I've never commented on one of these videos until now. That townhouse is the most horrifically decorated home I've ever seen. It should be an embarrassment to the current owner.
Your Thai fan here. The woodwork mentioned is made out of carved wood and the glittering stuff is the inside of seashells. It depicts some tropical flowers and plants, the animals are Thai cows. 😊
My favorite part was you wanting to close the door quickly because the A/C was on. It’s the genuine consideration for a millionaires electric bill that comes from a proper upbringing for me ☺️
He does a good job trying to sell it, but let's be honest; it's a beautiful house with a lot of tacky design features. Neon peace sign, leather floors(?!), alligator skin walls, and those glass bricks straight out of 1985! This house would need a lot of work for a normal person to live in.
Without looking at comps, unable to say if it is worth $22M but without a doubt, this 7400 sq ft townhome is a masterpiece. There is so much to love but what I love most are the details throughout, the interior design and the backyard outdoor space with the water feature. Thanks for taking us on this tour.
20 ft isn't wide for 22m. Looks dark and that garden is shocking. That fountain is hiding outside noise. Count the Windows, all those mirrors are because of the lack of light. Something is wrong with this place.
I agree with you on the backgarden, superb stuff. But the alligator skin wall and the out of place LEDs kinda set off the mood for me. Great tour, I’m your new fan!!
You have to be young or very fit to live in a 5 story townhouse with no elevator! It is there, but I still wish this house retained more of its original character.
And not pregnant or not have a cast on a leg/foot, or other injury or bad illness at any age. I agree! Whoever lives there made way too many modern and over the top ornamental changes that replaced/ignored the historical features.
Townhouses in NYC have the potential to be so unique, and this one is no exception. So much to love and so much to distinguish this place from other homes!
If you have been diagnosed with the smallest percentage of depression this house is not for you! Ughhh so narrow and so dark. It’s like living in a basement apartment
Americans don't have any idea what a $22M looks like. I felt like it's a tiny luxury home. Come to Italy, Spain, France etc and see what $22M can get you.
I honestly never had the opportunity (yet), to look inside an entire Townhouse in NYC, but this one, OMG, it is much more than I could ever imagined what might be. This place is gorgeous and just amazing! Beautiful...just beautiful.
nice space but the interior design is to much. I'm not saying that the majority of the rooms aren't nice but the way it is put together seems a little chaotic.
This house screams uniqueness, I love the fact that every floor and each room has its own theme and design. It brings life to the property, especially the backyard garden, and I love how the master bedroom is covered in alligator skin. Never thought I would see something like that
Thanks for another great house tour, Erik! It's a gorgeous house. Wood paneling needs to make a comeback! The whole place feels cozy and homey. Loved the bathroom with the green tile bath. One thing I expected and missed was an elevator. For 22 milion in a 5 story house I'd have liked one to be there. For accessibility and to accomodate my general laziness hahaha.
It's nice but they could have made the owner's bathroom bigger by taking up the space equivalent to the 2nd wing of the closet. Bathrooms, kitchens and outdoor spaces have a huge impact on sales.
This is a great house, I viewed it quite a while ago, still has not sold (I think it's $2-3m over, there are great deals in UES at the moment so the price will need to shift to sell, I feel). Finishing is bespoke and very high quality - but expensive to maintain (e.g. the leather floors). One issue is the beautiful but isolated dining room. The pantry to the left has no cooking appliances, so you have to drag the food from the kitchen below, up the stairs and through the sitting room. There's no dumb waiter.
Good point about the kitchen. While obviously a stunning home and a dream to live in, the layout feels a bit disjointed. Maybe because of where utilities are located and issues with the time necessary to obtain permits. I wonder how many of those walls are load-bearing..🪓🪓😅
Great point! Without knowing property records I would assume it’s probably a converted multi-family. Only buildings over 6 stories need an elevator so I imagine was not in the original design I imagine the permits are the biggest issue once again with the elevator. Would take forever and would probably not get you the payout to cover the carrying costs you need to shell out while waiting on approvals.
The townhouse is monumental and palatial. The exterior and interior present modern, yet have classic traditional elements in the design throughout. The woodwork/stonework are elegant with unmatched craftmanship. The 7 fireplaces shown were just brilliant and add that romantic warm feeling that is unique to fireplaces they are EVERYTHING! Favorite spaces are: the basement, primary bedroom owners wing closet and bathroom the glass blocks in the shower were radiant! the 4th floor media room. So many nooks to hide away to unwind and refresh, with posh....Thanks Erik for a tour of imperial lux!!!,,,
This is the most beautiful apartment. I love the way Erik goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million. I realized that the secret to making a million is making better investments.
Credits to *ROCHELLE DUNGCA-SCHREIBER,* she has always had my back all through the process of working and investing. You can glance her name up on the internet and verify her yourself. she has years of financial market experience...
Thanks for the advice. I found her page already. and left her a msg. It won't be a bad Idea to be investing while working. So someone can get the house the dream for!!
I believe the first floor is too claustrophobic for being open concept. Can you try to cram so much and you’re going to have to sacrifice some thing. The wine cellar shelving is all wrong. But Caesars tiled head is beautiful.
Shoutout for the Huel advertisement, I've been having it for over 5 years and I feel great, it saves money, but more importantly is the convenience of knowing that I'm getting everything my body needs without the hassle of having to go grocery shopping, planning and cooking.
Erik, good to see you on RUclips again! And what a beautiful house you're showing. It has a warm, luxurious, relaxing atmosphere. That green-tiled bathtub is terrific. I'd definitely feel right at home there and wouldn't have any hesitation at putting $22 million on the table for a home in the Upper East Side. Thanks for showing it. The townhouse and its lovely woodwork reminds me of The Owlwood Estate in Holmby Hills that you toured in December 2019. Everyone should see that episode: "Touring A Massive $115 Million California MEGA MANSION - Erik Conover"--more than worth the time.
This apartment would be ideal for a large family. There are very dark things that I don't like at all, I'm more into dawn tones, light ones that give life to the home that I am going to do. It has some salvageable things like the bedrooms and their respective bathrooms. In conclusion, that apartment would not be in the plans to invest $22 million dollars and not because it's worth it, but it's a matter of interior design that doesn't go with me. IMHO!
This house reminds me of all of those 70/80’s movie apartments and homes. Whoever had this house designed threw all of their favorite movie rooms into one house
i love watching these types of videos, never ever going to be able to buy or even walk into one, i call it wish watching. do a walk through on my house, a 2-minute video. 140 grand... viral.. lol.
This place smells of old money. The classic feel with modern touches. This place is beautiful. I think my favorite spots are the outdoor spaces. Hard to get in NYC and this one has THREE!
I wasn't a fan of the interior design as you were going through the house, but what really sealed the deal for me was when you mentioned that the master bedroom wall was covered with alligator skin. Truly vile. Still always enjoy your videos though.
Upper East Side like in Gossip Girl ! Btw I'm enthusiastic of this show since having read the books. Plus, any popular show is a guide for a touristic themed tour in a city. That's why a big Thank You Erik for the variety of estate in you channel
I've watched a number of these fancy home tours from Conover and Serhant over the past couple weeks, this is one of my two favorite homes I've seen, definitely my favorite in NYC.
For 22 million, the lack of natural light is a bit surprising. I think this looks more like a bachelor pad because of this. The kitchen is especially dark.
Everything is super-expensive, I can see that. That said, the interior design is extremely tacky and vulgar. Chanel cushions? Picture of Barbie? Floor and walls covered in leather? Fireplace in a closet? I could go on.
God help us....Eric Conover is one of the sexiest men walking New York. The house was nice too. (kidding). The ONLY thing that is wrong with this house is that there is no elevator. People seem to forget that a lot of people take care of their elders, and would love to live in a space like this, but won't because of their older family members that might have limitations . Other than that, it epitomizes that type of townhouse one thinks about when one hears New York's upper east side. Well Done.
WOW. This beats those lookalikes from the other guys because this place has true originality and PERSONALITY!! That dining area is dinoMITE. And that tree in the backyard is to LIVE for. Perfection. Uh but the leather no thanks haha.
I know the location is a justification for the price, but the physical value of this condo is not anywhere near the asking price. Imagine the home you could build for 22 million dollars almost anywhere else.
Honestly one of the few New York apartments I've seen that doesn't seem super over-priced for the size and features; at 700 sq. meters it's actually almost worth that much IMO. Still feels a bit narrow though.
I think it's worth the money. That place is absolutely gorgeous. I like it because there are plenty of places to hide to be away from people for a while.🤣
I like that it's kind of old and an actual lived in house. So many of these house tours feel repetitive, they're just modern glass box houses that were staged in 2022. The dvd's certainly prove this is a lived in house.
Thanks for showing us, every nook and cranny of this place is stunning. I would run through the basement in a gown like I’m being chased by Dracula daily.
You're lucky enough to get a property with an outdoor green space in NYC, then completely cover it with decking and stone to make the outdoor space look like an indoor space. At least they didn't remove the tree. But still, they should have done some kind of landscaping there and made it a nice private green space.
This was a good one I love that master bedroom with the alligator wall paper and floors. I would pay 22 mil for it I liked the overall look of this town home
The significance of the wooden carving shows the sick buffalo in the middle. A sick buffalo is very common in Thailand, and lots of Baht must be given by farang to fix the issue
Those shots of Central Park at the begining are amazing, it shows how big it is, specially the lake. The townhouse has lots of potential, I would turn that beautiful atrium into a kitchen or living room. The rest of the apartment except for the backyard, is tacky and outdated... the use of leather is stupid and unnecessary and the Barbie artwork... I don't know... I full renovation would bring life to it.
I've never commented on one of these videos until now. That townhouse is the most horrifically decorated home I've ever seen. It should be an embarrassment to the current owner.
A lot of cash thrown about w/o any theme or cohesiveness whatsoever. Expensive tackiness. (imho)
I concur
Your Thai fan here.
The woodwork mentioned is made out of carved wood and the glittering stuff is the inside of seashells.
It depicts some tropical flowers and plants, the animals are Thai cows.

Or he didnt liked the outside sound disturbing the video, and as an agent you wouldn't say it is noisy outside.
He does a good job trying to sell it, but let's be honest; it's a beautiful house with a lot of tacky design features. Neon peace sign, leather floors(?!), alligator skin walls, and those glass bricks straight out of 1985! This house would need a lot of work for a normal person to live in.
Theres a lot more tacky people out there than u think, coming from one. The alligator walls had me jaw dropped
Without looking at comps, unable to say if it is worth $22M but without a doubt, this 7400 sq ft townhome is a masterpiece. There is so much to love but what I love most are the details throughout, the interior design and the backyard outdoor space with the water feature. Thanks for taking us on this tour.
glad you enjoyed!
Worth 15 at most
I had the money I would buy it!! Love it!!
@@driddywaters7341 not even lmao
I cap them off at 13
20 ft isn't wide for 22m. Looks dark and that garden is shocking. That fountain is hiding outside noise. Count the Windows, all those mirrors are because of the lack of light. Something is wrong with this place.
5 floors no elevator , that is a huge deal breaker for many people
I completely agree, for 22 million I'd want 25 feet wide. Plus I'd prefer the west side, preferably the West Villag.
Oh no Ronald… are you posting this from your Billionaires Row penthouse?
Dark and dingy right, how this costing $20M...😅🤷🏿♂️
Exactly. Nobody wants to walk all those stairs. That's how Ivanka's mother died, from srairs.
That backyard is everything. I love that the entire space was designed around that tree. Beautiful!
I agree with you on the backgarden, superb stuff.
But the alligator skin wall and the out of place LEDs kinda set off the mood for me.
Great tour, I’m your new fan!!

Ikr if I had the money I would buy it for sure!!
I’m imagining youtuber Cash Jordan touring this house and the funny comments he’d be making 😂
I can’t help thinking this is a billionaires sons house or bachelor pad that recently got in a relationship which would explain the Barbie artwork 😭😂
They print the money so they don't have much idea.
I honestly never had the opportunity (yet), to look inside an entire Townhouse in NYC, but this one, OMG, it is much more than I could ever imagined what might be.
This place is gorgeous and just amazing!
Beautiful...just beautiful.
Most are much nicer.
The pink and purple hues make it a place that belongs to the 90s. Could’ve been such a nice interior.
nice space but the interior design is to much. I'm not saying that the majority of the rooms aren't nice but the way it is put together seems a little chaotic.
Worth it, for sure. A lot of the expensive NYC apartments/condos shown on other video tours have 0 character. This one has lots. I love it.
This house screams uniqueness, I love the fact that every floor and each room has its own theme and design. It brings life to the property, especially the backyard garden, and I love how the master bedroom is covered in alligator skin. Never thought I would see something like that
I wonder how they hide the seams 🤔
Thanks for another great house tour, Erik! It's a gorgeous house. Wood paneling needs to make a comeback! The whole place feels cozy and homey. Loved the bathroom with the green tile bath. To me, it's worth it. I haven't seen a tour that suits my wants and needs like this townhouse has.
It's nice but they could have made the owner's bathroom bigger by taking up the space equivalent to the 2nd wing of the closet. Bathrooms, kitchens and outdoor spaces have a huge impact on sales.
I don't know why so many people are complaining. I like such a flat much more than those appartements in the skyscrapers. Its much more comfortable.
Nice to see Erik on top form, flowing, informative commentary, great enthusiasm and a well planned tour of an amazing property.
This is a great house, I viewed it quite a while ago, still has not sold (I think it's $2-3m over, there are great deals in UES at the moment so the price will need to shift to sell, I feel). @@findahomenyc Also, the greatest sin: 5 floors and no elevator. That's a problem of being 20 ft wide, I think here.

He is back ladies and gentlemen. The king of house tours 👌
Nothing beats that townhouse you toured 5 years ago with the pool on the first floor.. high ceilings and just very big and open spaces
The townhouse is monumental and palatial. The exterior and interior present modern, yet have classic traditional elements in the design throughout. That green tiled tub is beautiful! So are the windows placed inside the closets, fantastic.

Thank you for sharing a beautiful townhouse!
Thanks for helping advertise my home! Hope it sells soon 😀
LOL!
The glass walls... no doubt I'd run into them and break my face. But the apartment itself is beautiful!
Is that major water damage in the basement? Also, is that basement prone to flooding?
Hi Erik, please upload videos regularly.. For me, the way you do your house tour is much better than the other Real Estate vloggers.
I like how he calls that room a chef's kitchen when it doesn't even have a stove
Shoutout for the Huel advertisement, I've been having it for over 5 years and I feel great, it saves money, but more importantly is the convenience of knowing that I'm getting everything my body needs without the hassle of having to go grocery shopping, planning and cooking.
“With mirrors all around so you can get funky” 😂😂
The owners slightly creepy taste in decor is going to make this tough to sell. Its so dark and gloomy, imagine it on a winters afternoon, depressing.
Definitely one of my favorites that you've shown. I like it more than many that are twice the price.
Erik, good to see you on RUclips again! And what a beautiful house you're showing. It has a warm, luxurious, relaxing atmosphere. That green-tiled bathtub is terrific. I don’t know about the house, but your suit is definitely a million dollar suit! Go, Erik!
and of course anytime you leave the original historic elements in a house you’re winning. I love history so the original stonework is so cool
This house reminds me of all of those 70/80’s movie apartments and homes. Whoever had this house designed threw all of their favorite movie rooms into one house
I think the backyard is the coolest part of the entire house. So zen in the middle of a metropolitan city.
This is a dream of a house to live in not only the city it’s in and it’s surrounding but it’s beautiful design and look

Just compromised by the lower ceiling heights in the kitchen on the ground floor…the presenter is tall, but it’s so important to have high ceilings.
I love the dining room with the a frame sunroof and the trees very peaceful
It's worth the $22,000,000 price tag, provided that the furniture comes included.
Erik: "I'm gonna shut this door because we have the AC on"
Also Erik: *Let me leave these double doors open in the dining room open*
This house kinda of horror movie houses😂😂😂😂😂

I'm not really into modern, but something about this house I like. Maybe it's all the wood mixed in.
Would defiantly turn that dining room into a greenhouse
let’s go Erik! i have been waiting for these million dollar nyc apartment tours!!!
You're lucky enough to get a property with an outdoor green space in NYC, then completely cover it with decking and stone to make the outdoor space look like an indoor space. At least they didn't remove the tree. But still, they should have done some kind of landscaping there and made it a nice private green space.
That place is wonderful. Floor 5 is my favorite.
Such a cool place! I love all of the outdoor spaces. Totally worth the price!
I do like it! It’s beautiful and I do like the space. Gorgeous, it has a nice balance of traditional and modern. Love the outdoor space too
Also has towels with embossed initials!
I would pick the first guest room on the 3rd floor I love the balcony!
That townhouse is what I call heaven😮
Very unique designs and cozy vibes. No doubt this is an amazing place to live in!
This was a good one I love that master bedroom with the alligator wall paper and floors. I would pay 22 mil for it I liked the overall look of this town home
Leather Floors. I’m blown away
This house is worth the price!! Damn I would buy it!!
With the woodwork and the exposed older elements I would say it's worth much more than $22 million.
I like the booties, very thoughtful. It is a beautiful property.
This house has an Asian-style interior rather than a Western one. But where are the elevators and parking lots?
The dining room is just unreal
wow thats amazing my favorite parts are the backyard and the media room in the 5th floor
I mean the house is big but In my opinion I think the reason why it’s $22 M is because of its location , it’s New York City!
The significance of the wooden carving shows the sick buffalo in the middle. A sick buffalo is very common in Thailand, and lots of Baht must be given by farang to fix the issue
Yay erik is back looking all handsome 🔥
If I was an NBA player of MLB player in NYC I would most definitely purchase this home... Gorgeous Townhouse
