Fighting with parents that later ask for a hug or even an ex. It feels like that kind of. I am leaning more towards parental issues especially since they apparently are not around to help her out. As someone who has absolutely struggled with real self harm and related issues, I am absolutely disgusted by people who threaten themselves to manipulate others. That is so low.
You need to set up a CCTV security system in the common living spaces - It's perfectly legal and you don't have to make it creepy, just cover doorways and corridors and state in the tenancy agreement that it's due to your home insurance policy and to ensure any "guests" the tenant might invite that you haven't vetted can be logged in and out etc. You can't have strangers of strangers coming in and out you have no idea who they are or when they'll be around doing who knows what whilst you're pulling night shifts - without any security for your house and property... It will also provide you cover from these crazy tenants if they ever make legal claims against you when they inevitably don't pay rent, plus provide you some security.

Not necessarily, theres a lot more mental disorders or just ways people are that can cause this type of behavior. Not just sociopaths, sociopaths are the most well known but theyre some of the least common types of people who act like this. A lot more likely to be another cluster b personality disorder
As a rental business owner, I can say you have made every mistake in the book. You have literally been beaten over the head with red flag after red flag and still ignored them and pushed forward. The rental game isn't for everyone, especially as a person as trusting as you.

They cant try and use the house against you as much, as your the manager not owner. They wouldnt know the owners name and cant go for them as much in social media or anything else. A good tenent isnt going to care if you just rent out your house or someone else does, but a bad tenent will really really care.

GL herp man. Also for safety reasons. Not just for you but your other renters. Install security cameras all over the "common" spaces. Like your living room, kitchen, deck, and driveway. I use Wyze cameras for my home. They don't require a subscription, are dirt cheap, and you can pop in an SD card to record 24/7.

Alex, I’m sure you’ve realized this by now, but near the end of October, you should have charged her for the prorated portion of October, the full month of November, and half of the security deposit (or any other fees you typically require). This approach might have deterred a scammer from the start-I’m cringing hearing this story. For next time, you might want to invest in a keypad lock that allows you to change the code remotely. That way, you can simply remove the code issued to a problematic tenant without needing to hand out or retrieve physical keys. Additionally, consider just changing the lock if the tenant becomes a big problem. I know it’s a risk and they could technically sue, but sometimes it’s worth rolling the dice when dealing with someone as troublesome as this.
I’m sure you know this already but I’ll share anyway…..I had run a rental property business with my ex and we had to evict a few people. It costs very little, like maybe $20-30 for paperwork fees at the courthouse. And yes with her refusing to leave it will take a few months. But it’s worth it to get her out! The only way it would cost you money is if you hired an attorney and it’s completely unnecessary at this point. You will have to go to court though a few times. And they will give her 30 days each time you go to court usually and then eventually by the like 2nd or 3rd time or so they will physically remove her w/ police force. And you may have to deal w: removing/disposal of her belongings if she doesn’t physically take them with her but since it’s only a bedroom I’m assuming it’s not much stuff. it can be super intimidating your first time going through it but it’s really just awkward and infuriating not actually too difficult tho.

As someone who does actually believe that housing is a human right, you are literally the type of landlord I am fine with. You are renting out space in your primary residence. I know what parole rules are, but they have all done at least a year in prison, and they are not law-abiding people. If you trust them, I am sorry to break it to you, but you can’t trust anyone. Everyone might think that they are on the high road, but the chances of that turning south are quite high.
In this case, do what you need to do legally. If you need help, get help! At the same time, enforce your house rules and look for the at least one more roommate. PS: as a property manager, I ensure you that it's nearly never worth making deals with tenants who can't pay. PPS: also consider getting a restraining order against her.

You need to set up a CCTV security system in the common living spaces - It's perfectly legal and you don't have to make it creepy, just cover doorways and corridors and state in the tenancy agreement that it's due to your home insurance policy and to ensure any "guests" the tenant might invite that you haven't vetted can be logged in and out etc. You can't have strangers of strangers coming in and out you have no idea who they are or when they'll be around doing who knows what whilst you're pulling night shifts - without any security for your house and property... It will also provide you cover from these crazy tenants if they ever make legal claims against you when they inevitably don't pay rent, plus provide you some security.

As a rental business owner, I can say you have made every mistake in the book. You have literally been beaten over the head with red flag after red flag and still ignored them and pushed forward. The rental game isn't for everyone, especially as a person as trusting as you.

I became a homeowner at 25(im 33 now) and finding roommates you have to be firm , do background checks, have a lease , meet them a couple times before giving them the contractual lease and all! I had two roommates , one became an alcoholic , that one was so gross! The other literally started tearing down walls and stuff while my husband and I were working , we had to get police involved!! I'll never be a landlord, props to you!!

They cant try and use the house against you as much, as your the manager not owner. They wouldnt know the owners name and cant go for them as much in social media or anything else. Makes the tenent less likely to try and use you as your just a middle man not the one who is making money off them directly.
NOW with crazy this might not do anything, but with somewhat crazy it can keep them off you a bit more. A good tenent isnt going to care if you just rent out your house or someone else does, but a bad tenent will really really care.

Also for safety reasons. Not just for you but your other renters. Install security cameras all over the "common" spaces. Like your living room, kitchen, deck, and driveway. I use Wyze cameras for my home. They don't require a subscription, are dirt cheap, and you can pop in an SD card to record 24/7.

Alex, I’m sure you’ve realized this by now, but near the end of October, you should have charged her for the prorated portion of October, the full month of November, and half of the security deposit (or any other fees you typically require). This approach might have deterred a scammer from the start-I’m cringing hearing this story.
For next time, you might want to invest in a keypad lock that allows you to change the code remotely. That way, you can simply remove the code issued to a problematic tenant without needing to hand out or retrieve physical keys. Additionally, consider just changing the lock if the tenant becomes a big problem. I know it’s a risk and they could technically sue, but sometimes it’s worth rolling the dice when dealing with someone as troublesome as this.
I’m sure you know this already but I’ll share anyway…..I had run a rental property business with my ex and we had to evict a few people. It costs very little, like maybe $20-30 for paperwork fees at the courthouse. And yes with her refusing to leave it will take a few months. But it’s worth it to get her out! The only way it would cost you money is if you hired an attorney and it’s completely unnecessary at this point. You will have to go to court though a few times. And they will give her 30 days each time you go to court usually and then eventually by the like 2nd or 3rd time or so they will physically remove her w/ police force. And you may have to deal w: removing/disposal of her belongings if she doesn’t physically take them with her but since it’s only a bedroom I’m assuming it’s not much stuff. it can be super intimidating your first time going through it but it’s really just awkward and infuriating not actually too difficult tho.
