Takes time for people to buy the houses and demolish lots of neighborhoods are mixed with old houses but there are lots of re constructed houses . They can't change the houses until someone wants to sell ... Also lots of people don't like to sell cause most of the land even with the small houses keeps going up the lot land alone in that area is over a million ..

It's interesting if you look it up on Zolo it gets listed then terminated without being sold. Makes me wonder if there is an issue with price in the neighborhood or other similar houses being at much lower prices. Given the conditions we are in right now I don't think this house is worth the 3.18 they are asking for it. It might go for 2.5 or 2.6. Finding someone who can get financing from a bank on a property like this is a challenge in this market. An average couple making 200K each would not qualify for it I don't think and the average income in Ontario is 41,000 right ow. So, I would have to say pricing is an issue because of current market conditions.
Houses get listed and sold privately all the time. That’s likely what happened. Plus that listing was a few years ago. The house is worth over $4m now based on the prices in the neighbourhood, what’s developing there, and just normal appreciation.

It surely looks awesome. But my concern is - Canada is a very cold country, with this huge panoramic windows and no central heating (I guess) , what heating system is used? If it's by central AC, the bill will be really high..
