Just saw a video where Canadian police are telling Toronto citizens to just leave their car keys at the front door because all the criminals want is your car. And then you've got Pittsburgh police telling citizens they won't respond to any more calls during certain hours if they're not in-progress crimes. In my country Sweden you could leave the car keys in the car every night without worry about thieves, but was before mass migration. You could also leave your front door wide open at night. Every small village was like this.

This system is crippling. My tenant has not paid for months, I pull my own retirement fund to pay the spiking property taxes to support government / court who allow the tenant continue to stay in my property for free. We are living in a nightmare now.
Michael, as you have mentioned several times, owning is not for everyone. The costs to maintain your home can be very high. For instance, in the last 3 months we have replaced two HVAC units (two 3 ton AC units with heaters) $24,000.) our home has two units. A double oven $2000. A cook top $850, both of those I installed my self. Yesterday a 50 gallon hot water heater, $2250 including permit. I got a quote to trim 5 trees, $1000. We have 7 other trees. We are on a one third acre 2850 square foot single story home. PITI $2500 per month. Average monthly utilities $400-$700 in Turlock CA. We bought with 20% down (lol owe the bank) this home new in 2003. Thanks

I like owning a home but like you said, it's a lot of work. Since I bought the place 2 years ago I have replaced the electrical panel, redone the front and back yard, replaced a few windows and sliding doors, removed all the popcorn ceiling and had it resurfaced/painted, replaced all the closet doors, repaired my water heater, cleaned and serviced my central air, and have done a lot of pest work because there is a paper wasp infestation every damn spring. Despite all that, I really like it because it's mine and I have the privacy I have always desired. That and I love not moving every damn year or two.

If you rent you don't have to worry about repairs. The roof we waited almost a year and half for was $15k and then we had to replace the hot water heater middle of last month and that was a little over $1k. You need to make sure you have the cash saved for those types of things. The biggest plus to having your own home is not needing permission to do what you want. You can have pet. You can put up blinds. You can paint. There are freedoms but also a lot more responsibility.
Owning a home (without an HOA) is still better than owning a condo that have special assessment on top of monthly HOA fee and being free from HOA dictation on how you maintain your condo. Regular homes appreciate in value better than condos.
Unfortunately, if you don't pay property tax, city can get money through tax sale by selling your property. Yep, government has all the power and none of the responsibilities because they make rules.

My widowed mother, brother, sister, and I had to move twice because: #1 house was sold by our landlord, and #2 house was being saved for the landlord’s daughter when she was getting married (no prior disclosure on either). Hence, I understand the stability point.
Our landlords said we could stay here forever. In reality, they buy land then build a house. The husband lives in one house abd the wife in another. They could not flip this little house so they rented it to us. It’s been a main source of stress that they are selling. Meanwhile, rent is going down everywhere. Landlords have never visited nor helped doing anything to the house. Owning a home keeps you alive. Your spouse makes you feel loved when he fixes something. We are worse off by renting. We had a really nice house and I have missed it for years. It was low maintenance even though it was huge. The snow kept law. mowing down to 3 mos. per year. Florida homes need way too much work. Trees and bushes and grass need 2x per week maintenance. Even your hair and leg hair grows 5x faster. I hate Florida luxury apartments. Full of losers, people have illegal businesses in their apartments, leave their kids without supervision and staff is very rude with high turnover.

I bought a house in 2019 and just had to take a loan $9k for a new a/c! And the taxes are outrageous! When I was young I had no clue what the costs were of owning - something else they should teach in schools! But renting was awful with neighbors partying and noise at all hours.
Renting at today's rates makes it hard to see how people will retire in future. People are struggling to save at all, they don't have appreciating asses like a house, and they'll owe rent which they'll pay from what? Social security? Renting might have some advantages but it has its disadvantages as well. One problem is having a tenant living above or below you and that tenant making all kinds of noise at all hours throughout the day and night. This happened to me when I was working from 4 AM to 2 PM and had to go to sleep relatively early every night. The tenant above us would be vacuuming after 10 PM or stomping around their apartment with no regard for anyone else. We brought this to the attention of the management but nothing was done. Another problem with renting is trying to get an appliance replaced or repairs done in a timely manner. You can be ignored by the landlord or by the apartment office when bringing up any sort of issue that you may have in your unit. And then there's the issue of renting a house and the landlord expecting the house to be in pristine condition all the time as if no one is living there. I went through all of this and don't want to have to ever rent again if I can avoid it. Sure, owning might come with additional expenses and rising costs here and there, but in my opinion owning brings less stress in a lot of ways. Maybe I'm in the minority on this one but that's fine. It wouldn't be the first time that people have questioned my decision making.
Two weeks ago in independence mo. An elderly man who had his house paid off was delinquent on his property tax. When the police came to evict him he shot 4 of them and killed 2. The recent high prices have cause property reassessment to get crazy. And now, property owners to get crazy.

I was just talking to my dad tonight. They moved to Port Charlotte right before Ian. He said their insurance went from $1,800/year to $5,400/year. Plus, they're still waiting to get paid out for the $400,000+ they're owed for the damage from the storm (their insurance company went under and had to restart the claim with the state)! Great example of how I'm not seeing it in my area (Shitcago), but it doesn't mean it isn't happening in other places.

Hey Mike, I hear what you are saying about home ownership versus renting, but no matter what, a person’s goal should always be to own a home eventually, even if they can’t do so right away, becuase renting is only making someone else rich and after 30 years, what do have to show for it? In the end, if the owner decides to sell, a renter can be displaced after years of paying…. As a dude who is 56 and has paid off his house, there is nothing like it to have such security knowing it’s all yours and no one can take it away or force you to move. Yes, maintenance is a pain, but you just work and save in an emergency fund or take simple courses in home repair; it’s a chance to meet new people and you can take pride in doing your own repairs, etc. One more advice, avoid HOA if at all possible‼️‼️🙏🏾🙏🏾🙂

I built my home with good material and construction techniques that over the span of 20 years of ownership my maintenance costs are negligible. My biggest expense now is the property taxes,insurance and water bill. I did everything right as the criminal property tax will force me out of my forever home. We must look at and direct our attention at the criminals taxing us out of our homes and deal with these evil and corrupt people. The county appraisal system and the property tax is out of control and is at the heart of the real problem as criminal county appraisal districts jack up property taxes on the homes of indigent property owners in order to force them out so that shady investors can swoop in for the plunder for pennies on the dollar is a criminal act. NO! Rent is not and has never been an option for me. I bought my first home in a city where we only had five feet between the home on the east side and ten feet from the home west of us. The noise was constant where my family and I hardly could get any sleep as the local police did not enforce noise disturbance calls so we were forced to move out and have not sold that home. I built a home in the country where the neighbors homes are at least several hundred feet and not any noise. The only thing that ruins this quite home is the threat of losing it to property taxes.
In California if you don't pay your property taxes and miss the annual deadline then they hit you with a 10% penalty along with interest and fees. They will let you go up to five years still owing property taxes but when you want to sell or even refinance they get their money. So unless you are in a desperate situation, you always pay on time.
When you make fewer things a criminal act and people stop reporting because nothing happens then the crime 'numbers' go down. Just pay no attention to that man behind the curtain.
Michael, what has been implemented to close down your city, or our state, to spring breakers? Just curious how this has been successfully implemented. I’m up in Jacksonville and haven’t heard of any new ordinances or mandates to evade this problem. Could it be that there are simply less crazy people that can afford to “spring break” at this time? I’m still on the hunt for an affordable rental and I’ve noticed within the last few weeks, prices are up because of the season. I don’t understand what it’s going to take for things to level out. The biggest change from renting to having a mortgage is that there is typically no additional 3% raise in rent every year, over the decades its more stable payment.

Great video. Just realized that almost every one of my friends has been divorced (as I have) and all of them are broke rent in their mid 50s. I am the frugal one that bought the worst house in a good neighborhood 25 years ago, fixed it up over a 20 year period doing things myself, paid it off before divorce (bc I was frugal) and then paid it off again after divorce. I also spent this weekend fixing leaking pipes, self exterminating termites and fixing ceiling fans among other issues. None of my friends do or did any home maintenance ever. I drive the oldest car of all of my friends and cook all my meals. My parents were dead broke when I was growing up and couldn’t buy food at times when I was a kid. Remember being 13 yrs old and deciding that I wasn’t ever gonna be broke no matter what I had to do 🙂. Home ownership isn’t cheap. Taxes and insurance are going up. My house is old and needs regular maintenance. Contractors are in short supply and charge a ton compared to a few years ago.
I'm in NW Atl I just got notice the new homeowner via inheritance wants to put his houses up for sale. They knew a year ago and we only got word 4 days ago. There is no where to go its spring there's no storage fortunately I do have that bit many won't. Also I don't qualify under the management companies. Me and my pets will be in my car during summer. I've talked to everyone I can think of. Im scared.😢

I rent a new home in Pcola - it s a new subdivision of 3-5bedroom new homes- all have private yards with privacy fences- we have a community pool. I love my house- I pay 2450 (yes it’s expensive) but I have a 3/2 house. I have privacy and I dont have to fix anything, I make a call. I’ve been a homeowner and it was so stressful, I sold and rented in a luxury building- that was awful. It felt like a dorm- Could hear everything from neighbors. This place is a great idea and I’m happy I found it
I’m British and was on holiday in San Fran a few years back. We drove to Oakland for a plane ride and stopped at a burger place. We were literally in the place two minutes and some people smashed the car and stole a bag - luckily the passports were not in it! The security guard came over and said it happened multiple times a day. The homelessness in San Fran is insane - worse than when I was in South America, which is technically third world or India, where I’ve also visited. Very, very sad for those people but also scary.

Michael, as you have mentioned several times, owning is not for everyone. The costs to maintain your home can be very high.
For instance, in the last 3 months we have replaced two HVAC units (two 3 ton AC units with heaters) $24,000.) our home has two units.
A double oven $2000. A cook top $850, both of those I installed my self.
Yesterday a 50 gallon hot water heater, $2250 including permit.
I got a quote to trim 5 trees, $1000. We have 7 other trees. We are on a one third acre 2850 square foot single story home. PITI $2500 per month. Average monthly utilities $400-$700 in Turlock CA. We bought with 20% down (lol owe the bank) this home new in 2003.

I like owning a home but like you said, it's a lot of work. Since I bought the place 2 years ago I have replaced the electrical panel, redone the front and back yard, replaced a few windows and sliding doors, removed all the popcorn ceiling and had it resurfaced/painted, replaced all the closet doors, repaired my water heater, cleaned and serviced my central air, and have done a lot of pest work because there is a paper wasp infestation every damn spring. Despite all that, I really like it because it's mine and I have the privacy I have always desired. That and I love not moving every damn year or two.
I did all that stuff plus more in my condo on the beach ..all bills and maintenance insurance etc one bill monthly easy peasy living even have great privacy just got to find the right unit

If you rent you don't have to worry about repairs. The roof we waited almost a year and half for was $15k and then we had to replace the hot water heater middle of last month and that was a little over $1k. You need to make sure you have the cash saved for those types of things.
The biggest plus to having your own home is not needing permission to do what you want. You can have pet. You can put up blinds. You can paint. There are freedoms but also a lot more responsibility.

My widowed mother, brother, sister, and I had to move twice because: #1 house was sold by our landlord, and #2 house was being saved for the landlord’s daughter when she was getting married (no prior disclosure on either). Hence, I understand the stability point.
Our landlords said we could stay here forever. In reality, they buy land then build a house. The husband lives in one house abd the wife in another. They could not flip this little house so they rented it to us. It’s been a main source of stress that they are selling. Meanwhile, rent is going down everywhere. Landlords have never visited nor helped doing anything to the house. Owning a home keeps you alive. Your spouse makes you feel loved when he fixes something. We are worse off by renting. We had a really nice house and I have missed it for years. It was low maintenance even though it was huge. The snow kept law. mowing down to 3 mos. per year. Florida homes need way too much work. Trees and bushes and grass need 2x per week maintenance. Even your hair and leg hair grows 5x faster.
I hate Florida luxury apartments. Full of losers, people have illegal businesses in their apartments, leave their kids without supervision and staff is very rude with high turnover.

Renting might have some advantages but it has its disadvantages as well. One problem is having a tenant living above or below you and that tenant making all kinds of noise at all hours throughout the day and night. This happened to me when I was working from 4 AM to 2 PM and had to go to sleep relatively early every night. The tenant above us would be vacuuming after 10 PM or stomping around their apartment with no regard for anyone else. We brought this to the attention of the management but nothing was done. Another problem with renting is trying to get an appliance replaced or repairs done in a timely manner. You can be ignored by the landlord or by the apartment office when bringing up any sort of issue that you may have in your unit. And then there's the issue of renting a house and the landlord expecting the house to be in pristine condition all the time as if no one is living there. I went through all of this and don't want to have to ever rent again if I can avoid it. Sure, owning might come with additional expenses and rising costs here and there, but in my opinion owning brings less stress in a lot of ways. Maybe I'm in the minority on this one but that's fine. It wouldn't be the first time that people have questioned my decision making.

I was just talking to my dad tonight. They moved to Port Charlotte right before Ian. He said their insurance went from $1,800/year to $5,400/year. Plus, they're still waiting to get paid out for the $400,000+ they're owed for the damage from the storm (their insurance company went under and had to restart the claim with the state)! Great example of how I'm not seeing it in my area (Shitcago), but it doesn't mean it isn't happening in other places.

Hey Mike, I hear what you are saying about home ownership versus renting, but no matter what, a person’s goal should always be to own a home eventually, even if they can’t do so right away, becuase renting is only making someone else rich and after 30 years, what do have to show for it? In the end, if the owner decides to sell, a renter can be displaced after years of paying…. As a dude who is 56 and has paid off his house, there is nothing like it to have such security knowing it’s all yours and no one can take it away or force you to move. Yes, maintenance is a pain, but you just work and save in an emergency fund or take simple courses in home repair; it’s a chance to meet new people and you can take pride in doing your own repairs, etc. One more advice, avoid HOA if at all possible‼️‼️🙏🏾🙏🏾🙂

I built my home with good material and construction techniques that over the span of 20 years of ownership my maintenance costs are negligible. My biggest expense now is the property taxes,insurance and water bill. I did everything right as the criminal property tax will force me out of my forever home. We must look at and direct our attention at the criminals taxing us out of our homes and deal with these evil and corrupt people. The county appraisal system and the property tax is out of control and is at the heart of the real problem as criminal county appraisal districts jack up property taxes on the homes of indigent property owners in order to force them out so that shady investors can swoop in for the plunder for pennies on the dollar is a criminal act. NO! Rent is not and has never been an option for me. I bought my first home in a city where we only had five feet between the home on the east side and ten feet from the home west of us. The noise was constant where my family and I hardly could get any sleep as the local police did not enforce noise disturbance calls so we were forced to move out and have not sold that home. I built a home in the country where the neighbors homes are at least several hundred feet and not any noise. The only thing that ruins this quite home is the threat of losing it to property taxes.

In California if you don't pay your property taxes and miss the annual deadline then they hit you with a 10% penalty along with interest and fees. They will let you go up to five years still owing property taxes but when you want to sell or even refinance they get their money. So unless you are in a desperate situation, you always pay on time.
When you make fewer things a criminal act and people stop reporting because nothing happens then the crime 'numbers' go down. Just pay no attention to that man behind the curtain.

I’m up in Jacksonville and haven’t heard of any new ordinances or mandates to evade this problem. Could it be that there are simply less crazy people that can afford to “spring break” at this time? I’m still on the hunt for an affordable rental and I’ve noticed within the last few weeks, prices are up because of the season. I don’t understand what it’s going to take for things to level out. The biggest change from renting to having a mortgage is that there is typically no additional 3% raise in rent every year, over the decades its more stable payment.

Great video. Just realized that almost every one of my friends has been divorced (as I have) and all of them are broke rent in their mid 50s. I am the frugal one that bought the worst house in a good neighborhood 25 years ago, fixed it up over a 20 year period doing things myself, paid it off before divorce (bc I was frugal) and then paid it off again after divorce. I also spent this weekend fixing leaking pipes, self exterminating termites and fixing ceiling fans among other issues.
None of my friends do or did any home maintenance ever. I drive the oldest car of all of my friends and cook all my meals. My parents were dead broke when I was growing up and couldn’t buy food at times when I was a kid. Remember being 13 yrs old and deciding that I wasn’t ever gonna be broke no matter what I had to do 🙂.
Home ownership isn’t cheap. Taxes and insurance are going up. My house is old and needs regular maintenance. Contractors are in short supply and charge a ton compared to a few years ago.
I'm in NW Atl I just got notice the new homeowner via inheritance wants to put his houses up for sale. They knew a year ago and we only got word 4 days ago. There is no where to go its spring there's no storage fortunately I do have that bit many won't. Also I don't qualify under the management companies. Me and my pets will be in my car during summer. I rent a new home in Pcola - it s a new subdivision of 3-5bedroom new homes- all have private yards with privacy fences- we have a community pool. I love my house- I pay 2450 (yes it’s expensive) but I have a 3/2 house. I have privacy and I dont have to fix anything, I make a call.

I’m British and was on holiday in San Fran a few years back. We drove to Oakland for a plane ride and stopped at a burger place. We were literally in the place two minutes and some people smashed the car and stole a bag - luckily the passports were not in it! The security guard came over and said it happened multiple times a day. The homelessness in San Fran is insane - worse than when I was in South America, which is technically third world or India, where I’ve also visited. Very, very sad for those people but also scary.
First mistake is to live or have a business in Oakland.

Hello Michael. I purchased some groceries this morning, and I noticed that Kool-Aid packets jumped from 3 for $1 last week TO today I paid 3 for $1.50. Food cost are going up again. Thanks for your updates and good work.

We had the same problems in Daytona Beach in the 1990’s. It was really bad. The city had to shut down BCR and Spring Break.
Voter registrations must be checked: if you are a Democrat, pay your taxes, Republicans are exempt.
