Once Invel is defeated, Mavis uses that to her advantage, creating an illusion of Zeref to ask Irene to release Mavis just briefly in order to have a last talk with her. Even though the trickery doesn't last long, it buys Mavis some time to escape the building. As she is trying to climb down and think of a way to evade enemy forces, Mest arrives just in time to teleport her to a safer location.

Irene was able to extract an infinite amount of Magic power because of Invel's spell that restrain Mavis' mind. Even thou I love Irene. I am more into the Facts. The fact that Mavis is Immortal. Mavis has an infinite amount of magic Power aka the Fairy Heart which can give you complete control over time itself. Mavis reanimated Fairy Law. Created Fairy Sphere an absolute protection spell and Fairy Glitter.
But because of Mavis' morality. She wont activate the fairy heart even if it ensures Zeref's death.
Zeref buffed Acnologia not literally. But he wants everyone to thinks that Acnologia is Strong and obtaining the Fairy Heart is the only way to beat him. In case you guys didnt know he has another reason. He wants to reset time back when he still wasnt struck by the curse.
The Fairy Heart is an Infinite Magic Power. So no one can Control it except for Mavis and Zeref who is IMMORTAL.

Actually, Fairy Heart is the pinnacle of magic, meaning it's transcendental to all types of magic including Etherion. Etherion itself transcends time and space, and by having Fairy Heart, you're basically transcending it as well as space and time.
