TBH if you want to have those types of "parties" you might need a much bigger house in a more secluded location up in the hills or estates, lest the neighbors start complaining about the "noise" and other things ;)

First off; welcome back! I've been periodically looking for you guys to post again.
So as for this home ....I like it for the most part. Not sure the reason for a full bathroom w/shower in the den area as a shower seems a bit excessive. :)
I do like the dark features throughout the home. The back yard's layout seemed a little funky to me, but ....maybe that's just me. :)
You do a great job of presenting. Rehearsed a bit, sure. But you make it flow so naturally.
Great camera work as per usual so no complaints there. :)
I still wish you'd show a luxury condo from time to time for us single people who don't want or need all that space. :)

I have somewhat of an unusual question. Do clients ever ask for the staging to remain in place and if so how much? Just a ballpark figure and maybe you can also state that in your tours?.
Usually, staging is just temporary. However, anything is negotiable.
