- Join me on a mini tour of the old derelict farmers cottage nestled in 50 acres of conifer forest which was planted around 25 years ago.
*Edit - We plan to diversify the forest in time, introducing native species as the forest either naturally thins out or we take down small sections ourselves.
I show you the NO DIG garden that I have created from scratch and the inside of the house and our plans when we start to renovate. And I also talk you through my first weeks living in the tiny caravan on my own off grid.

Congratulations ! We are in bc Canada and did the same thing ! We have 100 acres on the side of a mountain that was never developed and purchased a crawler loader and started by building a road and moved an old mobile home on the property. We now in our 70’s and are building our house this year. Trust God for everything and he will provide and don’t forget to ask Him and give thanks. Good for you and good luck!

One of our best buys was a shredder for branches, our land is clay on a hillside, so we’ve done terraces and the shredded prunings really improve the soil, keep weeds down and generate insects that break down the mulching we regularly put down. We feed the birds too, but also have wrens that love finding their own food.
There is not a museum in the world that can surround you in that much beauty.
It has me dreaming of seeing it in the summer when everything has leafed out and its green and lush.

We replaced the gypsum plaster walls in our stone cottage with lime and it made a huge difference to the damp control. Likewise, we removed the hideous tongue and groove floor covering to expose the original tiles which also allowed it to breathe much better.
Otherwise, make sure the drains take the rainwater well away and run the log burner in winter. The cottage will be much easier to keep warm once everything dries out and doesn't conduct heat so well
Building surveyor here, I’ve done a very similar thing, restored a cottage in Co Wexford Ireland where my parents are from. The small side room to the house is fairly normal and used for fuel storage or indeed going back for livestock that needed looking after. With regards priorities getting the building weathertight is the first thing to save further damage. Looks like you will have plenty of firewood for a few years!

It is or can be - but working and living on the land is also hard and a non stop work at times. If you are isolated it comes down to many practical problems to solve daily, just to live, such as mending water supplies or numerous other things. Many people have a misty eyed vision of being 'off grid' but it is not all butterflies and admiring the view, it is a non stop slog at times, which is sure more rewarding than an insurance office - but it has it's own numerous stresses and pressures definitely. Being in the wild does not suddenly solve all your mind and life struggles.

Hello Eva and David. Have you thought about driving a well point to draw fresh water from? After driving the well point down to the water table, install a check valve to prevent losing the priming for an electric well pump. To get power to the house, and well pump, install a solar panel array, and a wind turbine. It’s better to have both of those array’s, instead of just the one array. You’re going to have those days, where it’s just sunshine and no wind, and then you’ll have other days that’s cloudy or raining, but you’ll have the winds to operate the turbine to generate power to run those amenities that require power. You could even install solar collectors pointing to the South to provide hot water for cooking, cleaning, bathing, and anything else you need hot water for. That 1,000L tank could be used for collecting rain water, to water the garden with ( depending on how much rain you get). If needed, you could install two of those tanks, depending on how big of a garden you planted. Or even building a greenhouse to keep growing year round. Do it in baby steps, as your budget allows you to. Focus on the essential things first; roof, windows, doors, heat, water, plumbing, power, insulation. I’m not sure how cold it gets in Ireland. But I’d focus on the essentials that I mentioned above first. Good luck to you both. I can’t wait to see the progress as you go along.

I can see you need a tractor. Even if it’s not a new one. A grapple that can pick up large loads of brush I see is needed along with a nice chipper to help turn all that brush into compost. After the trees come down the weeds will come on before you know it. The more implements you get with the tractor the more and faster you can do your work. Good luck to you and David. Firstly welcome to Ireland because of our wet windy climate your garden and veggies would be greatly helped by a disused small 40 ft polytunnel it will need to have a strong frame look on Done Deal walls can be drilled then injected with a solution creating a damp proof barrier holes best drilled 6 inches to 10 inches above outer soil levels please try to obtain the history of the house it may surprise you all keep safe.

What a lovely house! A good roaring fire keeps the damp at bay. That plantation timber should provide a nice side income. I do a bit of logging with horses over here in Ontario, and the red pine utility pole/fence post market is good here. Gradual thinning as time goes by will allow space for replanting more native species once the coniferous are removed. Best of luck with your project.
Hello from Florida, U.S.! I love your place and I can't wait to see how it progresses. I've seen other people restore these 100+ year old abandoned buildings in various locations, and while it's not easy, it always turns out to be a very nice place to live. You've made quite a lot of progress, and your garden is looking very good! I was just thinking you would probably need a greenhouse, and there you go! I know you're excited to get into the house, but glad you're taking your time an doing it correctly. I did see some mold on the inside of the home, so please take care of that before you move in.
It's good to hear you talking about the use of lime and breathability. That is the most critical consideration in a house like this.
This is the dream of so many people but to me it looks best as a dream. Give me my convenient, warm, low maintenance suburban box any day of the week. It gives me easy access to shops, doctor, dentist, cinema, restaurants, friends, railway station, airports and anything else you care to mention. Plus the weather is a whole lot better than Donegal. I can go into the countryside whenever I want. Donegal is great when it stops raining so go for a nice holiday. Otherwise, nah

You could have the rhodadedron wood put through a wood chipper and have a huge piles of wood chips/mulch to use in a year or so to help with landscaping and weed control.

I don't know what it's like in Ireland but in the Pacific Northwest of USA there is a lot of good mushroom growth on Sycamore trees after a rain. You may find that the forest is a valuable resource for wild foods.

Seems like a large poly tunnel, raised garden beds so you don't have to be on your hands and knees while you are gardening will be the way to go. Assuming you can figure out how to make sure the poly tunnel does get blown away from the strong winds that is.

I suspect that once you are settled you may choose to do a fair bit yourself. There are some fantastic videos of people doing it for themselves. I am in my 70s, female and still picking up my hammer. Best of luck to you. Smaller houses are the best.

Thank you for sharing. The start of a serious life in a frivolous age in a place of deep roots and culture. Do you know WB Yeats’s Poem “The Lake Isle of Inishfree”? No? A kindred spirit…have a read..And for a practical suggestion? Start the task of amassing firewood NOW choosing trees carefully to fell for burning. It’s a two year lead in drying out so you’d better get started; your woodland is your comfort and your security blanket all in one. And choose your stove with great care. I live in a forest of sorts with a good log store and a good stove: when you’re warm, dry and with a hot dinner nothing else seems too hard! Best wishes.

Where did the people who lived there originally get their water? And, what were the little rooms on the sides of these houses used for when those were first built? Keeping the deer (and bears, groundhogs, rabbits) out of the garden is an ongoing battle where I live, too. Looking forward to seeing more of your journey on video.
My mother was brought up in something similar in the mountains in southern Ireland. No water, no electricity. When we visited we were given a bucket to go get water from a spring before we could have a cup of tea. There must be a water source nearby or they couldn't have lived there. Also the little building was called a dairy. It was where the milk sat fresh from the cow, warm and frothy, butter etc was made there. It was cooler in there. Hope that helps.

if the door into the side room proves structurally impossible, perhaps adding a back hallway with a door into the room where the window is now? My home is 265 years old and we have had to have a very imaginative builder to add all the mod cons and still have an antique home (including getting rid of some 90 year old "improvements")

Hi there best of luck going forward I can't wait to see it all progress, and that green house once its been put up then I've heard of people wrapping them up in shrink wrap as opposed to glass, it's just a lot cheaper and safer too
Window size. As well as the great reasons you gave for small windows, only on the south (warmer) side, you need to remember that the average farmer spends his day out of the house, in fact, many old farmers feel insulted if you look for them at the house during the day. Anyway, after a day, potentially from dawn to dusk spent outside, you don't need to look at the view. And if you did, it'd be dark by then with little or nothing to see.

Nice, the summer of 1974 and 1975 the three of us stayed in a 21ft trailer. We had to go to the creek with 5 gallon pickle buckets. So, brings back a lot of memories.

A thought on the donated greenhouse, erect it next to the potential potting shed….
There’s a number of reasons why, 1)you could fix part of the frame to the building as well as to the ground
2) the green house will transfer a small amount of heat to the wall of the potting shed, you could create a small opening between them both also for heat transfer.
3) the greenhouse will basically become a small nursery for plants before moving to the poly tunnel.
4)you could create a small guttering system around both structures to collect rain water, which will save time and money and probably give you as much water as you need for those two areas….
Hi Shaun, those are great points and we are now planning on putting it there actually. Mainly because the ground is solid and up on the garden land would require a lot of digging and prep work. It will make sense to be close to the shed. Thanks for commenting and watching! 😊

Absolutely beautiful house! So much potential. Prepare yourselves for a long project and try not kill each other before you are done LOL. Just keep marching to complete this and not let the setbacks get to you guys. I myself would start with a cap on the chimneys so you can heat the house. Then comes the doors and windows. Get the house dried in so you can work on the inside when it rains. Remodeling can actually take more time than building new. Don't give up what ever you do. Keep posting videos the money will come. The more you post the more people will follow. Make videos of everything you do. There are people that will have great advice and there will be idiots just wade through the comment's . Good luck this is going to be worth following.

That land looks very beautiful.
something you need to get rid of all the branches is what we here in the states call a "chipper". Petrol powered machine that takes trees as big as your waist and makes them into little pieces sawdust too. But you put branches in and they come out in little chips. That you can use as mulch or put in compost piles and use it for soil later. that would help you sooo much. better then having truck load after truck load hauled out of there and costing you a fortune.
If they are a fan of Dowding woodchips will be on their radar, but chippers are not cheap. Hiring one (or borrowing from a friend...... or even buying and sharing one between a few of you) could be the way forward. You don't actually spend much time using them. A wood splitter is also something to be looking out for as you do Not want to cut and split your own if you cook and heat with wood alone!
One thing to realise is that a pile of woodchips will turn into a pile of soil with a wood chip top fairly quickly.

The fitting of a macerator would allow an en suite upstairs if space could be found . They are not cheap but require minimal pipework to operate and ideal for limited space situations.

Fantastic piece of land, and yes, my Wife and I agree that heart ❤️ above the door would have grabbed us too. We have the occasional Rhododendron here in central Georgia (US)....usually as an ornamental specimen but they don't love our summer heat. Up in the Appalachian Mountains that start in North Georgia; (and extend to Maine) Rhododendron and Mountain Laurel are everywhere. Y'all definitely needed to clear those out.....very dense and overgrown.... and what a view 🤗.

Well Done Congratulation you have perches House and woodland its take time but you are doing well take your time and no russ for any thing. first time i see your channel . keep on.
Strip the walls back to the stone , put in at least 6” Kingspan insulation , put in a big log burner , on with a big flat top so you can cook on it , then you will be cosy , if the trees are mature I would go for clear felling at leat half of it and replant with hardwoods , good luck .

Amazing. Re the deer, have you thought about getting a licenced shooter in to thin them out? Deer fencing can be an expensive exercise and not always effective.
