    We live in our rv full time, and honestly that looks like a great campground. Most places spend a bunch of money putting in brand new amenities, therefore wanting to charge more, and it's not worth it as a camper. I dont care if im shitting on a new toilet as long as what I'm shitting on is clean. I like your ideas of trying to expand what you have to offer, as in trying to find other streams of income rather than upgrading amenities to charge more. I would love it if there were more campgrounds that offer simple overnight parking. We boondock a lot, and I'd rather stay in a parking lot at a campground for a small fee rather than a truck stop. I dont necessarily need electric or water, if I can shower in the morning and do laundry, I'd be a happy camper.
    Also more and more campsites are turning to a store where people text or use an app to ask for products, and they deliver it to your site. That way you don't have to keep someone at the desk, they can be in their camper until someone needs them, and I dont mind paying an extra percentage to get it delivered to my site. We don't have a car other than our rv, so if you stock the basics, like water, milk, sugar, bread, etc. That would be better than not having anything. Ice and firewood are good money makers too. Basically I would focus on lowering operating costs and trying to find other ways to make money on the property other than raising nightly/weekly/seasonal site fees. We try to stay around $30 a night, and will pass up a campground no matter the amenities if it's more expensive. So having a cheap option of parking in a parking lot or just electric would greatly increase our chance of staying.

      Very good point. I have the similar idea and demand. I am also thinking of one step further to reduce the cost. We may use online reservation, online check in, online unlock the power/water/sewer all happen on a phone. In this case, there is no need for someone to stay in the registration office and get paid. Well, our camper pay him/her actually. If everything is done on phone, one more labor cost will be reduced. Or, the same person who used to stay in the office can now devlier mile or fire log to your site, right? Let me know what you think this idea.

    I mean it's pretty big campground and congratulations on such a big purchase but myself I like privacy so maybe do some sites in the woods by themselves

    Good luck with the campground Kyle, we have been full time rvers for almost 3 years, I am in the market for buying a campground in Florida at some point as part of our retirement. Can’t wait to see what you do with the campground. Love to hear the numbers on ROI etc. Larry

    You should let someone live above the cabin like maybe a husband and wife team,for free rent she checks people in and out, cleans the cabins, laundry room, him the pool, mow lawns, paint, fix things when needed on call, things would go smoother

    My least favourite part of campgrounds are when the campsites and cabins are way too close together. I hope you keep privacy in mind and don’t go the full KOA route

    Wow! I'm about to build a Campground. This is a nice campground. You had to give over one million dollars for that. Very cool! Best investment ever.

    Hi friend. A campground should have some basic tent sites. Nothing fancy... just a spot in the grass with a firepit that you can make money on.

    very nice. where is the location of this campground? did I miss it?? This is the 3rd video of someone buying a campground and NO ONE gives up the location. What am I missing?
    Anyway....LOTS of Potential. Beautiful, you can make a Winner out of this one. You already have Concrete pads that's 1/2 the job right there.

      Yep that’s how they built them back in the late 70s-80s. Campers were much smaller back then.

    If you've got room for a wedding venue with a catering kitchen You can make good money and rent the cabins out to the wedding parties

      That’s a good idea. However at this point we’ve now run electrical and sewer to every sight. We’ve been busting at the seams.

    @kyleGrimm I thing the camp ground is nice and must say I really like the barn and have a an Idea what if you shore up the floor then take all the tools and etc put them in the basement then fix the stag and put new insulation and sheet rock or ship lap siding on the inside walls and new lights and hardwood flooring in the barn and a couple windows wall off off small section of the barn and put a kitchen in it clean the deck up and then turn it into a really cool indoor/outdoor restaurant/music and talen venu would be so awesome

    Very interesting…..did you pay for all of the infrastructure and hook ups, how about the access road? Did you have to secure that also? What determines how much you charge, by the day, week, etc…..how about hooks ups for the electric cars, can you add that also ?

    You can make it a place for tiny homes. Many tiny home owners looking for a place to call home. There’s a campground in Elizabeth Town, PA that did that.

    Dont eliminate tent camping! Eliminating all staff is terrible idea.

      @@Elizabeth-rq1vi plus having staff on site visible helps to prevent vandalism and inappropriate behavior. An unmanned campground sounds like a terrible idea.

    You need staff on site. There shouldn't be any reason not to. Trust me.

      You also need security. Especially if your not there full time. It's a small campground so you don't need a lot of staff.

      You can make it happen! I bought this entire thing with only 15k out of pocket. Creative financing! Had the seller finance almost the entire purchase. I just spend a lot of time calling properties asking if they will sell and then trying to work create deals. You’ve got this!

    I was thinking this looked like an interesting video, but then this statement is said: "Nothing really of value, obviously besides the equipment. For the people who are local here, don't get any ideas, cause all the keys are locked away. Don't come snooping around, please" (Kyle Grimm, 8:33). This didn't seem to be a joke, because there wasn't a chuckle. I am not sure I would want to camp in an area where there are a bunch of snooping thieves living next door.

      at :39 it says Driftwood Campground rv park, I think in Illinois, dont know why he would not respond, and I didnt hear him say anything in the video about location, only that it was near the Mississippi River.

      We did seller financing with 5% down. It was an incredible deal for us.
