For the more broader audience finding apartment of course includes also buying and not just renting. And then it gets more complicated, since the legislation of owning and managing apartment building is different in different countries. The Finnish system of the special type limited company, Asunto-osakeyhtiö, is always something new to foreigners.

It involves starting from contacting local banks to inquire about possible housing loans, visiting different open houses, talking with real estate agents, and eventually purchasing the desired property. That's something we can talk about in our future videos. Currently, we're still in the process of saving money for our first house and navigating the Finnish system in the process.

The home savers bonus system or ASP system is a system based on the Act on Bonus for Home Savers, which allows for the state to support ASP savers in purchasing their first owner-occupied home. The State Treasury advises banks and home buyers on applying the ASP regulations. An agreement about opening an ASP account is made between the ASP saver and the bank. An ASP account can be opened by a 15-44-year-old person who has not previously owned an apartment. When the ASP saver has saved at least 10 per cent of the purchase price of a home on the ASP account, the bank may grant an ASP loan. The benefits of ASP interest subsidy loans include: - tax-exempt interest and additional interest on savings on the ASP account - a lower interest rate on your loan compared to similar first home loans granted by the bank - state interest subsidy for the first ten years of the loan period - a state guarantee free of charge.
There is also the other side of the coin. How to handle the process renting out your apartment, if you own an apartment and are looking for an tenant. If you understand the situation from both sides and the challenges involved, it becomes more understandable. You might become more understanding of the reasons to collect information of the applicants before they become your tenants. There are companies, agencies, who handle this landlord business for you for a fee. They can absorb some of the risk of having difficult tenants. In any case, it is very useful to be aware of at least the main parts of the legislation governing renting dwellings, apartments and houses. Laki asuinhuoneiston vuokraamisesta (Act on Residential Leases) is essential reading for foreigners or young people, since they might not otherwise be familiar of these rules. There are texts explaining that part of legislation.
