- REITs and real estate got hit this year but could be the rebound story…or could be another year of disappointment if you don’t know where to look. In this video, I’ll show you REIT returns and share which real estate property types you should be watching next year. Then I’ll reveal five REITs I’m buying.

REITs had a pretty abysmal year with the group down 7% through November. That overall return hides a huge disparity among the property types and different real estate stocks. The worst performing REITs like malls and hotels were down thirty- and forty-percent. The best performing sectors like infrastructure and data were up ten- and twenty-percent.
Being ready to invest in REITs means knowing which of these property sectors will rebound, which will keep running and which you need to avoid.
Among the year’s losers, I would avoid retail and office space. Both still have long-term trends against them so even though there could be a quick bounce, the longer-term momentum is lower. I do like hotels and the resort REITs though and think this is where you see a lot of that pent up demand.
I also like healthcare REITs and have already highlighted a few of these on the channel. Even the REITs with senior living facilities should have a chance to recover this year and the long-term demographic trends and spending is definitely in their favor.
I think infrastructure and data center REITs are a little pricey at this point but can still be good long-term investments. The trend to 5G, streaming and Internet of Things is a decade-long shift that will benefit these real estate stocks for years to come.

i cant find your portfolio on stock card the link only takes me to homepage i tried searching bowtie nation as well as joseph hogue with no luck can you please advise me on how to view this information
Do you think that if the stock market were to crash 30-40% or more that Reit’s will crash because of lack of tenant occupancy in a bad recession?
Stock Card = Amazing. Thanks for making it free for us to learn and succeed!
Always trust a man with a bow tie when it comes to cheddar! Love this channel! I come here as one of my 5 personal research confirmation sources!
YESSS!!! Glad that I narrowed in on Hotel and Healthcare REITs last month, just like you did! Coming from the credit card churning community, I know that there are many people gathering up points to book on travel and hotels. So I tried to find a REIT with LOTS of Marriott's, Hilton, and Hyatt hotels and BAM APLE came up!
I'm glad I discovered your channel 😀
I hold the almighty popular “O”. I also hold STWD and an ETF FREL. Good way to be involved in real estate if your not able to own properties yourself.
FREL is a very underrated REIT ETF. It has outperformed VNQ and has a lower expense ratio than VNQ and XLRE.
@@akin242002 I agree, and have been adding to it more regularly lately.
Hi Joe, great stock picks. One of my favorite is PSA and 2nd largest position in my portfolio.
AMAZING picks.
Thank you so much man!
So many stocks and so little cash. Thanks for the insight, Joe!

@@mutex. Reported him already. Thaniks for the heads up.
Bruh I'll spot you for 7%
Like wise
Bro that's my problem...
As of market close on 3-17-2021
APLE. $15.65
WELL. $73.69
MPW. $21.88
EQIX. $656.45
AMT. $223.17
very helpful- thank you
I reit is under 59.20 right now. Great video
Nice list, I own all those except APLE and am very happy with them. If I want a stock with no dividend, I will go grab a growth stock, not a REIT like APLE that had to cut their dividend and not pay me to wait. I am more interested in MAC (Macerich), still paying a div at 5.71% and could double in value this upcoming year.
Glad I found your channel
10% of my portfolio is in real-estate. 2% each in O, SLG, MPW, WPC and VICI. I'm pleased with all five.
Clear and understanding
Thank you.
awsome video
Thank you sir
Great video
Thanks for the info!!! What do you think of Fannie Mae and Freddie Mac? Bill Ackman is a huge investor in these 2 stocks.
Could you do a video on owning rental properties?
RIETs will be a great play for 2021. As will the financial sector in my opinion.
Can’t go wrong with Joseph’s picks
Hey your pretty spot on the REITS. Can you do a video on KIMCO REALTY ( KIM)?
Joe, are you planning to make a video on commodity stocks? :))
Hi Joseph
Can your please share your opinion on travel ban on Uk and its imapact on stock market. Should we sell all travel, oil and hotel stocks?
Joseph, could you please discuss the dissolution of stock often done by REITs??
Hi, Fantastic content! I have created a new REIT portfolio on M1 and I have 11 holdings in it. One of the holdings is VNQ and was wondering if it makes sense to have VNQ with my other REIT stocks.
loved this vid NYMT, ECTM, FAX, NRO, JQC
Hi Joe, do you make any recommendations on UK stocks?
Are these great for an investors first ever stocks to build and hold for retirement?
What do you think of LTC 👍or👎.. thanks . Great video

Can you do utilities next?
As a bonus European REITs also give a decent tax break. Too bad for us, they suck in their returns lately.
What's your thoughts on WP Carey? It's well diversified and I see ore upside than Welltower
just bought WPC
Last time I was this early, my girlfriend got mad at me
@Let's Talk Money! with Joseph Hogue, CFA SCAM
Why though? Cuming early just means there is a round two in the works
Are REIT's going to be negatively affected by higher interest rates?
Guys, what about CIM - CHIMERA INVESTMENT CORPORATION? is this a good moment to buy? I saw that profits fell a lot in last year! give me your thoughts pls! tks
Perfect
I invest in Vanguard's REIT's but I also looking forward to purchase rental property in future. Just want to wait and see how the housing market will be in 2021 - 2022.
What is the name of the vanguard reit? Can’t find it...
@@stan12345 VGSLX / VNQ
What are your thoughts on MAIN or O?
I like O but haven't looked at MAIN in a while. What are you looking at that you like about them?
Joe is OCGN worth anything? I made a quick 400 on it today but thinking of keeping it?
Would have to take a look. Microcap stock so definitely need to do research on it before investing.
@@josephhogue love your work and watch weekly

hi is AFIN worth buying I'm getting conflicting stories
Are you able to file a 1031 exchange with REITs? I’ve heard that you can and I’ve heard you can’t. Any experience with this? Thanks.
Great question. Hopefully someone with knowledge in this area of expertise can answer. It's been almost a year.
Do you have problems working as an analyst because of your RUclips channel? I think there might be a conflict of interest between both, sincerely I don't know but I would really appreciate it if you answer this.
good
What about ARMOUR residential?
When it comes to REITs I hold Realty Income (ticker symbol O), ARMOUR residential (ticker symbol ARR), MFA Financial (ticker symbol MFA) and New York Mortgage Trust (ticker symbol NYMT)
I held armour for a good amount of time. I know people state to not go by price, but there are better stocks with lower prices and higher dividend payouts.
@@wewhoareabouttodiesaluteyo9303 suggest please. I won't sell ARMOUR but name a few for me to investigate
@@JohnDemetriou I do not want to be the person who recommends stocks because if they fall, I do not want to be the idiot who suggested them. The best way to go digging about is to KNOW stability. Type in "the best stocks to retire on" in Google or "best stable stocks to pay you consistently". You just have to know the right words.
@@wewhoareabouttodiesaluteyo9303 nah man, any stock can fail tomorrow. I just wanted to hear opinions and food for research :)
It's a lot of mortgage REITs. I like MFA but wouldn't overweight so much on mREITs. Just too volatile and tough to make money on low rate environment.
Greetings
What about WPC ?? They are an awesome company
I like the NNN business model but not a fan of diversified REITs. I think WPC is attractive at this price on its industrial properties but generally prefer more focused REITs.
2 days of investing for my first time. I bought your stock recommendations. Made 120.00 . You are the man! Invested 850.00
Just remember REIT dividend is taxed on ordinary income, NOT capital gains. That is ok if your new and has little money.
Once your money becomes bigger, REIT is only good on Tax-less Growth . Example is Roth IRA.
However if your after Appreciation, then it don't matter.
@@mvpmickey1 so dividends are taxed as if its income and not capital gains like if you were to sell the reit ?
@@mvpmickey1 based on this logic any dividend paying stock is only good if in something like roth ira......
@@JS-jr1fo Yes
@@JS-jr1fo Depends if your long term or not.
Some people live off dividends, so having them on a Roth IRA, and your not 60 yrs old, there will be tax penalty.
Never thought I would have better luck with a drug dealer tenant(just found out) than working class people.
So be leaving him alone then i assume
@@dantae666 Well he is late on this months rent so time will tell.
I have very little cash. What do you recommend I do mr joseph?
Save what you need and invest the rest. Start little and grow your account. Everyone started little
1) save 6 months of what you need to live on in a savings account.
2) Contribute to a 401k at work if available to extent they match.
3) open a ROTH IRA
@@janshuster1426 I have a 401k plan.... I think. If its the same thing, i have 0 knowledge when it comes to financial knowledge. All I know is that my job offers a 401k plan with a company named fidelity, and I set it with 11% contributions. Is that what you mean and is that decent?
@@ericexp497
Yes Fidelity is good.
I doubt your company matches 11%
Without writing a book as to why ( read the power of zero )
1) only put in as much as they will match. ( ask personal ) put it in an S + P 500 index fund or even better ETF ( exchange traded fund ) if available.
2) open a ROTH IRA at Fidelity. You can contribute up to $6,000 / year ( if your company only matches 6% for instance you will have funds you can afford to put in the ROTH ) Try to put the whole $6,000 in.
Invest that in index ETF's other than an S+P 500 fund so you start to be diversified. IWM or IJR are small cap funds. EFA Is a foreign stock fund.
I could keep writing but I don't want to write a book.
@@janshuster1426 i like it and very informative... keep on writing😊😊😊 thanks for the info...
Are those 3% on dividend monthly ? Or its 3% over the year?
Typically Dividends are paid quarterly
VICI casino REIT 100% rent collection
NHI medical REIT 96% rent collection
STOR 90% rent collection
whats your opinion on MAC?
he did an video on that, he likes it
@@azumieikichi but its (MAC) keep going down....
Low cost proven div paying thru the pandemic stock?
Marines always win baby
ooh rah brother! Merry Christmas!
@@josephhogue you too, semper fi
Some of these are just too rich for my blood. I started a brokerage account with $200 and I add $200 at a time. I never buy partial shares.
Is it a bad idea to invest in a cheaper eft that holds these?
When researching EFTs I don't know how to find the fee's that they charge as well.
I wouldnt touch dividend stocks with a small account, look at tech, 5g Lidar stuff like that. Youre better off trying to multi bag and later consider low risk income stocks
@@hermitally419 thank you for the advice but that's not my plan. My plan is to produce a portfolio that pays dividend payments every day. The strat has worked well so far and this month has been okay but when I replace a stock the one I pick always seems to be garbage. Every etf I picked has preformed very well though. This leads me to ask what I asked.
@@bware4455 I would go into a robo advisor and auto invest. Build up funds and then move to individual stocks. An ETF will perform better than most individual stocks. If your interested in dividend stocks that's fine but I would set my expectations. The indexes will generate higher returns than most individual stocks, but I am sure you know this. Corporate/Junk Bonds and Emerging Market/International bonds combos will also return good yields and returns. Purely emerging market bonds and junk bonds are risky though. Best of luck and take care. I would take growth stocks into consideration. Look at the FSPTX and JMGMX and MPEGX as examples again as examples im not saying invest in these.
real estate sucks....Taxes every year and insurance on my house also repairs every year. Got 187 thousand in my house and realtor says its worth 125 thousand...Great investment. Realtor says neighborhood doesnt support higher price.
Then buy some real estate stocks to offset the costs. lol
Like water stocks much better, Look at the earnings on a water company. I am thinking ARTNA. Just keeps going up Year after Year there is no steady or losing ground on these stocks just up. Also with the change to clean energy this will accelerate. BP is already changing to hydro energy and so are some others. The demand for water will be big. Of course unlike oil we cant seemed to make more or get more so its not like you can go in your backyard and drill for water,,,,,
@@krakhour2 Thank you! I will recommend a good real estate stock for you now, ORC.
I am going to use the stock you mentioned to pay my monthly water bill.
REITS are due for a crash.....
FE not looking great

I just bought into FE give it time. It’s paying 5%+ dividend
