I have a question but it is not related to neighborhoods exactly. It is sensible topic, I've heard KW region is facing problems with drug users, is that true? If so, which regions to avoid?
@@vilmarMartins Hey Vilmar, I in regards to KW there has been an increase in homelessness and drug abuse. Nearly every city in Canada is facing this problem of homelessness and the increase in drug abuse. Most areas of Kitchener and Waterloo are good and without drug abusers. In Kitchener one area to highlight is going to be Victoria St N and Weber St W. This area does have a small tent city. In downtown Kitchener there will be a few homeless people. In Uptown Waterloo there is very little homeless if any. Waterloo is better than Kitchener in this regard. There are far worse places in regards to homelessness in Canada like London and Hamilton Ontario. Hmm. A top 3 would have been better as most neighborhoods in Waterloo are nice for different reasons. Vista Hills wouldn’t make top 3. Small lots, no trees other than the perimeter and as you said limited access points. Maybe even a top 2. Beechwood and Westmount.
Nice video with detailed information and insights..well, coming to Colonial Acres, from my personal experience, it should ideally be considered the best neighborhood (in terms of the upmarket status/environment, proximity to all kinds of conveniences including the biggest mall of the city and highway 85 and being entitled to top ranking Catholic school of this Region and also some of the best Public schools). The only drawback (if we consider it that way) is it doesn't have new constructions as it's a mature neighborhood. Also in your map, you have shown some parts of Lincoln Village (south of Lexington) as part of Colonial Acres, which is not the case...
Thank you for your comment, and yes Colonial Acres is a fantastic neighborhood one of the best. It's hard to choose the absolute best neighbourhood. In terms of the boundaries, yes, you are correct.
What about the Midwood crescent area. Have the prices gone significantly down from the highs? Those are mostly rentals I think. How much are the houses going for in that area , for purchase or monthly rents ?
Yeah, Westvale is a great neighbourhood as well. I thought about putting in the video as well. I plan on doing a more comprehensive breakdown of each part of the city, but Westvale is a great neighbourhood, and I will highlight it in that video. Thanks for your feedback.

A two bedroom lower unit is around 2,050 per month tenant pays utilities. Probably 2,500 for the upper unit.

It has the second highest crime rate in Waterloo when it comes to neighbourhoods.
Westvale the best and most underrated neighborhood in Waterloo imo.
