    Pune and Bangalore were at same level 20 years back. Today Bangalore has direct flight to America and here we are celebrating flights from Pune to Dubai and Thailand 😂

      ⁠@@ashutosht10 This just an excuse. A good civilian airport and ring road are basic necessities of any major city whether it’s state capital or not. Pune is lacking in both. Pune airport is owned by Airforce and talks of ring road is there since decades.

    Pune PCMC problems are:
    1. Traffic
    2. Roadside illegal vendors blocking roads
    3. Footpaths tresspassed by local goons to build and rent illegal shops
    4. No driving descipline
    5. Air pollution , dust and patholes everywhere
    6. Waterlogged roads
    7. Water shortage
    8. Frequent power cut offs
    Local government body ignoring all these issues. Why shall we buy property at inflated price?

    The infrastructure we get in Pune is Pathetic we are not getting worth of High Taxes we pay... Last week had visited Surat and the Area such as Vesu, Dumdum road has amazing infrastructure 100 times better than Pune 👎. We in Maharashtra are not getting our moneys worth !!! We need to demand better infrastructure from our Local governments.

      Being from Surat, I can say whenever I go there I feel visiting a developed city where taxes don't feel like charity and while coming back to Pune, I feel like coming to Tier 3 city in most of the areas and taxes going as forced charity!

    property buying in any form is too expensive now.. Middle class can't afford it, only option is loan which then bury the person for lifetime in debt and closes door for multiple investment in single lifetime.

    Prices are unrealistic. 😅
    75-90 Lakhs for 500-600 sqft! Affordability is a joke. As a newly married couple needing a "home" who can service a loan of 75 Lakhs with an EMI of 1.1 Lakhs! for 20 years! Who has a collateral or job security or savings at that age group? Is it not financial suicide?

    IT sector मध्ये lay offs होत आहेत, ai, ChatGPT यामुळे अस्थिरता निर्माण झाली आहे , पुढच्या वर्षी जर जॉब राहणार की नाही हा विचार डोक्यात येणार असतील तर ८० लाखांच्या फ्लॅट मध्ये राहून करू काय?
    फक्त राहण्यासाठी EMI भरू?
    ३०% इनकम टैक्स salary वर, नंतर EMI मग स्कूल fees.
    जितके फ्लॅट रेट्स वाढलेत तितक्या हातात पैसा नाही वाढला IT मध्ये.

      Long term career is difficult in IT. 20 yr experience IT person facing issue like no salary hike, replacing with low scale, less job opening, health, work life balance, fear of continuous performance, no value outside of office because he worked so hard that he can't even get time to spend his money.

      6 % down, still 81000 flats... last year 86000 new flats sold. Remember Every year Pune population increase by 3 Lakh. Still 5000 less is concerning.

      But in last 35-40 years Maharashtra govt promoted this much to get pune over there...
      18 operational SEZ are in pune.. We nashik asking for one single SEZ in last 30 years..
      Still we don't get single SEZ.. still you are complaining govt... ..

    Pune real estate prices will not go down atleast in kharadi and near by area like wagholi...supply is not much but demand still high there due to IT and upcoming development of roads and metro trains. Still for many people Pune is best cities due to its environment. Now new bjp allies govt has much focussed on the infra developement and connectivity that again boost those prices. Since last 4 year I waited with the hope of price go down and will make purchase but it never happened and in last have to buy with increased price of 35% and regretted why i didnt bought before 3 years back during Corona when prices were comparatively low

      Also Wagholi in last 2-3 years developed and improved lot and still prices are affordable there. Only concerned is water supply and traffic that will looks like resolve soon as there are already proposed plans for these two problems and govt is quite active in that

    Real Estate market is dependent on civic infrastructure, job security and increased incomes,capital interest rates, attractive taxation provisions and intention of developers to crack a deal... SADLY.. none of these things are happening...

    Any Tier 1 city needs three basic infrastructure:
    1- Ring Roads
    2- Metro Connectivity
    3- Big Airport
    Govt. needs to work parallely on all 3 to ensure city development

    Prices are still high 800 sqft carpet flat with no amenities is costing around 1.3 cr +. Its worthless investment with home loan interests rates above 9+ %.
    Instead go to another sub-tier city.

    Builders are not accepting zoot bolte on TV property plus that property rate are decreasing fast in two teir citys like PCMC,PUNE .
    But fact is that due to huge unsold flat INVENTRY in two tear city's. So punekar don't be hurry wait for 30% decrease. Builders have no options but to give huge discount to get ride of flats inventory.

    Sir, alarming rise in Pune accidents:
    1️⃣ Jan 6: Father & 2 kids killed on Shikrapur-Chakan Rd (truck)
    2️⃣ Dr. Pranali Date (34) fatally hit in Undri (truck)
    3️⃣ Kashinath Gavandi (24) died in Bhau Patil Rd (dumper)
    Stricter heavy vehicle regulation needed urgently.
    Heavy vehicle are allowed 24/7 in the city, all corprater are making money.. 90 % of city roads are not make for such heavy vehicle.. but still its allowed..
    Pune has because most corrupt in Maharashtra.

    Sir, please also share the stats for project launch as well, in order to provide full clarity. If this figure is down compared to last year, sales will also be less. Inventory overhang is probably the right parameter for such pulse check.
    Harsh truth is, worst infra jacks up property prices. Refer Mumbai and gurgaon markets.
    FSI GST is already sorted, I have commented on your original video as well.

    I have one question , I am looking to buy 2 bhk flat, one of the builder in broucher showing total buildup area , and showing 1.35 times of carpet area. But in reality it should be mentioned as total saleable area. Is it kind of some trick to confuse buyers and or fraud. 3

    Most of the projects came up in the last few years are dependent on water tankers owned by ex landlords on which properties are developed.
    These land owners takes the society management under their control and stop the municipal water even if it is available . Thus Most part of society funds goes in their pockets.

    No big companies are opening offices here its either in Hyderabad or Bengaluru . In coming time the existing companies will also follow suite ive seen office spaces getting constructed in kharadi, viman nagar, balewadi, magarpatta and mostly being empty

    Metro cess (1%) is applicable only on new flat sale …. as if only new flat buyers are going to travel by metro … in fact the new flat buyers are buying in areas where there is no metro connectivity… any ways citizens have accepted the exploitation as a norm … pay 30% income tax + 10% cess + 10% surcharge ( ie effectively 37% income tax) with remaining pay almost 10 to 20 % gst on every purchase … spend on school fees and remaining on EMIs … 10 years down the line we are going to witness the new class of urban poor …

      10 yr phle jisne buy Kiye flats unki value aaj 2-3 times b ho gyi ,lekin wo time ab gya , ab saturation point aa gya he. Even after 15 years flats price won't appreciate in Pune It seems,
      But for a family who is going to live there for entire life , then u should buy anyhow for just security n satisfaction.
      But if someone invest same amount in business, n if things workout u can buy Entire building 🏢

    Lot of disadvantage of buying property in Pune.
    No direct international flight. Limited flights due to small airport.
    Only 6 platform at Railway station, so less train connectivity.
    No projection of new IT companies.
    Poor road and domestic water shortage are big problem which never solved.

    Stop buying till you cant buy without loan..stay on rent..instead of emi ,put money to work like in stock market.Build a solid portfolio.Then buy a home with long term profits. Loan emi will slowdown personal growth.

    The infrastructure is very poor in Pune, if we compare to cities like Ahmedabad, Hyderabad, etc. Plus very unplanned construction is going on in all developing areas. There is no restriction by corporation for keeping a specific space for nature and not construction. Plus the roads are of worst condition. Its so sad to see, how beautiful this city used to be earlier. Population is increasing in Pune but the infrastructure is as it is😢
