If you have a chance to buy a marina do it! They're pretty much impossible to build them anymore and they're in very limited supply. You'll never lose money buying a marina.
A friends family owned a marina, it wasn’t run very well, they sold it for $6.5M. The new owners expanded on shore services, rebuilt some of the buildings, added more dry boat shortage and applied to expand the number of slips, which they were successful in doing. Like Ben does, they uncovered more value.
Well Ben, as a 4th generation native of St. Petersburg, the family motto after 1921 was to not develop or own businesses or property in high hazard flood zones. We had exceptions such as a home on Snell Isle but the main business was then as now, high and dry parts of St. Petersburg. Looks like John's Pass took a big hit and I suspect that your pool is full of sand all the way to the tippy top. Pinellas Beaches are wonderful but look what happens when storms go by. I can still remember the old Penguin (the original wooden restaurant) got washed away in Agnes back in 1972 if not before that. They rebuilt a huge concrete "igloo" after that. Not sure what it is now. We old timers know better, newcomers to the Bay Area always get flooded.
