    We bought a brand new house in a gated community 2010. 2 story, 3 bedroom, 3 bathroom for $48,000 USD. Chiang Mai. we put in a full Western kitchen and a attached Thai kitchen. Built a deck on upper level with view of rice field.

    I am not sure I would recommend a bath in Thailand.
    I think it would take too long to fill especially if you want hot water in it.

    Living a 15 minute walk, bike ride, or public transportation commute (door to door) from the city center and life's daily needs would be great. A 15-minutr drive? Not so much; that's pretty far out there, and requires including both the direct and indirect costs of vehicle-based living to provide a fair comparison to higher priced housing in the city.

      For a similar sized house and land plot a 15 minute walk from the city would probably be at least 3 times more expensive I would say.

    The land in CM is a solid ripoff now. If you want to live anywhere near the city you're on a tiny plot packed into housing developments. If I could go back I would recommend looking at other smaller cities in the north and only go to CM for errands once every few months.

    Nice house. Curious about the location to gauge pricing though. You've been in Thailand for a long time and thus from an early age. You should consider making a video telling your story from the days you arrived in Thailand, your struggles and where you are today. I think you've managed to create a nice life for yourself in Thailand, but I'd say it wasn't easy given being a foreigner in Thailand. Congratulations.

    the 100k$ is the price for house and land? So house value alone only around 50k?

      I probably overstated the land value, maybe 40% land 60% house, price was 3.8 million baht

    As I recall you said in a previous video you have a mortgage that you hope to pay off in 7 years. So, the bank owns your house and the final cost will be higher than quoted do you agree? Have you sold your previous house? The house I live in is a lot older and has a large garden with about the same amount of space and accommodation, is rented as stated previously at 3,500 baht per month. I prefer to have money in the bank than tie up my savings in property. My landlord pays for all maintenance and even improvements because he lives in Bangkok. He is happy to have reliable & trustworthy tenants that look after his house as if it were their own.

      Yep, if we don't pay the bank takes it :) We're in the process of selling the other house, hopefully over the next few months it will be sold, the buyer just preparing all the documents. Yeah can't go wrong for 3,500 a month! We rented out this house before we moved in and it rented for 22k which more than covered the mortgage. Yeah I get not wanting to tie up funds, for me I want something that can be passed down, or somewhere where family can live in the future without the burden of rent. Also, we could rent it out when its been paid off and that would be 30% of an income minus some fees. The only reason we're selling out countryside house is it can't be rented for a reasonable return due to location otherwise we'd keep it :)

      @@JonInChiangMai Thanks for the detailed explanation. Yea I agree about the passing on. Although I would want my kids to make there own way in life, no hand downs or hand outs. ( I don't have kids but that would be my take). The loan will be in your wife's name and the house in the banks. What could possibly go wrong! Hopefully all will work out as planned. 😎

      @@JonInChiangMai Who rented the house at 22k per month? I assume a farang who finally came to their senses. Some people have more money than sense and if you can exploit them then fair play. At the distance you are from Chiang Mai central should equate to a much lower price!

    You get a LOT for your money in Thailand. In communist Canada you couldn't even get a 500 sqft. apartment for 100k. I'm hoping to move to Hua Hin next year. Is that central air or are those individual air condition units in each room?

      There seems to be a cut off at around 45yr olds.
      Many younger than that do play & those older don't, maybe because it was never a thing as we were younger.

    You got a very good deal! We bought a slightly larger (350 sqm) two-story house near Bangkok in 2010 for 7.2 million baht. We sold it in 2020 for 9.2 million. It's strange that the property walls are so low, especially between neighbors. The kitchen vent fan is at the proper height. Just add new backsplash tiles to clean up the look. You need to consider adding a few more outlets before tiling the walls.

    Thais are strange some times. Why on earth would they decide to put the fence between neighbors so absurdly low.

    Does this remain true further out of the city or is that the urban rate?

      I think if you go further out of the city land does become a lesser factor in the value.

    Are dishwashers rare for water-use, space, dining out, or other considerations? Interest rates are key to money deployment in every household. Very nice, very interesting.

      I'm not sure, hardly ever see dishwashers unless in a very fancy place, also can be an issue finding the dishwasher tablets to use. Thanks :)

    Now I understand why pool villas are not very cheap, pool costs land area (and maintenance and electricity and it sits there mostly unused).
    Fridge must be an affordable item, judging from lots of Thai real estate videos most look the same, good thing.
    Also, is the height at which the shower is mounted in Thailand suitable for people that are say 5 foot 10 (asking for a friend :^).
    You forgot to brag about the inches of your enormous tv....

    Nice home. Going by some of the comments it seems people aren't taking into account you are a young family. Your requirements and situation is going to be different from what most expats who live here require. A large percentage of us are retired or are older so there isn't always a family to consider. For me if I was to buy it would be cash, I only need two bedrooms and a smaller living area. The more people the bigger the living area you need as well.

    50% is the land value? pretty similar in Australia, land to asset ratio is 50-70% land dominant here, bit lower for brand new houses, and around this value after 10 years and onwards if the structure is maintained. seems like it'll be a bit more difficult to buy reasonably priced land anywhere near a city centre over there, but i guess density is king with developers.

      I'd say maybe 50% land value, actually maybe a bit lower than that. Ah didn't know that about Australia, I can only compare to the UK where the land is very expensive if you can build on it, but if you can't build on it it's not. As you can build anywhere in Thailand it means you can't have a nice garden :)

      Yep, I think Japan is the exception in Asia for foreigners owning land, also in Malaysia you can own but only properties valued over a certain amount.

      Thanks mate :) Yep you can find furnished townhouses in Chiang Mai for rent. Usually houses are furnished in Thailand.

    It is so funny to me that in my city, even during the war, prices are much higher than in Chang Mai .. my apartment costs about 60k and is 30 years old ...
    And like this house will cost about 250 000 or more in a good district..

      @@JonInChiangMai, why should you know what prices are here? But it is really high and before the war, a good 2 bedroom apartment would cost like 70 000 k in a very old house, like 150 years old and in the new one if it is in the center of the city like 130 000 and more!
      We are sea city and that is why prices are so huge in Odesa.
