Why are some TINY HOMES more EXPENSIVE than others?!

  • This week Tiny House builder and expert Daniel Ott will be breaking down why some tiny homes cost more than others. Many people think that you can build a tiny home for $30k and that it will be suitable for full time living.
    While this is possible in some cases (as we see has been done by some other tiny house owners on some of the popular youtube channels) in Canada it is nearly impossible to do so and be able to legally live in year round.
    Dan will discuss what makes well built, legal and winter-proof tiny homes cost what they do and discuss some options to potentially build a tiny home on a smaller budget.

    This is the best explanation of Tiny Home building costs I've seen.
    So many people have yet to grasp the concept of "You get what you pay for".
    Thanks for doing this video.
    We live in a mobile home that I've spent 20 years maintaining and I've learned so much after replacing floors and plumbing, etc.
    If we were 40 years younger we'd probably go for a tiny home, although we lived aboard our 32 foot sailboat for several years, so we've done small space living, and enjoyed it.

    This is crazy. These tiny homes started to help assist those ppl who couldn’t afford a regular home. We have all the supplies here in Canada to build these homes. It makes no sense getting a tiny home. Each time the poor try to get ahead, the wealthy comes in and ruin it. Thanks, I guess renting will be it.

      I am sorry that you feel this way. Please note that we are not rich, nor are we trying to ruin this. The costs of materials in the last year alone have forced us to increase our pricing by almost 25% to compensate. This does not translate to more money in our pocket, just more out of yours.

      How does other people having homes ruin it? You can have a tiny home to your specifications. People spending the money they have “ruining it”, like me, are the ones fighting for the rights of the poor to have tiny homes.

    It costs average 160k for just a lined tiny home. And over 220k for a completed full build in nz. Kitsets for full homes are cheaper, even if u hire labour to put kitset up.

    Ontario is the only province that does this building code stuff, unless you live in Jasper or Lake Louise. Maybe the government should pay for our houses if they keep bugging people.

    Thanks for the great video!
    I have a few questions if I may...
    Are your Tiny Homes only available in the Toronto area?
    Any chance you have a Factory out West, like say BC? Even better, Kelowna BC?
    Or, if a person from Kelowna wanted 1 of your Tiny Homes, can it be shipped out via Flat Deck?
    IF that is a plausible possibility, any idea what the Estimated Cost(s) would be for the transport?
    Or, if the Cost is Ridiculously Outrageous, do you by chance Have Anyone or Know of Anyone or a Company whom you could Highly Recommend in the BC area, for the purpose of having a Tiny Home built?
    Also, what is the Largest Size in Square Footage that a Tiny Home can be Built?
    Then, due to Health reasons, can a Tiny Home be built in a Rancher Style where it's just 1 Level?
    Exterior Stairs to gain Access Inside are all good, but to Climb Up a Ladder type thing to get into a Loft etc - I'd probably Kill myself Trying to Climb Back Down, lol!
    Oh, and my absolute Most Important Question is this...
    Are Tiny Homes permitted to be set up in MHP's??
    Well, I think that's all I have to ask for now!?

      Hi, KP. The largest unit we build is 11x45, which is 495 square feet. This is a one level home with 2 main level bedrooms. Interestingly enough, we are developing this model specifically for MHPs ;)
      It will cost about $7,500 to transport to you, which is not a problem. to put that into perspective, it costs about $2,000 when all is said and done just to ship it a few hours away from us. The majority of the work is getting it on the trailer and getting it back off the trailer, setting it all up for transport, etc.

      Yes, this is the hardest thing to figure out. The easiest thing is to create a building code compliant home to start with, and it will open a lot more options to placing your tiny home legally.

      Our average small home is about $200,000 for a 400 SF one bedroom.

    I have land in Brenham, Tx. I would love to have this model. However, I feel that that the cost would be out of my range even with a 50k down payment.

    What is the price range…u spoke about everything but the price

      We don't like to put price ranges in the videos, because videos are for ever, but pricing is not. In the last 12 months alone, we've seen a 30% increase in costs. That a fast way to outdate the pricing mentioned.
      Right now, our average tiny home is $150,000.

      @@UpSizeDown there has been an increase in building costs due to the pandemic and scarcity of materials. If one is not in a rush, would it be advisable to wait to build a tiny home since the costs should decrease as the world starts to open back up?

      @@ahw331 actually, we have clients thinking the other way around. We have no idea what the future will bring, and it might be advisable to build now before the materials shortages and costs get even worse. It is expected that this will get consistently worse for the next 3 years or more. And then, even when pricing settles down, it will most likely never go back to where it was before.

    So why would i buy such a small house if it isn't any cheaper? So now, even tiny homes aren't even affordable. Real Estate in Ontario is no longer a reality. Someone is making a shit load of money. Realtors. Since when does Ont have a 2x6 code on a single story?

      Mark, the truth of the matter is that material prices have increased significantly in the last year. Each house does not have a lot of profit put into it, but enough that it makes it worthwhile for me to build it. Look at it this way, the average regular home in the GTA is now over $1M, so a really nice tiny home for $200k is still much more reasonable.
      As for the 2x6, it isn't technically code. We require R22 insulation, and then an additional R5 foam wrap on the outside. I can achieve the R22 with 3.5" of spray foam, but I prefer to use 2x6 in order to put my water lines in the last 2" of the stud to prevent freezing.

    Tiny homes will be taken over by those who can exist without them. Communal living is affordable. But we are on a path to divide ourselves. I play Tiny House in my back yard. I pay as I go.

      We're located in the GTA, where the average house price is $600-700,000, so this is where living tiny makes sense.

      @@UpSizeDown I'm building a tiny house community in Grunthal Manitoba, land is probably one of the cheapest places in Canada I would think and to buy 20 acres with a house is still $300,000... you might find 20 acres just land 40 min from any real town will still cost you over 100 grand with no utilities or good internet for that area... and lot's in any small town are around 60-100

      Anywhere in South western Ontario, average house price is $500,000-$800,000. Just a .5 acre is upwards $200,000-$300,000.

    I am a tiny home fan, but they are over priced and the builders know it! It's called taking advantage of the public and they public's ignorance as to what is involved in building a tiny home. The entire purpose was to create a most cost effective form of living. When these homes cost over $200K, I can build/buy a foundation home for that cost in the South. Why would I pay that kind of money for a home on wheels, especially since there is a fight as to where they can be parked, legally. You can't just put them anywhere, and the cost of land rental can run from $500-$800, and may include some utilities. Put that on top of the cost of the loan (approx $900+/mo) then you've got the cost of a regular home, and a spacious one at that (based on econ in NC, SC, GA, FL). It's gotta make sense, and making super expensive tiny homes @$300+/sq ft does not make sense!

      Thanks for your comments, @gloriawilliams1580 . It gives me a chance to respond to them the best I can. You have to understand first and foremost that we are in this industry at all because we have personally lived beyond our means and want to provide as affordable a solution as possible. We have not gotten rich off of this venture at all, far from it. We have built many homes with no profit whatsoever, and even several that cost us more to build than the client actually paid us. The fact of the matter is that the cost of everything has increased over the years. Sure, a DIYer can get used materials for one home, and if you're not getting a permit you can get away with not putting in some items. But once we are building to the building code and getting inspected and building more than one, we need to use new materials and put all the right stuff in, which costs more money than most people think. Talking about $/SF only works when comparing a 2500 SF two storey home to another 2500 SF two storey home. Once you go smaller, or you go to a bungalow, everything changes. Regardless of the size of a home, you still need an electrical, gas, and sewer service run from either the road or the main house on the property. Going off grid costs even more. Regardless of size, you still need a heating system that passes HVAC engineering (wood stove isn't enough), and they don't make smaller cheaper systems than that which works for a 1500 SF house, so your $/SF for your heating system alone for a 500 SF tiny home is 3x the price of the 1500 SF home. (i.e. $10,000 / 1500 SF = $6.66/SF vs. $10,000 / 500 SF $20/SF). And that's just heating. The same goes for appliances, plumbing fixtures, etc. You still buy the same price appliances and plumbing fixtures, but you're spreading the cost over a much smaller footprint, so your $/SF skyrockets. It's not a fair comparison. Unfortunately, yes, a tiny home today costs more (whether full cost of loan / mo. cost) than my first house did, but that's economics and inflation at work. If you compare to the average of $800,000 for a regular home in southern Ontario where we are, you're still coming out ahead, and you're getting something brand new and something that reflects who you are, not the person you bought it from. Hope that helps!

    I'm sorry but I just don't believe it. Per square footage should be the same as a site built home of the sane quality. I think it's just an excuse to charge more for something trendy that should cost less.

      As a person that lives in a trailer 6 months a year smaller items are way more expensive. I have a portable washer and dryer that are TINY and it was $1200

      Per square footage is not a good way to estimate cost... I could frame up a 2x4 square box for dirt cheap, but the quality isn't there and banks won't loan for something not approved... having spray foam insulation and quality materials and having it built correctly and to code costs money, yet its still a cheaper alternative and a neat way to live. Its not for everyone, but its valued to the right people.

      Unfortunately, while the monthly payments are less if you are able to get a mortgage, you still have to have a downpayment. There is no way to own something without a downpayment. And then add to that the fact that financial institutions don't like to lend on tiny homes, you almost need more cash down to buy a tiny home than you do a regular home. But again, your monthly payments are much less afterwards.
