Another great video Susannah! May I ask, it seems like you buy a lot of normal size properties. Do you ever buy big blocks of flats say now you're at scale, and if not why? I'm just weighing up buying lots of individual houses or getting a deposit together for £1m+ block. Many thanks
Hi, good for you! Yes I buy blocks of flats too, but I also mind scaling up and make sure we have the manpower to manage additional properties. So grow your resources to manage the assets at the same time as growing your assets. Good luck!

We used to charge 5% and then the government added VAT. So kind! We sold almost every deal within about 30 seconds, so price was not an issue. Do not undercharge as a deal sourcer - the most common mistake I see.

Hi Mark, so sorry I missed your question please forgive! I often asked my investors for a pro-forma proof of funds - and I also do that with my friends - when there are a good dump of 6 figures in the bank account, for folks who are up and coming and honest, I will give them a screen shot of the bank account. So it is the same with your investors, ask them if one or two would be kind to give you a screenshot in advance. A matter of relationship and trust.

you will need cash for a deposit and also for costs, fees and renovation. There is no secret sauce - but there are work arounds. I regularly borrowed a private mortgage - ie funded by an investor, at 100% of costs, and gave that person security not only on the current house but also some of my other assets. But by that point I had a track record and a good relationship with that investor. So none of your own cash is possible, but there is no buying houses no money, if you want to own the asset immediately.
@@susannahcoleuk so would it be more feasible and sensible to start doing deal sourcing to generate cashflow to build up a deposit? How would you go about doing this?
