Fantastic series! Do you know when one foundation, pad/raised, is preferred over the other? I'd think raised would be preferred as it is easier to work with positioning of plumbing and electric.

Your joist span the width of your foundation with out support. How is the joist length is calculated, and the sizing with out support?
Hey, Greg, I thought you did a great job explaining this. My wife and I are wanting to build our first home our area is very susceptible to termites and water damage so we were wanting to frame at least the outside walls out of steel, and maybe even the interior walls. What are your thoughts on this, and can it be done with the same method of raising the floor that you used in this video, or would you recommend something different? Thank you!
I'm sure it can, but I would need more information or plans before making suggestions on what might or might not work.
Why do you leave the center as is ? My father made a reinforced concrete floor in there before closing it with the floor.

It might be better to match what the type of foundation you already have, but you could change it to a different type if it will work better.
Hello Mr. Greg. I watch your videos often as I am getting ready to build my own house. A question, please: I am planning to build on 50ft by 60ft with raised floor foundation. I will use 2x8 for the joists on the foundation. What size do I use for the 2x8 to cover the 50ft since the longest is 16 ft (I believe)? Even if I used 2x8x16 three times, it will not fit... And there is the overlap of 4" minimum, etc.
Most designers and engineers use beams located within the maximum span of joist. For example if the maximum distance for 2x8 floor joist is 14 feet then you could span the beams 14 feet apart and make the last section smaller. For 50 feet you could use 3 - 14 foot spans and one 8 foot span.

What do you use as a damp proof course?
Some places around the world don't use them, so I would suggest contacting a local builder in your area for a better suggestion.
If you have this kind of a home, how would you redesign it to be able to have a basement. My house is like this but on a slope so one side is 6.5 feet tall and the other 2ft. I would love to dig out the entire crawl space to turn into a basement. I have posts roughly every 8 feet in both length and width.
I don't have any videos on that, but in reality you would need to raise the house or structurally support it somehow, so that the soil could be removed and replaced with a basement. I did put your video suggestion on my list of videos to be made in the future.

How do you feel about putting an entire house on helical piers? 32’x48’. Piers on 8’ centers. Single story.
If it will hold it, then yes. However, you might need to contact an engineer for more information.
@@gregvancom No concern that they can hold the load with each pier at 70,000 lbs. The concern the house lifters have is Lateral movement. It’s just that none of them have any experience setting an entire house on these piers.
Greg, here's a suggestion: permanent wood foundations!
They might not be the best, but they could save money.
What about plumbing? Water , sewer, gas, electric etc... core drill later?

To create structural footings. They support most of the buildings weight.
With respect, I've not done this before, so I'm trying to understand what happens when you pour the concrete into the forms. Does it ooze out under the form to fill the rest of the trench, thus forming a footing?
Does this stage need inspected before framing
Yes, you will need a floor framing inspection first, then a floor insulation inspection after that. Ask your inspector when they are there to find out when the next inspection is going to be.

With concrete or raised footings.
The vertical boards on the inside wall holding it up flush with outside wall, do you just cut them flush with concrete after concrete sets?
Yes, those are referred to a rim joist and they are even or flush with the outside edge, but can be held back sometimes for shear panel. For example if plywood shear panel is 1/2 inch thick then the outside floor framing can be held back 1/2 inch so that plywood is even with concrete.

Don't those vents get in the way of insulation?
They could, but most of the time the insulation is held back a little or some type of blocking is used to prevent the insulation from blocking the vent.
How would you sleeve for utilities?
Some electrical doesn't require sleeves, but I like to use a larger pipe. If I have a 1 1/2 inch plumbing pipe and I go straight through the footing, then I will use a 2 inch pipe for the sleeve.

The boards between the top of the foundation and bottom of joist.
Where's are the support piers..?
This design does not need them, because of the small width.
So how big a width needs support piers?
