I think for the investing part right, we really need to emphasise on exit strategy. This shoebox unit are easy to rent out, it's very hard to let go. Not everybody would want to live in a shoebox unit forever. Then, you'll need to sell to another investor, another investor until AJM.

The only service apartment that can have all the crazy design idea and I love it so much as a first time visitor, but as an owner, I would be curious about the maintenance cost / sqft, I doubt if the residence got enough money to pay for all the faulty LED lightings in the long run, the water features, the electricity bills at the common properties... 5 years later, all the colorful furniture will downgrade into Pelita's furnitures (cheap yet robust), fancy water features and air conditioning will be switched off due to high electricity bills. I hope I'm wrong, but U see most condos are having these problems. Unless... you get high return in rental, it is still too early to judge based on the pandemic situation anyway.
I think the people that scoff at this development in the comments probably missed the point of this development. It is meant for renters (short term and long term) and is banking on the whole of Metropolis KL megaplan that houses one of the biggest exhibitions center in KL that is booked 2 years in advance with events (although due to covid this might differ). it is not meant to be a residential unit for you to stay long term, it is sort of a serviced residence / hotel development that is meant for expatriates, foreigners, people on vacation and young city urban yuppies couples that needs a decent sized swanky apartments in the city (edit: see their duplex units 800 sqft onwards) before they have a fam and move to other more "practical" developments. In fact if u look at their unit sizes 800 sqft onwards they are priced quite affordably in the market that doesnt make u feel like u live in a shoebox, though the decoration is a bit out there, do not dismiss the units that are priced affordably and is a gem in the market (compare to icon in dutamas, hartamas regency is also affordably priced but its 15 years + condo). yes the art deco style is out there, but it's meant to be that french art deco + contemporary design that is meant to attract expatriates and ppl who come there for holidays in KL or is visiting kl for the exhibition center. Not to mention, this place will have train accessibility in the future under the KL Metropolis megaplan and is only 5 mins away from publika and the posh expariate neighbourhood of Mont Kiara, its not meant for makcik bawangs and ah pa to live here.

Really dislike the gaudy interior here. Agree with you that it’s a short term stay location, rather than own stay. Don’t think I can live with this every day. That said, if the auction prices drop any further, it will end up being a good buy if you can secure at 700-800 psf.
Outer facade design is modern while the design in lobby, common areas etc. seems a bit old school and contrasting, not in a good way. Was hoping to see more modern looking interiors and tech usage. Plus the unit wasn't really anything to write about. I think they have over done stuff with focus more on design rather than practicality and usage which is good for long run.
1. Separation between the toilet and the bathroom like in the video, it is pretty common in Japanese houses. I can see the benefits and disadvantages of it. Although nowadays many Japanese properties tend to have toilet and bathroom together in one set. 2. The exterior of the building has successfully make one of the most fanciest residential building in Kuala Lumpur, without all those white stripes, it will looked like typical Hong Kong style of high rise apartment in outskirts of Hong Kong. Honestly I really like the exterior treatment of the facade. 3. DInstagram/Douyin-ish, however the interest only last for one minute or two, it gets super boring and tired in the long time. Definitely not a own stay. But it is fun to organize stay over with friends here I guess (especially if there are events/convention happening around the city Anyway nice video as always Sean, hope to see more videos soon, cheers!
Good job with the video, but I do not like the floor plan on the unit. It doesn't make sense to put the air conditioning unit right behind the shower. The bathroom sink is open and visible from the living room which doesn't make sense at all.
If most units are used for short term stay of tourists in arte and most tenants wouldnt want the visitors walk around the corridor and party till late at night, which project around dutamas you think long term tenants will choose to stay?
Sean can you do an analysis on how does the different types of property (bungalow/houses/condos/etc) in the same neighborhood (Desa Park City/Mont Kiara/etc) perform relative to each other? I was wondering if a landed house (like Levenue / Adora) outperforms condos in price appreciation over time? Another one would be how different neighborhoods' housing prices performed over time? Like Mont Kiara east vs. Mont Kiara near Arcoris. Much tks!

Good concept for short term rentals, okay, but nowhere near public transport- big minus for the idea. Also I don't see how the door at the shower room will survive past the first 2-3 months of use, but maybe it's just me. You have to get your money in fast with short term rentals before the place deteriorates to a point that I'll become unsightly.

Very impressive design but I think max 5 years JMB will start struggle to main this commercial building. I received a lot calls from agent selling this project 3-4 years ago. RM1k per sqft for super high density project is a big no no for me. If there’s a hotel within a building is even worst if owner want to do airbnb. It’s a never ending price war.
This is a high maintenance building, I have a doubt the management can manage this in long run. I can inmagine after 5-10 years this building will definitely look awful.
This is not suitable for own stay.....maintenance going cost so much, won’t remain 30 cent. Arte project all Auction king in Malaysia. Even with 50% off I won’t touch this project

i knew this project 5 years ago while this project still in marketing/advertising/CGi stage and now finally i get to see it from iherng ....

This is a high maintenance building, I have a doubt the management can manage this in long run. I can inmagine after 5-10 years this building will definitely look awful.
This is not suitable for own stay.....maintenance going cost so much, won’t remain 30 cent. Arte project all Auction king in Malaysia. Even with 50% off I won’t touch this project

too extravagantly overdone(even tho i love artsy fartsy stuff),it doesn't extend into the unit(such a spoiler)...layout inside unit is soooo impractical(its not a tiny hotel room,nor a micro studio) who laaaa go design this(facepalm)...nice to see but not so nice to feel!even an art enthusiast will contemplate owning one!nice review!
