    As a deliriously happy stand-alone home owner, you are responsible for everything from the rooftop to the property underground (plumbing) and surrounding lawn and landscape. It can be great because you're not sharing walls, perhaps no hoa, less noisy neighbors, and room to install a She Shed. A townhome ownership all depends on the contract. You need to know about ALL of the hoa rules and conditions, roof replacement, color of exterior paint, outdoor grilling, big truck delivery time windows, lawn maintenance, number of visitors, and parking. However, those same things could be very beneficial in a townhome. It truly depends on what you want/need today. I just bought a new roof $14k in N. Texas, it's getting hot and I hate doing lawn work in heat and humidity and hiring people these days to do what they're paid to do is challenging. I won't talk about my little $19k sewer line. All said if you're short on time or don't like doing lawn work a townhome could be your best option. Just my two cents. And, as a woman, I need to see who's parked in front of my home and street. I hate an entry door on the side of the house blocking my view because it's rough out here, and I eliminate all hazards. Ooo, this is long!

    Let the blessings flow. So happy for you on your home buying journey. The townhouse is beautiful and I love they take care of the exterior. I’m a single family homeowner and love not being attached to others. After a few years I fenced in my backyard and created a wonderful space for movie nights on the lawn, grilling and entertaining. You can always make changes over time to make it the home of your dreams. Take your time and you will know in your heart when you find “the one”. Girl a homeowner task list is never done. I can always find something that needs to be done. It’s the stand alone for me.

    The choice has to be yours since you will be the one living there. I will say, never judge the inside based on the outside. That can be changed. When I purchased my first home, I was low budget and looking for an updated kitchen & bathrooms. I found that, but had to update the outside a little. But that was cheaper than a kitchen or bathroom.
    You will know when you see what you want.

    I live in a townhouse and I love it because all I need to worry about is the inside of my home. I live on an end unit and only have to be concerned about one neighbor and I have been lucky because she is great. HOAs can be tricky but you can read all what they cover, restrictions beforehand to see if that is something you are okay with. They can be good because they keep the neighborhood up (I.e., yard work, painting house, outside house repairs, common etc…) and the resale value and if they cover the roof that is a godsend because that can be very expensive. If new construction it is nice because you can select the house and my advise is select an end unit where there won’t be a lot of foot traffic on the side of your home as somehow trash always ends up on the side and make sure you have extra parking areas around your unit. I live on an end unit and I have lots of extra parking outside of my two spaces and good if you have company. Because I have some neighbors who are not so lucky and it has been hell for that area of the community resulting in fights, people calling the police on each other all over parking spaces…you name it.     Yes, everyone hates HOA's. However, if you're going to live in any upscale area in Madison or Huntsville, you're going to have one. I built my home in one and I haven't had any problems. The community you visited are the older ones. Check out the Crossings at Rivers landing.

    I'm so happy for you! I would pick a stand alone, but not that one. I noticed the roof is dated plus you said it was nasty inside. You deserve a new home! Stay away from hoa's if you can. They are a headache...trust me!! Pray and keep doing your research! You got this!!😊

      The Chinese Restaurant house, was not totally bad. It was extremely nasty inside and needed some work... more than just paint and deep cleaning. The master BR needs a new counter top, and carpet on the stairs needs replacing bad. And I dont wont to worry with immediate repairs...

    I am soooo happy for you Take the Plunge!! Buying is cheaper than renting . I found new construction in Athens completely away from the main road 72E but I work from home 😉Im moving in early July

      Wonderful! My community is still new no one has moved there yet I’ll be the 3rd person . I’m in Harvest so I saw when they broke ground and started inquiring then.

    I would choose a stand-alone after buying two townhouses. I had bats get into my first townhouse and within my living quarters. I moved and bought a new construction townhouse. After 14 years of living in my current home I am having an issue with a squirl, opossum, racoon or something of that nature that is getting into the walls. Fortunately, it has not gotten into my living quarters. I hired three different wildlife trapping companies to inspect and determine how the bats and vermin were getting into my units. After repairs were done to both homes and still having issues all companies said the exact same thing, that they were probably getting in through a shared wall. This may not happen to you. Just be mindful this may be a possible issue living in a townhome.

    First, this look is everything! I love the 💋. Congrats on wanting to become a home owner. I'm not sure what's all wrong with the Chinese house, but that would be my choice. I chose that one because you're not right next to someone. The townhouse gives apt vibes. Don't get me wrong, it's nice but I don't like how far back the front door is, there's no separate yard space or privacy. If you're not purchasing as is, I would get an inspection on the Chinese house, ask owner to clean and paint as well fix major issues and go with that. If that doesn't work, find something besides those two. Good luck!

    I always chose the standalone home. I cant stand sharing walls. Getting permission to make changes is annoying when it comes to townhomes. However you'll have to figure out lawn care in a single home.

      With most Townhomes around here with HOA, its only the outside where you would have to have certain permissions to change things. But you have free range inside...

    Hello, first congratulations! Nothing like calling a home your own. The stand-alone is bigger, which means PG &E (I'm in Cali that's who we pay or gas & ekectric bill to) is going to be more. Basically everything is going to cost more. But, I do prefer my own space & not sharing a wall.

    Please get more into a stand alone, these things are built cheap these days and the walls are so thin and due to work schedules you need your rest and peace, and if you get a townhouse please get one on the end and not both side are connected to the next, not trying to discourage bad neighbors are hell to deal with and kids running and jumping and stomping up stairs please chose wisely for long term peace.

    For HOA , you can ask for documentation showing how many homeowners actually live there and you can see documentation regarding their maintenance and whether they passed city requirements. I don't know the exact name of the documentation. An Atlanta realtor said it on her channel- Shahedah Hilll l. These are factors for fees.

    Buying is a huge decision wait until you find the perfect place for you. Take it from me you don't want to live in a place and be unhappy with it. I don't understand why they build houses with the kitchen in the front 😕 I walked out of places because the kitchen was in the front or the master bedroom

    Girl! I am a slave to my apartment😭 with the first house it's beautiful but I don't like the window's length. Like anyone could walk right thru it😕. And I don't understand the walk-in closet being in the bathroom concept🤔. And the houses that look like their connected😣👎

    I Love them bought but honestly, I'd buy the single home because you're not attached to another person's home. It can be tricky because you don't what type of person you are living next too. Pray about it ask for guidance of the Lord. I'm happy for you.

    I'm so happy for you but take your time you'll find what you're looking for. Be patient! stick to your guns know exactly what you're going to pay and stick to it. Remember this will probably be a rental property for you once you get married.
