Hi Jim, the main area that sees flooding here are a few of the streets downtown... it’s because some of the streets were fill land back in the 1800s, so they used to be creeks. The main water event we had recently was in October of 2015. That was called the 1000 year flood where we got as much rain in a weekend that we get all year. That essentially showed us agents the “low areas”. There is one section in West Ashley to be cautious of. Also, if you look at the construction type, like if a home is built on a slab or a crawlspace, then that will help paint a picture. Long story short, even though we have flood zones and flood insurance, flooding is really not an issue for the majority of the area. I was here during Hurricane Hugo in 1989 and for every hurricane since then, and there were very few issues I am aware of. Hugo was a massive storm, and construction requirements have changed as a result of that and more specifically after Katrina. We have evacuated twice since Hugo, and we typically go to Asheville as a little forced vacation. Hope this answers your question. Hey there! Everything is I would call... semi-open. Even though the restrictions have been lifted… The world is still pretty cautious so that might be a good thing. I know you can get a hotel and I know that there are several restaurants that are open etc. Parks and beaches I think are open for the most part… Maybe not all of them
somecallmeelvis - I’ve never lived in New York but I’ve traveled there… You don’t have to pay $16 for a hamburger here. Or like 10 or 11… Mini of found that it’s less expensive to buy a home here than it is to rent but markets fluctuate all the time so that can change periodically.
It’s cheap! I lived in Summerville 7 years ago and I live in San Antonio Texas now. It was about $200-$300 cheaper a month to rent than here. I lived in a huge 2 bedroom brick duplex with a large fenced yard and I paid $650 a month. The rent I’m paying here is $715 for a one bedroom. When I moved here the 2 bedroom apts were starting at $800 a month. I loved the Charleston area. There are a lot of crackheads in the lower income areas though. And honestly I miss the beaches especially isle of Palms and the rich history and historical sites. It’s gorgeous in the fall too. The ocean water is warm and salty. Unlike cold and dirty where I grew up in Huntington Beach California. I do like how fun the people are in Texas though. I found South Carolina to be a little bit of a culture shock coming from Southern California. The Mexican food was horrible I usually ended up cooking my own. The people drive slow and the police and judges don’t really like outsiders. I have experienced it first hand when I was hit by a lady who ran a stop sign and the cops refused to find her guilty. I did find South Carolina behind in the Times culturally speaking. I still heard white people call African Americans the N word. Hopefully it’s changed and changing since I moved. If it weren’t for my kids I’d probably move back because I miss the scenery, all of the seasons and the beaches
There are a few things to understand about Charleston. Unless your family linage has been in Charleston prior to 1776, you will always be an outsider. Locals always dress nicely, even in summer. Manners are still essential. Living south of Broad is not always what it is cracked up to be. My own experience.
anastasia46 - Hi Anastasia. It’s because my grandparents moved from Greenwich Connecticut in the 1940s. For that reason, my family didn’t have a southern accent when I was growing up. I wasn’t exposed to it on a daily basis, I was exposed to a different accent. Where are you from?
Joseph I don’t have a crystal ball, and I don’t check people’s bank statements - this type of question seems like an internet trap to me... and I am not interested in engaging in that type of conversation- but I’m sure you can find that somewhere if that’s the info you need
Do you mean the maps that show? Are you trying to learn the area by looking at my maps? If so, I don’t know if I would approach the video in that way. I would just look at it as an overview video and a way to generate questions in your mind that we can then try to answer later for you or you can of course research on your own. I know you can get a hotel and I know that there are several restaurants that are open etc. Parks and beaches I think are open for the most part… Maybe not all of them
@@NatWallen-Realtor-Charleston Gyms? Thanks

I wondered what is the cost of living and the rent price in Charleston is it cheap or expensive or the same like New York City
somecallmeelvis - I’ve never lived in New York but I’ve traveled there… You don’t have to pay $16 for a hamburger here.
Planning to purchase a condo there..I loved Charleston when I visited it. I live in Montreal, Quebec and want to spend my winters in this area
Hi Karen, that’s great! Come see us!
Thank you
Great video
Thank you Brian! Working on John’s Island right now - will come soon
i enjoyed the video
Hi...do you have any new homes for under $300,000?
There are a few things to understand about Charleston. Unless your family linage has been in Charleston prior to 1776, you will always be an outsider. Locals always dress nicely, even in summer. Manners are still essential. Living south of Broad is not always what it is cracked up to be. My own experience.
Thanks for your insight Ken
Oh Yes and Kiowa is gorgeous
Nicely done. I want to see your fair city.
terence sommer thanks! Come see! 😎
No you don't....trust me
How come you don't have a southern accent?
Good question! My family came from Greenwich CT in the 40s, so I was not raised with people with strong accents around me.
why doesnt he have a southern accent at all ??
anastasia46 - Hi Anastasia. It’s because my grandparents moved from Greenwich Connecticut in the 1940s. For that reason, my family didn’t have a southern accent when I was growing up. I wasn’t exposed to it on a daily basis, I was exposed to a different accent. Where are you from?
@strawdog *80* that’s kind of you to say Strawdog
Should I try to manifest to get my parents to move to Charleston? I’m also manifesting for this really big house for me and my family!
could be a good move cosmically
Hey Mr.Wallen: Where do you think the future GHETTO's will be located????!!!!
I have no idea what this means and I am not comfortable commenting on this... sorry
Joseph I don’t have a crystal ball, and I don’t check people’s bank statements - this type of question seems like an internet trap to me... and I am not interested in engaging in that type of conversation- but I’m sure you can find that somewhere if that’s the info you need
When you flip your video around, it makes it very disturbing for people that are trying to watch
I’m not following you?
Do you mean the maps that show? Are you trying to learn the area by looking at my maps?
If so, I don’t know if I would approach the video in that way.
I would just look at it as an overview video and a way to generate questions in your mind that we can then try to answer later for you or you can of course research on your own.
It’s just a big general overview video. It’s not meant to be a GPS. I do however have a GPS Tour that may help you. Here’s the link:

No Southern accent? You sound like a damn Yankee (kidding).
Frankie C As a northerner, I can hear a slight accent
My grandparents came from Greenwich NY in the 40s, so I was not raised with a southern accent in my home... probably why
We are visiting the area to look at for moving. Can i have your email to contact you?
Hey Dana - sorry for the delay- it’s natwallenexp@gmail.com or 843-708-4488
