Oculus is a 2013 American film written, edited, and directed by Mike Flanagan. It is based on his short film Oculus: Chapter 3 - The Man with the Plan, and stars Karen Gillan as a young woman who is convinced that an antique mirror is responsible for the misfortune that her family suffered.
The film had its world premiere on September 5, 2013, at the 2013 Toronto International Film Festival (TIFF) and received a wide theatrical release on April 11, 2014. It received generally positive reviews from critics and was a box office success.

When Tim was explaining the psychiatrist about his dream just few days before getting discharged, he mentioned about shooting his sister Kaylie in his dream. Which never happened before.
So maybe 2nd theory sahi ho. Ya to mirror ne pehle se future k baare Mae Tim ko vision dediya ho.

It shows in the movie that young kaylie sees her mom in the mirror and approaches to hug her and her mom is not a threat in that scene. They both actually hug and it doesn't show kaylie movie away from her mother after hugging and she's still there. And then the scene comes where it shows that grown-up Tim is sitting in front of the mirror when he decides to set the timer to zero as to destroy that mirror. And it happens to be his sister (grown-up Kaylie) in front of that mirror who dies because of it.
Putting these two scenes together, it was not the mirror who put Kaylie in front of it out of nowhere put just playing with the minds. Yes. As young Kaylie didn't move away from her mother after hugging her, the same was happening in the present with the grown-ups. Kaylie was already there in front of the mirror. The mirror just tricked Tim's mind into not seeing her as that's why he turns the dial to zero and Kaylie dies right in front of the mirror. This is some game being played with the past and the present and tricking the minds into it.

It's completely fictional, you can't believe in 2nd theory as said in the end of video. Mirror has supernatural powers. So your all three points can't be explained by 2nd theory.
