    Hey Josh, congrats and good luck. One suggestion, stay away from using the name Cottonwood. Too many negatives for folks who know how crappy they can be in the PNW.

    I live in an area of 5 acre lots, it should be at least 10 acres per lot and only 1 road, in my opinion. Good luck with the project.

    40 acres sounds like the right size for one home.
    The logs will make ok firewood. Hire/buy a firewood processor and stack up all the wood you will ever need.
    Used IBC totes are great for firewood. Remove the tubs and fill the cages that you then stack three high. You can also cut the center out of the totes and screw them to a pallet and then fill it with firewood.

    i know this area well! Sandpoint is an amazing community, take your time before you sub and flip.... the place has exploded since the 90s when i moved there....
    its a good investment NO DOUBT.

    Well Josh, all I can say is congrats! Wish I was over there now to help you get it going. I would suggest making it 7 parcels and keep a 10 acre spread for yourself. Road names . . . hmmmm . . . I don't think Train Horn Echo Rd is taken yet ;).

    If you can’t afford to build your own place, how can you develop a subdivision?
    I would suggest selling lots. Maybe improving them with septic and wells and power if it’s nearby. An HOA will limit buyers. Avoid it like the plague.
    Build one road thru the middle. 4-8 lots on one street. Not 3.

    I would see about renting a huge whole tree chipper and chip the trees and use the mulch around your new subdivision and the road ways that you build on either side of the roads that's just a idea

    I like your channel because you are real and have lots of wonderful children. This project is somewhat disturbing when I realize what people want with regards to internet and all the amenities. Its real today and no way around it. I will keep tuned and see how you progress. Good presentation and we are big fans.

    @essentialmountainhomesteading I came from arms family ...Forget the naysayers! Some people do not understand that 1 blessing given is 10 blessings received! Few situations are ever 100% ideal and people who get that know to play the best game with the hand received. One suggestion regarding the cottonwood trees is to not burn, but rather grind and create a compost heap. Another suggestion regarding areas where flooding is a possibility is to plant edible vegetation that thrive in those areas/ or build your duck run or pig run etc in those areas.

    We have CCR’s on our n Idaho property. They Saved our property value one time. There is always someone who shows up wanting cheaper property for heavy commercial use.
    Just make them basic, and not restrictive for the “individual”, or “family”
    Our ccr’s are very very reasonable...They were written up by a N Idaho native..not some Californian developer making property for his ski buddies..which helps too.

    See if you can do hydropower there. Agree with the underground stuff as other said, though I would recommend installing permanent conduits so you can run stuff without tearing up the ground later. And on the internet issue, I would recommend seeing if you can tap into a fiber trunk rather than run it all local fiber off of a radio tower, because all those lines will have the latency that comes with wireless.

    It's always a good thing to mark a new settlement/division as soon as possible. Putting up an emotions-anchorpoint like a first building or a lasting, distinctive gate or tower helps to envision what it's like to live there, and will later remind the neighbours of what has been achieved.
    If enough people are interested, you could get them together and see if they have mutual ideas and creative or practical power to make the subdivision their own. It helps to get used to each other, bond and build up some social connections.

    You need to use the cottonwoods for mushroom compost. Cut and split it down to where it can be chipped and the reground into media for mushrooms. If it's growing them now, under the right conditions it should be great. There should be a market for that not to far away.

    Children need to build up their immune systems, the only way this can happen is if they catch colds. Theoretically it eases off after age 6 but at the beginning of the school year they will catch colds.

    Why would you build a subdivision with 5 acre parcels and have a HOA and CCR? Is that some bogus requirement by the county or something? I would never ever buy a house in a neighborhood that has a HOA or CCR. Did that once and never again. I think that will only hurt you making it much harder to find buyers. I would also build each site with its own septic and well. With 5 acre parcels that shouldn't be a problem.

    cottonwood may not be the best firewood but cured it burns well. Not it doesn't burn as hot but when it is easy to get. you might get some one who is not able to get wiiil to take some. We just moved back to clearwater county on 40 undeveloped so love listing to you . my wife is trying to youtube our journiey also.

    Flat land is absolutely cheaper to live with than hilly land. We spent thousands to create two flat spots that were big enough for dry lots for our horses. Our pastures and everything else is on a slope.
    As far as the subdivision, ours is way out in the country, and we have fiber optic and underground electricity. One thing we demanded of the developer was a perk test before we would buy -- he never thought of it. He also put in shared wells so they had water. It costs 35,000 to drill a well here, so five or six homes share each well. Also, once you get the road done you may want to petition the township to annex it so they will take over the maintenance.
    And lastly, how about Mountain Homestead for the subdivision and Essential Lane as the main road in.

    My first consideration would be, drafting a business plan, excluding banks. But, if you are committed to heavy infrastructure, before taking care of your personal needs, the venture appears risky.

      @@EssentialMountainHomesteading To me, Drive is a street name, not a subdivision name. In my suggestion, I was trying to keep it simple and easy to remember while including part of your YT name in it and since the lots are 5 acres. That part of the name seemed logical. In your video, the land seemed pretty flat with a little elevation gain, but not a mountain. If you want it to include most of your YT name, go for it, it's your project. How about Homesteading Acres? The complete last word of your YT name, but still simple and easy to remember. Rule #1 in advertising (which you are and will be doing) is Simple Sells! Think of all the popular, effective advertising slogans. They are all short and easy to remember. Coke it it, Where's the beef, Just do it, etc......you get it. Also, it seems some people in the area have a negative view of subdivisions and I think any name with the word "Homesteading" in it helps to soften that stigma. Just keep it simple! Just my 2 cents. :)

    Josh, I just ended a 6 year legal battle with a HOA and CSD. Please, do not do a community septic system. Let everyone do their own septic system even if it's an engineered system. Never listen to Attorney's, they are all a bunch of incompetent liars. Read the local laws and ordnances to understand them. Write your own CC&R's and keep it to a minimum. All you really need in your CC&R's is road maintenance and nothing more. Keep it simple my friend.

    Cottonwood Point would connect the subdivison to it's close location to Sandpoint. Cottonwood Lane could be the main road through. Cottonwood Drive, Cottonwood Place, Cottonwood Circle, Big Sandy Point, Little Sandy Point, Sandpoint Landing

    Ten acres tracks would give the possible new buyer that since of-freedom, just a suggestion. Maybe not building just yet let a new owner build there own ? I know I could never find a house the way I wanted it ( still looking) hard to build a house that everyone would like to own ( my opinion) but I know I don’t own it so hope you are able to make it all work .     I would use as much of that wood as possible for Swedish/Norwegian style fencing. Even if its short lived to split lots and roads.

    Hi, the adventure begins.
    That wood has so many uses even tho nobody wants to buy it.
    I've read many great suggestions below.
    I don't know your skill set but some of that wood is good for making furniture.
    All are good for temporary projects.
    You sure will appreciate some woodchips within the first year. Bag some to sell.
    Burning it just to make it disappear should not be an option.
    Maybe not the job you really were looking for.
    Such a big task to subdivise your 40 acres. I can feel a sens of rush into this direction. I would suggest to take it slowly.
    Homesteading? Are you sure you can have the animals you want on 5 acres? In my area there needs to be a minimum of 10 acres (needs to be bigger if your house is on it) if someone wants a cow on that property.

    I would think the cost of putting in utilities would be huge..Would they let u subdivide it into 4 10 acre lots and just sell them individually?

      Utilities are not bad, we could spilt just about any way we want as long as the lots are no smaller then 5 acers.

    So basically you're looking for people to pay off the land and make you a profit... But since you don't have the funds to pay off the land by yourself I would be very concerned about shared septic, road and fire maintenance.... Especially since you the developer plan to sell and move... Doesn't appear to be a wise investment... Looks like someone out to take the funds and leave... Is there an escrow account for the shared septic maintenance, fire prevention and road maintenance... If so how much is in that account??? How can people be assured they won't be abandoned ??? Legally assured not just hot air???

    You have the makings of a great mushroom farm with that pile of logs...or you could use them in a permaculture system I believe they call hugoculture to create a little topography and privacy while having great planting mounds.

    I feel for ya. Im a GC also. I was putting together a team for the first sub division in Eagle mountain out of Salt lake in the early 90s. Had a civil engineer, model homes (Brochures) and realtors and designing the subdivision and all the rules with it caused our investors to run off..lol. Im glad I didnt follow thru with it. Its a good size place now 24 yrs later.

      @@EssentialMountainHomesteading Survey measurements wrong for the Plat drawings, perk test soils test issues on where we could run utility lines. Unincorporated at the time so Utah county dragging their feet on timelines. Investors arguing over what style homes they wanted in there and the pricing. I think a bigger company Ivory homes was wanting to grab the deal so it seemed odder as time went on. Then it was discovered one of the investors was a NEW recruited cocaine addict so we spent time getting him out of the deal. weeks turned into months and it fell apart. Hopefully Idaho is better to deal with.

      Open space was a new thing back then for subdivisions too. I thought its a good idea so the kids can have a place to play but others didnt want to give up the space for homes were more lucrative.

    I would not use the word cottonwood it's associated with water and that would be a negative reminder water is great to drink but not so good to live around

    Whoa! What happened to your mountain property you bought originally, with the lake/pond? Interesting change of events. Hey fire wood is fire wood, hope people take advantage, that's a ton of work done already! We burned cotton wood, just add creosote log to the burn every week... burns hot, long...(in the right stove) ashy, but free... can't beat that.
    Looking forward to the next ones. Been out of town in Denver for birth of new niece... catching up. Smiles and blessings Essential Mountain family.

    North of Sandpoint.. perhaps go with a Scottish highlands theme. You do have Selkirk Lodge at the local ski resort, so not without precedent. But then its flat, name the streets after your family members, and give the development your last name.. unless you have a really unfortunate last name.. then yeah.. dunno
