- I recently saw a post about a new prefab home on the East Coast and I immediately put it on my must see list. While planning to visit that home I found out about another home and decided to see that one instead. This is a 3 piece prefab home built by Lloyoll Prefabs that was delivered to Wolfe Island in Ontario. In this video I check out the home and look at some of the cool features they've included. Watch to learn more about the three piece Sitka model from Lloyoll Prefabs

That "chard wood" technique is called 'shou sugi ban'. Pronounced 'show shoogy baan'. It's the Japanese art of scorching wood to make it more protected. I thought you'd like to know that, Kerry👍😜
It’s a great house, with an awesome layout! I like the concept of being able to add to it in sections or stages! Kerry - you’re doing a fantastic job! Thank you.
I love this. I love the charcoal treatment on the outside and the recessed entryway. I love the sparsity of it. Clean lines and straightforward. In addition to solar, I would set up my own wind turbine.
I went to another one today and it had solar
@Citizenesse8 That's a really 👍 idea. I don't know if you've heard yet, but they just came out with wind turbines that don't make noise.
Good to see LLoyoll continuing to evolve. Simple additions they could consider- open shelving above the sink for decor & storage with lighting under, so the sink has task lighting. I still don't understand this layout (relative to the Lodge) as the sofa would have to be facing the stove wall. So two people sit side by side staring at the wall? Curious how to stage this so four people could hang out in the living area. You could maybe turn the 'flex' space into a living area, but then the stove isn't part of the vibe. Looking forward to hopefully seeing this staged. Great video, thanks Kerry.
Kerry your genius is both timely and necessary 🎉
Thanks!
love the bench next to the door where you can sit and change your footwear!
Yes!
Love the Japanese and modern esthetics! Lots of cupboards that can easily be changed to pull outs. The wood shutter at the top between rooms allows light room to room. Abit tricky to place a bed with all the cupboard doors in that one bedroom for sure.. drawers might be nice ... beautiful kitchen and living area!!!
Thanks for watching 😃
Kerry, I appreciate what you said at the end about pricing. Excellent video as always; keep up the good work!
Interesting home. The layout is unique. Seems roomy and I’m sure with furniture it will seem warmer and welcoming. Thank you.
Thanks for tuning in John!
@@johncummings9494 Does anyone know if it's difficult to place vents in a bathroom like that?
The charred wood aesthetic is created by applying a traditional Japanese building technique called shou sugi ban or Yakisugi. It's used in construction to preserve the exterior of the home by making it more resistant to weathering damage from sunlight, water, and fire. And I agree with you, Kerry. It looks awesome.
Exactly!
Very nice matching ceilings and floors.
Cool right?
I love, love, love this feature!
Love,love, love this!!
Same here!
I guess I’m having trouble figuring out where the living room would be. Where does the couch go? Is there enough room in front of the fireplace or is it off to the side with the back facing the kitchen? Seems small and like it would block access to cabinets and the passage to the entrance hallway.
I do love the look anyway.
I particularly love how they use what look to be more affordable windows than those gorgeous folding floor to ceiling ones which is the way I’d go if I get my chance.
It looks great when done right. That slider is awesome and I’m sure it’s much less than the $18k or so that’s the starting price on a quality 5 panel folding window/door doohickey.
Also the ceiling having the same surface as the floor is a neat look.
Great job builders and great find Kerry.
You are absolutely right not saying the peice. Thank you for entertaining us
Thank you 🙌🏼
Wow, this house is absolutely stunning ❤ every video you publish I think that’s the one ❤ then the next one is even better ❤ you do amazing work. Thrilled that this one made it to Ontario ❤
Thanks! Glad you’re enjoying the videos
Wow! I think I’m in love!
Right?
Very CLEAN!!
100%
Nice lookin design! Good to see builds on the east coast... thanks Kerry!... no windows in the bathroom... a no-go... I would get rid of the loft and at least have a sky light.
Thats a good idea
Welcome to Kingston! Bonneville homes has 3 home models down the road on the 401 in Belleville (45 minutes away). Might be worth checking out.
I saw those on the way in, was going to stop on my way back but ran out of time
Would love a Bonneville Small Home review, Kerry!
I love all the exterior treatment, all the built-in storage and windows! I don't love the lack of a living/family room (looks like maybe a dining table could fit near the woodburning stove), the lofted space is very short and the entry area brings out my claustrophobia. Thank you for a thorough and enthusiastic tour as always.
Thanks for the feedback! Appreciate you tuning in 🙌🏼
Love it, could use a 2nd bathroom though
And an oven!!
Wolfe Woof! Woof! 10 minute Across the South end by Horne's Ferry charred in the lower 48.
Very nice! They have a great website. Although not the cheapest, you can get architect-designed quality and finishes that are very tough for the homeowner to achieve without a high end custom stick-build.
A very nice home!!!
Glad you like it
I love the layout of this one
Same here
That's beautiful. They have one of the best prefab styles I've seen. The only thing that could be better is if the pantry for the kitchen wasn't in the living room area. A little further and it would be right in front of the fireplace. Where would ya put a couch and tv? Too small.
Great tour, really nice home ! 👍
Thanks Dale 🙌🏼
Nice! Thank you, Kerry! (Unless I missed it, I thought you said there was no drywall, but I didn't catch what was the wall finish they used?)
Great looking house! I love all the storage and the drawers instead of undercounter cabinets. Not all of us can get into them or see into them. The kitchen is a little short on counter space, so I’d have to add an island, but overall, it really is a great house! 👍👍
Glad you like it 😃
Great house, but I'm a little surprised that there's only one bathroom. Why wouldn't they put one near the living room, or in the wing with the two bedrooms? If you had a couple in the main bedroom, guests in the loft, children in the two other bedrooms---you could end up with 8 people in the house. One bathroom? Just seems strange. I do like the house, except for that.
I have the punchline, but don’t have a joke yet…” Like a Canadian missing a ferry.”
Haha 😂
Beautiful! I Love It!
Thanks for watching Gary
Ladder won't pass code across the St. Lawrence for sleeping area access.
Great house and cool review as always Kerry! 👊😎
Glad you enjoyed it Jaro
These homes keep getting cooler!
It’s becoming more difficult to decide…
I agree
They are beautiful. But, half a million dollars kicks them out of "affordable" territory into luxury in my opinion.
@0:50, there is a statue of General Wolfe in Greenwich Park, London. There is also a wooden one in the Morrin Centre, Québec. I love the kitchen cabinetry, but am not so keen on its having been used in the bedroom. @6:51, that could be an office as everybody seems to need one. @9:57, it's strange to me having a bedroom right off the kitchen. I would use that as a living room, especially has there are doors to the patio. @10:59, weird place to put a coffee station but if this is a custom build, the customers probably wanted it.
Interesting! Will have to look into him more. Thanks!
Stunning! I love this set up and the siding. I think I would prefer some natural lighting in the bathroom ☀️ but overall it’s beautiful
Thanks Anna! Glad you like it
Replace the coffee area with another full bath and now you’re talking.
Theres an idea. Thanks for watching
Would be great if you can briefly say where each prefab can be delivered/installed (e.g. which states / provinces). I see all these great prefabs but know that not all of them would be available on the West Coast
I was thinking the same thing. That, and since I'm building in Shelter Cove, there is the transport over a very windy road to consider. Even a motorhome is daunted on that road.
It’s pretty cool, working in my own design, prefab myself, ceiling looks awesome, but would be pretty trippy, having a floor on the ceiling…
Great home !
Glad you like it!
Nice looking home!
Agreed!
Only one bathroom? Need another for the two bedroom wing! Anyway, very cool prefab. Thanx, Kerry
Any time!
You were so close to me. Love that island.
Nice! Yeah It’s a cool spot
43 MIN ... HERE IN HAWAI'I MY BIGGEST CONCERN IS WITHNTHESE FLAT ROOFS, SOMETIMES GETTING OVER AN INCH/HR!
Crawl in loft, absolutely NO !
I like the look of the units, but the living/dining area is very limited. I'm not sure how/ where you would setup a decent living area. I think the flex space would most likely need to serve as a tv room/den/library space.
This is nice!
Thanks!
I'm an architect in California and I enjoy your videos.
I have to break it to you that the "burned siding" fad has come, peaked (never very high) and now is disappearing (quickly). Following the Toyota Celica down the road to oblivion.
I think it works very well for the location. Thanks for watching
Thanks, Kerry! I think I was once accused of show shoogi baan.
Do they still make hard close kitchen drawers?
I think they’re an upgrade now
Looks lovely, living room space seems a little cramped though.
Shou Sugi Ban is the name of the burned cladding you're looking for Kerry.
Bingo!
Nice video.
Great storage. I would prefer a composite type/maintenance free exterior siding (other than power washing) that might have the same look. I'm assuming they did shou sugi ban on that exterior, which I'm a fan of, which I think needs to be re-oiled periodically? The flat roof doesn't seem like the best choice for an area that gets snow.
Nice place !
Right?
They messed up that kitchen. Using the cabinetry against the inside wall and then having an island into that now open space solves the obvious traffic problem and opens the space way up, even allowing for more windows or at least wall space.
Excellence in vidography, With walls that are primarily convering storage areas (an excellent feature) where are the electrical outlets? I watched the video twice and it seems that there are a lot of areas with no electrical outlets. Poor vision on my part or are the outlets just placed in a way that they are not obvious?
What’s your best Canadian pre fab? Wait is this actually it!? 😊
One of my favs for sure
I'm a big fan of Loyola. They're the leading candidate for my retirement residence, location TBD❤
Awesome! Yeah they’re so cool
Where is the oven in the kitchen? How is it heated and airconditioned
This a custom build and maybe the owners have foregone an oven in favour of an airfryer. There is a wood burner, but I saw a ceiling vent @5:29 in the kitchen. If I had the sort of money that the customer clearly does, I would go for underfloor heating.
Like the concept of adding rooms, only saw one bathroom, hmmm, how is it insulated, and flat roof with snow is questionable.
Could you also put cream cheese on the bagel and maybe have it with tea?
Haha good idea
What are we going to be seeing today?? The back end of the ferry 😂😂😂 the inside of a hotel room because you missed another ferry 😂😂😂 something burnt ✔️ something modern ✔️ something spelt righte 😮
Haha exactly 😂 😂
Nearly love this...the loft space is a fail with the limited headroom.
Thanks for watching
Kerry what was that box with the hole in it in the left corner of the master bedroom?
The builder described it as a box drum. Can be used for a seat, side table, drum etc
Where is the oven?
Like it, but there really isn't a clear space for a coach in the living room/kitchen.
Kerry. You are running like mad but take a moment to clean your lenses before filming. This model (or grouping?) is quite nice. Storage solved.
Right! Thats my bad 😬
There you go again, messing around with fairies and then they make you late.
I can't talk anymore I've got to finish watching the show.
Where's the 2nd bathroom 😮
Hey Tom, just the one! Thanks for watching
👍🙂👍
Every one of their models has only one bathroom. I need 1.5 at a minimum.
Must be nice,mahalo
😂
Looks cool but a flat roof strikes me as a big risk -- its Canada!
Im going to do a follow up where he speaks to the snow load
I want this on my property asap 👍🏾 how much for this model?
Didnt ask since it was purchased. They have pricing on their website though
My rental car!😆
Haha
Downvoted for not giving a price. I guess it’s the price of a regular house or else you would have told us. Checked their website, and they don’t tell us either. That means I can’t afford it.
Did you actually go to the website? The upper right corner has a "build & price" tab. You put in your location and then you start building...just like those car company websites. It's pretty simple to find out the cost of the various models.
@@kristophersnarby1314 no I’m not giving my email to get the price.
@@boreguarde you don’t have to. You just need to put in the delivery postal code or zip code and then the price includes shipping to your location. I just did it in 2 seconds without putting in my email.
Is this available in the US?
It is
$400,000 - for a 768 Sq/ft WHO CAN AFFORD THIS?!?!
No oven in the kitchen, no tub in the bathroom. That's a pass for me, but it's a cool concept otherwise.
Thank you for the feedback 😃
So with this coffee area you kept showing, where's the water source ? You said we could have a fridge under there and I guess you could put bottled water in there but then how are we going to wash out the coffee maker.
I guess that could be the maid's job. 🤔
I'm not seeing room for a couch or TV. 😢
WTF is up with the one bathroom and its location?!
It's a schlep to it from the MBR and ladder climbs from the loft.
A terrible floorplan.
HATE IT!
Appreciate the feedback
🐺
Nice Den but the Ocean
No dishwasher.
Correct, it’s available they just didn’t go for it
Can you customize away from corner windows?
Also the bathroom door opening into the living room? Ewe, congrats on your big loaf.
Winner Winner vegan protein dinner. I don’t do meat.🍖 😂
Haha! Glad you like it
400k
Go to the website to get the price....of course, you'll be giving up your email address :(
I dont think so. If they do just make one up
3 bedrooms and ONE bath? ouch.
Thanks for watching
Overall nice...however there is so much waisted and unusable space....particularly the "So called" living room.
Thank you for the feedback
Why does US always so far behind in home building. Eastern Europe AUS and Canada always have the good stuff. Always 200% more expensive and worst in the states. I don’t get it
They deliver to the US
LOOKS too much like an office building inside
Thank you for the feedback
I’ve been subscribed to you for a long time now, and I usually enjoy the videos, but lately, it seems to me that it’s too much talking and not enough showing.
Nice but the manufacturer is so embarrassed at the fact that they are overpriced rip-offs that they don’t even give a price with their models …. 🥱 Kerry I’m sorry but I’m starting to give the videos that are promoting these robber barons a thumbs down … please STOP!
Im sure he would have given it if I asked him.
Pretty easy to find on the website if you take a moment to look.
