the increases. If your monthly mortgage payment includes the amount you have to pay into your escrow account, then your payment will also go up if your taxes or premiums go up.

What not to do, well number one is to buy/sell yourself without a middleman who takes up to 10%.
Appreciate the comment.. we have lots of buyers and sellers who buy and sell themselves. More power to them.. just fyi.. we normally charge between 5-6 %.. 2.5 % to the buyside and 2.5% + to the sell side. Thanks for watching.. Mark

There is a rule of thumb that should always be the case: The necessity workers should be able to afford a housing. If they dont, your city doesnt deserve necessary workers. Simple as that. Go try to find a plumber in LA. Its honestly quite sad that so many people rather try to chase a dream thats closer to a nightmare, than actually live a half decent live. LA would fall apart like a house of cards if honest workers would just have a little self esteem. Same with all the other big American cities.
I agree 100 % affordable housing is a necessity. Here in San Diego, they are doing their best to provide some, not a bunch but some affordable housing. Luckily, with a bit of a commute either south or east you can find “more” affordable housing. Thanks for watching 👍🏻🎥
