I didn't know that about Lennar builders. What you see is what you get. It's a beautiful townhome. And in the city of Henderson makes it even better. I know Henderson is more expensive than the general Las Vegas area. I've been to the black rock mountain community and it's very nice with good vibes.

Great Idea, but I saw the gen suite didn't have an oven/stove only a microwave. Plus you need to share the patio with the main unit. Lennar is onto something for sure. Thanks for the video.

Buy at the top with a high interest rate and extremely high utility cost sounds like a solid investment
Hi, thanks for watching. These are priced below the median home price for brand new construction and materials that are energy efficient. High utility costs have happened everywhere thanks to inflation nation. While I don’t have a crystal ball 🔮, right now we have an inventory shortage and Las Vegas is #1 for inbound migration because cost of living here is still better than many high income tax states. If interest rates tick down to the 5’s everyone who has been waiting to buy will be out in buying mode, creating a frenzy. A lot of the new home builders have some attractive (for todays lending environment) interest rate programs.
I would rent out the next gen suite for 2k a month and put that towards the mortgage.

What are the rental restrictions here? Are they selling to investors? Community Pool? Gated?
6 month’s minimum for rental restrictions, and investors are welcome! Inspirada has community pools and parks throughout the masterplan and they’re building a new park just down the street. Not gated. Black Mountain Ranch is also not gated, and there is a community park and splash pad- no pool BUT the Henderson multigen center with Aquatic Complex is 3 minutes away. 👍🏻

The stairs look pretty steep. That side suite is interesting and I have seen it in a few communities in the Vegas area. I currently live in south Florida and have never seen anything quite like that here. Is there something about that floor plan that appeals to locals?
Hi, thanks for watching! Stairs aren’t too bad - they are just straight up and down with no landing. The multi gen suite is a really popular option here for in laws, guests, roommates, etc. I own property in North FL and floor plans are very different than they are here on the west coast!

Why do these people throw around $500k as entry and starter? How many people have that?
I will never understand these builds. I lived in Vegas from 2015 to 2020 in a home similar to this one. It was off St. Rose parkway and Amigo St. Right across the street from Costco.
The kitchen upstairs blew me away and it never felt like home, just space. 😢
I like the kitchen/living-room space UP-stairs myself...mainly because they usually make for a way better view (important to ME, anyway). For example, many carriage homes they're building now -- in Colorado Springs, CO, where I'd be looking to buy, specifically the Banning-Lewis Ranch area, mainly its newest/under-construction "Ashmore" community, like their newer/earlier community "Ironsmith" just north of Ashmore) -- have 2-3 levels, with a 2-car garage and a room or two on the ground floor (of course!), the living area on the 2nd level, and maybe a master bedroom on the third level. And they have a "real" back (or side!) yard maybe 2-3X larger than see here (w/ some grass, maybe 1 tree and some shrubs, the rest gravel/rock).
Nice...at least for me: Don't need a large or high maintenance yard, thanks. Even the 2-level carriage homes usually have the living area above. Most people are used to the "average" -- ground-floor living (can't tolerate any change to that -- not me). ;-)
Of course, you have to go with how a place FEELS to you so if you don't like the "vibes" of "upside down" floor-plans, you have to pass on them. I'll consider either.
Being older, however, STAIRS are a bit of an issue (I have only one flight of stairs in my 2-level apt presently)...but I like the "inverted" floor-plans enough to prefer them anyway. Besides, if I had any serious medical issues re: stairs, I'd still want to stay in the house and so would have one of those electric "chair elevators" installed. Or maybe, a Disneyland People-Mover...no big deal.
The home seen here in NV looks like it'd fit-in very nicely deign-wise (and elevation/appearance-wise) in one of the newer/new sub-divisions being built in the major cities of CO, especially those I'm familiar with in the Springs. And, something like this would probably be a tad more expensive there, and probably go for at least $430K, probably maybe $450-460K given its larger size than the usual new-build carriage-homes I see in the Springs).
Plus these town-home/carriage-home communities usually have HOA fees on top (maybe $180-220/mo presently in new sub-divisions), mainly for landscaping and snow-removal -- the latter a not TOO often required service in the Springs, but when you DO need it (the City doesn't usually plow residential areas, just the major streets) it's there for you.
Personally, were I looking to buy in the Las Vegas area, this Henderson neighborhood (and home!) I'd be looking at, as even in the Springs I'd be looking for new-construction communities.
Also like that "Mulit-Gen Suite" (aka: "casita" in NM, or "M-I-L" other places)...have not seen ANY of the carriage-homes in the Springs have this feature -- don't know why builders don't do this there in CO but they SHOULD offer it in at least SOME of their floor-plans.

In Mississauga Ontario these luxury townhomes would be $1.3 million Can dollars plus monthly maintenance of $500 . Amazing prices . USA is the greatest Country except for dumb gun laws . Mass shootings etc .

From what I can tell the Vegas market is super slow right now and has been for a while, don't see this changing anything.
@@steve_rogers_usmc1990 it’s not super slow at all. Sales are down from the craziness of 2021, but it’s still quite an active market. Inventory has been absorbed, is very low, and we are seeing multiple offers on certain properties. Las Vegas is the #1 place for inbound migration right now. Super slow is just simply not the case.
