Very informative video, what are your thoughts about Rockway? Being closer to golf course always makes me think it should be a nicer neighbourhood.. ha!
Hey Akkik, thank you, I am glad you enjoyed it. It's a good neighbourhood. I think value for money it's a great neighbourhood. If you're looking to buy please feel free to give me a call 519-501-6098. Or you can book a call using my calendly link here: calendly.com/kevin-kevinamorimrealestate
I think it's an okay area, you are close to the grand river which is great. Easy to escape to the countryside as well if you like nature and it is quiet. But there isn't any major grocery store in the area, so you will need to go west across the river for a lot of daily needs. If you want to discuss this further or look at any homes in Kitchener-Waterloo, I can certainly help you. My phone number is 519-501-6098, or you can email me at Kevin.amorim@remax.net.
Yes I have a similar video that I am editing for Cambridge, Ontario. In the video I did not cover Christopher-Chamberlain is just below average in my opinion. I would still buy there, It is also a larger area. I find on the south side is better than the north east side of neighbourhood. Personally I would choose Kitchener over Cambridge to live. I believe Kitchener to be a better city on the whole.
It's generally a good neighbourhood the south side is quite nice closer to country hills west, you get a variety of different style of detached homes, sidesplits backsplits, bungalows two-storey. The northern bounds is chandler and Mowat which is the worst area in Kitchener, the contrast between this particular small area and the rest of area is stark.
I believe Centreville - Chicopee is better than all of the videos listed on the worst neighbourhoods. I think Chicopee is a great area. Centreville is just okay, Centreville is getting better, I find that both Centreville and Chicopee can really be broken down further, as some streets are much betrer than others. If you would like we could discuss further on a call or via email. I will make subsequent videos highlighting each neighbourhood in Kitchener. If you would like to schedule a call you certainly can here: calendly.com/kevin-g-amorim or call/text 519 501 6098 or email: kevin.g.amorim@gmail.com
Yes Highland West is a great neighbourhood. In the future i will break down the western side of Kitchener and comment on the highland west neighborhood.
Alpine is okay it is better than the worst neighbourhoods in this video. I would rate around the bottom 40%. I would still buy there. The neighbourhood does have a lot of amenities nearby and you are located right near the expressway. If you would like to chat real estate here in KW you can book a call with me in the first link in the description.
There isn't much of a price premium in Forest Hill anymore. I think there is incredible value in this area for a slight price premium compared to other worse off areas like Vanier and Kingsdale.
I think it's a good neighbourhood, better than all of one's mentioned in the video. A great variety of different style of homes. I think the pricing is great for that neighbourhood. I plan on doing a more comprehensive video in the future of all neghbouroods in Kitchener and breaking it into 3 or 4 seperate videos like East Kitchener, West Kitchener and South Kitchener.
@Olaji-sx1dd I like both of them. I prefer Rosemount over heritage park. When it comes to Rosemount, the closer you are to Manchester Road, the better. They are both great neighbourhoods.
A higher crime rate than most but Chandler and Mowat are part of Laurentian hills. If you exclude Chandler and mowat it's slightly less safe than the average. I wouldn't buy in Chandler and Mowat.
@@kevinamorimrealestate if u can cover more details around Laurentian area would be great in next vdo .. including on ground footage .. We are here since 2yr never felt any insecurity more on Laurentian drive near to country hills n Glenchrain Chruch
@@IloveTide1997I love that you're so comfortable with your xenophobia. I've lived here my whole life and the only real difference since the influx of immigrants has been it's just less of a homogenous white mob, a few more ethnic based restaurants and the local parks and sidewalks seem to get more use or actual use. I'd encourage anyone to move here and then maybe these racist xenophobes will move out to Manitoba to get their cheap houses and f all to do.
I'm really surprised Chicopee didn't make your list. That's been sketchy my whole life. Id also say Brigadoon is a small step down from doon south as you indicated complimentary neighborhoods in other areas.
It's a bit of a mix the southern side closer to Countryhill west is a great area the northern bounds include Chandler and Mowat, which is the worst neighbourhood in Kitchener. The rest of the area is pretty middle of the road.
What other neighbourhoods would you like me to cover in the future?
Stanley Park .... Avon Road area. We left in 2017. Our corner-lot house sold for $350k which, at the time, was the average for our street.
Bridgeport
Rosendale

What do you think about St Jerome Crescent, Kitchener - Vanier, north side of CF Fairview Park a bit away from the mall area?
It is slightly better than the rest of vanier and kingsdale. That Crescent is a bit removed from the rest of the neighbourhood.

super helpful video! What do you think of Bankside drive?
Thank you, I'm glad you enjoyed the video. It's not a bad area. Are you looking to purchase a home?
Yooo that’s me at 10:05 on Corfield drive! Unloading mulch out of a trailer hooked to my truck!
Hey Mark,
I respect the hustle. I myself used to work landscaping during the summer months in high school.
@@kevinamorimrealestate Thats my house lol. But I do enjoy doing that type of stuff myself at home
It's a beautiful neighbourhood. I have a fond appreciation for a nice lawn and landscaping.
Thanks for sharing this video.

Perfect, my area first on the list 😁 Forest Hill is a beautiful area, close to schools and a nice quiet area to raise a family.
Yeah Forest Hill is fantastic!

The prices are in Canadian Dollars.

How is Pioneer drive?
It isn't the worst, but far from the best. There are a lot of student rentals in the area.

Lots of homeless and immigrants, I would pass.
Kitchener is nothing but a bad investment
