    I'm working on becoming a hillbilly but I don't have the amount of stuff you have just yet. Heck, I don't have a shop built yet. I'm going to build one just as soon as I finish building my house. Right now I just use tarps to cover my shit in the winter. My wife and I purchased a nice piece of land on a river out in the country that came with an unfinished geodesic dome home that was also a drug house. We got the land for 1/3rd of the value and all the improvements came for free. Now we are finishing the place but when we got it, the roof was leaking so we had to do a good amount of new framing. We're living in an unfinished home but when we are done, it will be worth about 15 times more than we paid for it minus the materials that we've purchased to get it done. We are building it with our own hands and without any hired labor. We are building this home out of pocket and we are debt free.

      @@FollowingKeenan It is. We paid 87k on the day of the bottom of the market. That was sort of an accident but we knew that the bottom was going to happen soon. At current market prices, it would be valued at around 1.5m if it was completed. We plan on taking that money and investing it into building apartments and trailer parks as well as building a double master bedroom home on the Puget Sound in the San Juan Islands. I'm tempted to open a laundromat or purchase a run down one. Then I can build it up and then sell the business but keep the land when I start to travel. I'll keep the trailer park and apartment buildings and hire one guy to do maintenance but not a company because they charge a lot. I have a friend that works for a guy that owns many large apartment complexes and she gave me all the paper work that's needed so that I can be successful. I just have to build them and I plan on building them all debt free. What I'm thinking is that a laundromat will be a nice source of additional income while I'm building the apartment buildings. I could focus on building and my wife could focus on the laundromat every evening. I might be spreading myself to thin but I'll have to tackle that bridge as it swings open. I've got a nice next egg to start and will have even more when I sell my house. I should be good to go just as soon as I finish our house. All my time now is being spent on finishing up this project. I won't start something new till I complete our home.

    Great video, I'm in the permitting for my mat, converting my old carwash. Definitely like the idea of alexa programmed door locks.

      If you a bay carwash I would keep a couple of bays going. Laundromat and a car wash, that's a good mix.

      plus i use those door locks in my petrol stations. they are hit n miss if not engaged. the door still opens when locked.

    Love your videos Keenan! I am a retired locksmith. This video really good, but I would never recommend a mag lock on any exterior doors. If the property that a mag lock is on, loses power, that door is then automatically open!

    Been liking watching your videos and now you’re entering a realm that I rule in. The Adams rite latch lock has its issues and they can be configured to use power to open or power to lock, so depending upon your configurations your mileage may vary. I’m assuming they sold you the big blue box for the power supply, which really wasn’t needed as you can use a plug-in transformer.
    The electric strike is a device they have made for decades and if installed properly will last a very long time. I would say the electric strike is better as it is easier to deal with and you do not have to have a door loop attached to your door which brings the wire into it from the frame. Will outlast the latch lock by a factor of four end it is designed to use the timer holding it in the unlocked position all day, where the latch lock is similar, but never lasts anywhere near as long when it is being dogged open “held open / unlocked all day“.
    Your mention of double doors on another facility brings up magnetic locks as they are much better to deal with and they have no working parts. If you only electrify one side of the door inevitably somebody will unlock the other side and there comes the issues with an unsecured facility. Quite honestly magnetic locks would be the best application all around for all of your facilities, but they are not cheap and they take time to install.

    Keenan make sure you are buying continuous duty locks, if these are medium duty as most of the reasonable priced ones are, that is why they fail. Medium duty locks are not meant to have power all day long which leads to the solenoid failing. A continuous duty electronic mortise set will pay for it self in that you will not be replacing them.

    The fun thing you can say is that electronic locks and card readers are dumb as in they have zero controls beyond is there power or not. The card reader sends the encoded code in it to a computer that checks a master list before sending the power signal to open when an approved card is used.
    When you replace the doors remember to put in door closed switches as you can setup an ardiuo/pi to send you a email when the door is open longer then 5-10 minutes. Very basic setup but easy to find the switches with the hardest part being the writing the code to do a "no signal for X time = send message to email" and having it hooked to the wifi/ethernet to be able to email on its own. You can also use the same switch as a silent alarm at night to know if someone opens the doors after hours.
    Thought that was the point of a dead latch that even if they can get a wire or tool behind the plate the door latch should be dead when the door is closed until the coil is activated in that locks case.

      Seems even tho the latch is suppose to not move they figure a way to jar it. Could also be maybe the doors are junk. Ine of my mats the doors have seen better days.

    ASSA ABLOY very strong Finnish locks, maybe the best in the world .
    Finland also have code writers who have written unbreakable email. They have a word, from WWII when 1,000,000 Rusian troops made the biggest mistake of their short lives. They invaded in Winter, the Finnish men went to ground with rifles, and defeated them, they understood nature, and the 35 different types of snow that falls, they knew about gathering, and shielding.
    And they all went to war, with this one word.......SISU ( translated, it means you never give up).
    Just like there locks, and email.

      Yes, but I never wanted to do the extra work for the relase button. Ones I use now have the push paddle.
      Figured if someone really wants in going to happen.

    Where do you get your new doors at? How much do they run you

      Ebay, I got 32" aluminum frame. I did not get them with a window above. Currently I have windows above doors. Plan is to reuse old windows or have a glass company install a bigger window.
      I paid like 450 or so per door. My local glass company wanted 7500 for two front doors installed. So I decided to do it myself. Should have a video of this show next week.

      @@FollowingKeenan I'm a carpenter and have built three homes by myself from the ground up and currently, I'm building my dream home debt free, with my own hands and no hired labor. I'd like to purchase raw land and build 6-plex or 8-plex two story town home style apartments. As soon as I build one building, I'll rent that out and start the next till my land is filled up. I was also thinking of building a laundromat from the ground up and purchasing a run down trailer park that I could fix up. I like the apartment rental type of business but the coin laundromat business would be a bonus I think. My end goal is to have a business that I don't have to be at so that I can travel the world on a cruising sailboat. I believe that I can do that with the apartments but am not sure about the laundromat. I'm 53 y.o.

      @@FollowingKeenan My wife is a high end cabinet designer, builder, finisher and installer. She is also skilled in electrical. I do everything else.

      Ok, laundromat not a walk away thing. Apartment building you can have someone manage them.
      You could build a apartment building with a main floor laundromat. On a good area high visibility. Tenants could use the laundromat and people off the street. Management company could run it all.
      But apartment building is more what your looking for.
      Laundromat brand new has no customers. So youll need to not only build the building. But build the busiess too. Apartments are easier to get rented.
      Both have head aches.

      @@FollowingKeenan Sorry, I didn't directly answer your question. I don't own any rental property and have never owned a laundromat before. The only business that I've owned was a small contracting business. I was a general contractor for 15 years and now I build for myself. As soon as I finish our personal home, I plan on building a smaller personal home and selling this one as well as building apartment buildings, trailer parks and possibly a laundromat.
