Liens can be a bit trickier because they aren't always found online. you can try calling the County Assessor's office directly or hire a title company to do a search for you. How can one look up who is the signed owner of a title deed for businesses: ex: a church? My uncle, who has passed away was a victim of fraud, and the main culprit didn't include the information related to church which my uncle purchased, and independently paid for, and nor did he truthfully inform the court of all other assets, belonging to my uncle, in probate court. This matter is in probate court and already the judge removed the executor. I hope you can tell me how to get business owners' names because no site addresses this question as this property(church) should be added to the estate I believe.

Hi! When you go to Madera county GIS website, you will find a search bar at the top right corner saying "Search address" you can search the owner details by entering the relevant address, parcel number or Lat/Long. Hope it helps. 🙂

Hi Deathan! You could take a drive and get the addresses. Or try to look them up using the County's GIS mapping software. A lot of land investors (like us at Compass Land USA) don't care if you have a bed credit score. We'll give you owner financing on any of our properties, with no credit check. So you could go that route, and then build a house when the property is paid off. Hope that helps!

Hi Jason! So, you can enter the Parcel # in county's GIS map, you will be able to pull up ownership information. If the county you’re searching in does not have an online mapping system, you can go into the county’s assessor’s office (or give them a call, but this might be more difficult). Good luck!
Hi there! I typically only work with vacant land, not houses. BUT... You could try following the same process, and using the county's online database (or giving them a call) with the parcel number/APN to find out who the past owners of a house are. I hope it works out for you!

You will want to search for the Assessor's Office. From there, you might be able to use the address in the online portal. Also - even if the offices are closed a lot of employees are working from home. If you leave a voicemail with the Assessor's Office they very well could get back to you within a week or so. @Compass Land USA - Is it a small red flag if the land selling company doesn't list the APN/Parcel number? I've noticed that when I check the companies listing after finding the parcel number myself, they usually don't show as the owner of the land. The ones who usually list it, usually own the land. Is there a way to verify if the listed owner on the parcel is actually having a middle man sell it for him? I've watched another video of land scams and was hoping this company I was trying to use wasn't scamming, but it seems like they might be doing just that.
Hi Canoot! Yes, i would say that's definitely a red flag! 🛑 To me, that's false advertising (unless there's some special circumstance - but they should be transparent about that). Unfortunately, i don't know of a service that verifies a middle man, unless it's a realtor. if it's a realtor you can check the MLS, and ask them for the agreement they signed with the seller (to make sure they have the rights to be the middle man and sell on the owner's behalf). i hope this helps, and good luck!

You did not tell how to get a parcel number on property if you only have a street address. Yes, it's a red flag if the owner doesn't have or can't get it, but that's not my question. How do I get it myself from the street address?
Hi Daniel! You can try using the County's GIS mapping system, find the property and click on it. An information box is usually available with the street address and parcel number. Hope it helps.

Hi Rheannon! If you own the property, you should see the parcel number on your deed. If you do not own the property, you can ask the current owner for the parcel number. And - Yes! You can normally find the parcel number for free online, just go to the county's online database (if they have one), and you can search by property owner name. This will bring up the parcel number. 🙂

But really, most of the data you would need as a land buyer comes straight from the County office! I would suggest giving the County offices a call before you subscribe to a service. 😊

You can find them by searching property records, checking property tax notices, or using a third-party service like LandID (which is awesome, we use it everyday, all day).

Hi there! Normally the parcel number (sometimes shown as APN) is listed in the description of the property ad. If it's not listed in the property ad, you can ask the seller! If they don't have it - beware. That could be a red flag for a scam 🚩. If you need any more help let me know, we can look at the property ad together.
Hi Dennis! You find the right phone number using a search engine (Google, Bing, Yahoo). You can search the county where the property is with the phrase Appraiser Office. (e.g. Costilla County Appraiser Office, Teller County Appraiser Office). The search engine will bring up your results, and then you can give that office a call. Make sure you have the parcel number handy! (The office will need it to check who the owner is). Hope this helps! 😊

@@CompassLandUSA Thankfully I was able to call the local office and tell them my situation, I was trying to rent a home in an extremely rural mountain setting and the landlord was out of state who I was speaking with. I just needed to ensure the person trying to rent me the property was legally allowed to do so. Once I explained that the the assessors office for the county they happily pulled up all the available information and got me the answers I needed! Just not free on their website but they were not gouging either I suppose at 1$ per report but monetization of public records still seems pretty shady. Your video still pointed me in the right direction, So BIG thanks for that 👍

The county have a database of all home and their titles. Or home that have default on their loan.

Hi Deathan! You could take a drive and get the addresses. Or try to look them up using the County's GIS mapping software.
A lot of land investors (like us at Compass Land USA) don't care if you have a bed credit score. We'll give you owner financing on any of our properties, with no credit check. So you could go that route, and then build a house when the property is paid off. Hope that helps!

U can call the utilities company and give them the parcel number n ask them if it have a addressed .
Hi Jason! So, you can enter the Parcel # in county's GIS map, you will be able to pull up ownership information. If the county you’re searching in does not have an online mapping system, you can go into the county’s assessor’s office (or give them a call, but this might be more difficult). Good luck!

Hi there! I typically only work with vacant land, not houses. BUT...
You could try following the same process, and using the county's online database (or giving them a call) with the parcel number/APN to find out who the past owners of a house are.

How can one person sell a house that is has a warranty deed with out the consent of the the owners??

I would try searching for the county that the city is located in, and see if they have online resources available. You will want to search for the Assessor's Office. From there, you might be able to use the address in the online portal.
Also - even if the offices are closed a lot of employees are working from home. If you leave a voicemail with the Assessor's Office they very well could get back to you within a week or so.

@Compass Land USA - Is it a small red flag if the land selling company doesn't list the APN/Parcel number? I've noticed that when I check the companies listing after finding the parcel number myself, they usually don't show as the owner of the land. The ones who usually list it, usually own the land. Is there a way to verify if the listed owner on the parcel is actually having a middle man sell it for him? I've watched another video of land scams and was hoping this company I was trying to use wasn't scamming, but it seems like they might be doing just that.
Hi Canoot! Yes, i would say that's definitely a red flag! 🛑 To me, that's false advertising (unless there's some special circumstance - but they should be transparent about that).
Unfortunately, i don't know of a service that verifies a middle man, unless it's a realtor. if it's a realtor you can check the MLS, and ask them for the agreement they signed with the seller (to make sure they have the rights to be the middle man and sell on the owner's behalf).

You did not tell how to get a parcel number on property if you only have a street address. Yes, it's a red flag if the owner doesn't have or can't get it, but that's not my question. How do I get it myself from the street address?
Hi Daniel! You can try using the County's GIS mapping system, find the property and click on it. An information box is usually available with the street address and parcel number. Hope it helps.

Is there any way to find the parcel number for free online?
Hi Rheannon! If you own the property, you should see the parcel number on your deed. If you do not own the property, you can ask the current owner for the parcel number.
And - Yes! You can normally find the parcel number for free online, just go to the county's online database (if they have one), and you can search by property owner name. This will bring up the parcel number. 🙂

But really, most of the data you would need as a land buyer comes straight from the County office! I would suggest giving the County offices a call before you subscribe to a service. 😊

You can find them by searching property records, checking property tax notices, or using a third-party service like LandID (which is awesome, we use it everyday, all day).

HI Tiffany! if you are asking for the assessor's phone number, you can find it on google. but if you are asking for the owner's phone number, that won't be in the county's database, as its not public record.

How did you get the parcel numbor?
Hi there! Normally the parcel number (sometimes shown as APN) is listed in the description of the property ad.
If it's not listed in the property ad, you can ask the seller! If they don't have it - beware. That could be a red flag for a scam 🚩.

How do you find the proson number
Hi Dennis! You find the right phone number using a search engine (Google, Bing, Yahoo). You can search the county where the property is with the phrase Appraiser Office. (e.g. Costilla County Appraiser Office, Teller County Appraiser Office).
The search engine will bring up your results, and then you can give that office a call. Make sure you have the parcel number handy! (The office will need it to check who the owner is).

@@CompassLandUSA Thankfully I was able to call the local office and tell them my situation, I was trying to rent a home in an extremely rural mountain setting and the landlord was out of state who I was speaking with. I just needed to ensure the person trying to rent me the property was legally allowed to do so. Once I explained that the the assessors office for the county they happily pulled up all the available information and got me the answers I needed! Just not free on their website but they were not gouging either I suppose at 1$ per report but monetization of public records still seems pretty shady. Your video still pointed me in the right direction, So BIG thanks for that 👍
