  • Manufactured Homes are a great affordable housing option. This year housing prices have gone crazy and a lot of people are wondering if there are still any affordable options available. I did a deep dive on what is currently available, looking at Boxabl, Shed Homes, Tiny Homes, ADUs and Container homes and one of my favorite options ended up being a manufactured home from Factory Expo Home Centers. In this video I show a brand new manufactured home that is available for under $50,000.00, tell you a bit about the company selling it and the factory who built it.

    I bought a metal shed. Inside not finished. Shed was 7k. I'm doing all the work myself. W/ the help of various plumber and electrician uncles of course. Its gona take about a year doing it on the weekends but ill have a paid for finished home for around 18k when I'm done. (My parents gave me 2 acres beside their home) it's no fancy mansion or expensive triple wide but it's mine and it's nice enuff for a country girl 🙂 learning alot also. Never hav 2 hire a plumber ever again. ✌

    I am living in a 450 sq feet mobile home for retirement, and it is quite sufficient for 1 person. I am very comfortable, and have an excellent electric bill due to the size. There is enough room for me to have a hobby, which is important to me. I had too much stuff when I moved in, and have had to get rid of select items I was not using, and it was totally worth it to have such a comfortable and affordable home.

    $35,900 here in Texas which is crazy when you consider these were around 20k just a few years ago.

      in maine a nice mobile home was like 12grand an a double wide was 30.. but now a double wide is like 140grand. INSANE. and bullshit

    In 2000 I bought a Doublewide 1248 sq.ft. for $42,000.
    The prices have tremendously increased. 🤑🙄🤑

      Me and my wife bought a 16x76ft 3bd 2bth 2011 Sunshine mobile home for $39,000. It was about 50k for hookup skirting delivery plus we had 6 truckloads of dirt to build a pad which was also included in that 50K. This home has textured walls... crown molding and it's in excellent condition. We actually like it a lot more than some of the brand-new 80k Clayton Homes we looked at.

    As a Canadian living near Toronto, the average standard home sells at 800k. I'm trying to convince my wife to buy a small peice of land and getting one of these

    Words can’t explain how much I appreciate this video... I’m 32 years old watching from UK and really want to start saving towards a home. I was beginning to get frustrated because the process seemed so hard. You really broke down for me.

    North Carolina used to be a major mobile home market. I worked at a large bank that had a mobile home finance department. Prices of (site built) homes have gone up over $150,000 per home in the Research Triangle area. This is a long way of asking WILL YOU DO SOME NC stuff? Love your channel.

    Sounds great but the problem with these types of dwellings is where to put them affordably also. Many (if not most) cities and municipalities have ordinances and zoning laws that limit or outright prevent you from buying land and placing one of these on it as a primary dwelling.

      Not a problem if you already own rural land. Here in Texas, I'm looking at two models from Factory Direct that are 800+ and 900+ sq ft and both models have two bedrooms. They are the same price as the Thrifty 1 model in this video but double the size. It will be perfect for my Hill Country home and hunting cabin as well as a sanctuary far from the crowded DFW area.

      @@priestesslucy3299 efficiency apartment.. we call them that in the united states.. its smaller than a 1bdroom apartment.. its for 1 person or even a couple.. but its usually just 2 rooms and a bathroom..kind of like the term "studio" apartment

    It always amazes me how much floor plan is wasted on a Super Large Living Room & then they scrimp on the narrow Bedroom. Being a Bachelor, I'd prefer more room in the Bedroom 4A wall to wall closet system with a central desk & a raised TV cabinet above it. Throw the W/D in an enlarged bath area, with xtra closet space. Add a dinette island parallel to the galley style Kitchen & use the futon couch for just lounging or overnight guests. Entertain outside 9/10 months of the year, EZPZ. Thanx 4 sharing! Ciao:)!

    Buying structure you're going to live in is usually not where the expense is it is in hooking up electricity putting in a septic system, hooking up other utilities to the structure, buying the piece of land to put the structure on. There's so many more things that go into it besides the structure itself it was just the price of the structure we would all be having our own little homes LOL

      If you find land with a old mobile home on it you can trade the mobile home for a new one. The land will already have the septic and electrical to it.

      @@missdesireindependance5194 and you still will have to pay to remove the old mobile home install the new mobile home and you will have to pay all the utilities in the plumbers to hook all the utilities up to the new mobile home. They'll be a lot of expenses and permits needed

    I bought the thrifty 2 years ago for less than half that price. I bought it at factory expo homes factory. It’s still new with upgrades that I have done to it. It’s never been lived in yet. Have it set up on a poured pad on my property.

      @@kristina6715These homes are built with low grade materials and the craftsmanship is below average in my opinion. If I paid anything more than I did ($19,900.) I would have been sick. I also trucked it my self so I saved $3000. at that time trucking it to my property. It was 203 miles door to door. I actually upgraded the thrifty myself. It’s now beautiful now. I don’t even have close to what the asking price of them are. I have a wrap around deck which gives outdoor living space.

    I wish their territory covered Texas. I live right outside of a small town of Floresville, Tx. There are to many people living in my home. The home I live in doesn't feel like my home anymore. My husband has allowed my daughter's baby daddy to take over and the thrifty one would be the perfect size for me and my 3 furbabies. That way nobody else can move in.

    had a manufactured home back in the early 2000s there was a lot of expense beside the home but if you just put it on a slab with mininal add ons it would probably be ok

    I'd been waiting to see a tour of the mini mansion, but there is none. Back in 1996, I bought a doublewide for not much more than this tiny MH costs now. I think that the "mini mansion" should be about $35,000. But, some of the bigger singles are $80,000.

      @@maureenlee4384 I am originally from Washington state, and plan to return to there, I already consulted with my county in Central Washington, and the house will be an approved ' tiny house' as long as it is 400 square feet.
      If you do plumbing and electrical, the state wants those that are state certified.
      If you used solar light tube, the installation would be done by the company . You can also do solar, using portable devices, if it's a 3 season vs a 4 season house.
      As for insulation, there are plenty of channels on RUclips, that have done these conversations, and show you how to do it yourself . The Crockers is on such channel, but plenty others.

      @@andrewbrann6231 Raw land in the middle of nowhere - so no sewage, water, power & phone connections will always be cheap.
      That means you have to provide your own water (harvesting rainwater or drilling a bore hole, so you'll need to install some kind of filtration system), providing your own power (to power devices like computers, cell phones, lights, refrigerators & freezers; so solar panels or wind turbines will need to be erected with inverters to change the voltage so it doesn't blow out your devices + batteries to store excess power to draw on at night or a windless day), produce your own food (& you quite simply can't produce all your food cos there's gonna be stuff you CAN'T grow, even in a greenhouse).
      Therefore you'll need a vehicle in which to get to the nearest city to buy what you can't produce, obtain medical assistance if needed, use the net if you don't have access to a cell network. You'll need money to pay minimal land/property taxes/council rates.
      Being able to build your home out of materials on your land & some recycled materials will save some money. But there's stuff you can't buy second hand - like your power generation, water collection & filtration, insulation for the house.
      And nobody ever thinks enough to unpack what's needed to live in the modern world, let alone do it sustainably.

      @@bethdumont9020 the land is 5 miles outside of Lynchburg Tennessee only 10 miles from Shelbyville TN . Water and electric are already running along the road. It is maybe 100 foot from existing water line and electric.

      @@andrewbrann6231 I'm in Australia & our real estate market is way overpriced in similar areas compared to America. Although we have had houses in regional towns going for supercheap. But not many folks want to live in such towns.
      Like Merica our bush is dying slowly. Peeps are moving out to coastal cities to get jobs they can't get in the bush, as well as essentials like medical services.

    Water, electrical, underpinning, connecting the halves, interior work, the deliver, shingles, and grading. Those costs add up real real quick!
    Im the guy that does the brick underpinning for these new mobile homes in SC. That's how I know!

    We are selling out our farm . We kept some land to build on. My wife refuses to buy or live in a MH. She lived in one years ago when she was ...poor. She says they have a stigma ... For the price of a modular ,I know I can build a better home. I have done so before. 42.9 K for the building and there is a lot more you need. Driveway,land, well, some kind of sewer. A pad or cellar.American housing costs a lot but in most cases is very shoddy.

    Hello Kerry, I want to place a manufactured home on a piece of property my son has in East Point GA. I want to live in during retirement, but I do not know what type of zoning allows manufactured homes. This will be much cheaper for me than purchasing a sticks and bricks. My space rent will be free. He will have tenants in the Sticks and Brick, but he will fence off the area I will live in. What are the challenges in this area for plumbing, not far from the city of Atlanta?

    This seems what a typical bigger2 BR mobile home went for 10 years ago. 42k isn’t real cheap. But with inflation it might be just the way it is. Moving this will be over $7000. Attaching electric and gas. Plumbing.You’ll have a rental fee if at a Park.

    now if only the parks would get on the ball and start pushing these... back in the 90's, the manufacturers and the mobile home parks worked together to sell homes... what happened? they still could... but I think its mainly the manufactrurers failing to properly sell their product. Factory Expo is regional and they do sell in Oregon too... I wish they had a dealer in Idaho, we sure could use it....

      modular home is delivered on a truck bed then lifted onto where it goes. foundation/basement/whatever. a mobile home is on and stays on a trailer hitch..trailers stay on the trailer "bed" its made on

    If you build a cement pad for your home can you just lay it flat and have no stairs or what is the least amount of stairs you can get away with?

      You need enough room under it for plumbing hook ups/someone to fit under to hook up plumbing.

      You can import from US to Canada but they would have to be built to our Z240 standard. That will jack up the price significantly.

      @@justthink5854 Yup. Back in 1997 my very first home was a brand new 14'x60' Fleetwood single-wide. (840' SQ ft ~ 2 bdrm; 1-1/2 bath) The base cost was 19K & it had tons of construction upgrades. And, including delivery set-up & tax the entire purchase only cost $26K. I know, a budget mobie; inflation & time - but it shows how much prices have changed. I sold it in 2007 & as far as I know someone is still comfortably living in it.

    Here is a rabbit hole I would like to find out about…where I live up the coast of BC, the owner of the park I live in has purchased 10 modulars to be put in place as Airbnb cabins. He got them from China (Alibaba probably) for about $2000 a piece. About 16x20. They are in a flat pack. Interesting, though some things are not included. But as I was helping build one.li saw potential to build them well..kind of. What have you found with these modulars? In looks, they are like the Boxabl homes.

      China uses really bad materials.. Causes rashes and cancers.. it was exposed a few years ago with sheet rock and wood flooring research it

      @@kiakia2154 I helped build it, and most of the materials are the same as what I’m familiar with. However, all the beams and such were thin and flimsy. Though I could see ways of improving on the design. I’m watching to see what happens with them. How they shed water, how is the dilation, etc.

    And we all know that the people who cannot afford to pay rent, are flush with cash to buy this "cute" home. This home is not affordable to the people that is seems to be manufactured to serve. Just saying.

      They make a Thrifty 1,2 & 3 for the # of bedrooms. The Thrifty 1 use to be base priced @ just $19,900. Now it’s more than doubled in price. That’s crazy. Today’s inflation is out of control. Hope the economy gets some normalcy soon. All housing (and rentals) quite pricey these days.

    Honestly, the thrifty home doesn't sound really thrifty to me. That's around $100 per square foot. But I suppose it depends on where you live, and it might be a lot more affordable than what many are accustomed to. I am in the southeastern U.S., and I have seen used mobile homes in good shape go for around $70 a square foot, and that often is a home that is already hooked up and on land that is included with the sale. I would encourage folks to always shop around.

    I bought a remodeled 3 bed 2 bath 1600 sq foot in a 55 + beautiful park on the West Coast for that price, so a one bed one bath for that is not going to make it with me.

      total do over and I paid 44K they wanted 55 but they took my offer of cash.

      Good luck finding a home at this price point that doesn't need as much "tlc" as the price of the old home or more - plus who's going to do the rehab work - with supplies being limited now it would be extremely difficult to do.

    Half the price e of many park models of the same square footage, so not a bad deal. Sure, it'smany other probably not as well appointed as many other manufactured homes, but if you're single, or even a childless couple, and you need an inexpensive home, this is a great option.

      Champion homes are super - you have to look at the bones of the home - the quality - 6 inch side walls - etc. Champion has been producing manufactured housing for 60 years. They are listed in the 2021 list of The Best Manufactured Homes To By.

    Before id pay 40,000 for that I'd go get a camper (they are cheap as dirt) and live off grid awhile. This new tiny house crap is stupid, all they will do is make a small home as expensive as a big one and say its because of demand....

    Average cost per sq ft for a site built home is 155$ a sqft that includes the cost of foundation plumbing and electrical hook ups and foundation. So this is not a deal at all its a scam for stupid and poor people
