    The use of advanced instrumentation and technology for the assessment of MOLD and LEAKS is an essential component of a professional inspection. MOISTURE is what causes MOLD to grow and spread. Therefore it is imperative to identify the source of MOISTURE, HUMIDITY and LEAKS inside a structure, house or business. Such MOISTURE problems may not be visible to the naked eye but can be easily identified by a trained professional using an Infrared (IR) camera coupled with a protimiter (moisture meter).

    So at what percent do you say there is a moisture problem?

      The use of a protimeter must be used with good understanding. The numerical figure shown on the meter when using it in the "probe" mode shows the Wood Moisture Equivalency (WME) measurement that is the theoretical moisture concent (%mc) value that would be attained by a piece of wood in moisture equilibrium with the material under investigation at the point of measurement. As the critical %mc levels of wood are known, WME values may be used directly to establish if the material is in a dry, borderline or damp. When using the device on drywall, it is my opinion that less than 7% is bonedry, 7-15% may reflect ambient humidity effects, and 15-20% WME is a concern or borderline condition that represents the presence of atypical moisture generally due to a leak. This may vary depending on how deep the probe is pushed into a material because if the moisture source is from the other side of the drywall, the side that is exposed or available for testing will typically have a lower reading. Time is a factor as well because materials once soaking wet will dry and their moisture content drops due to evaporation over several hours or days. Additionally, various materials other than wood will have different readings for the same %mc, such as wall panelling, compressed fiber board in cabinets, pine moldings, or oak and mahogany flooring.
