    We recently purchased The Lion House 🦁, it’s a large home located on 2 1/2 acre parcel. The majority of the property is completely usable, but we do have some wetlands scattered throughout our property. Each area has specific buffers that we must plan around. 💭
    🗺 In order for us to properly landscape, and not receive major fines, we need a wetland delineation map.
    The majority of the time we are buying investment properties that do not need this step. But when doing your due diligence on your next potential investment check for wetlands on your property.
    📝 Not taking the appropriate steps can costs investors thousands of dollars in fines and having to rework their landscaping plan.
    Get your delineation map completed, create your plan around regulations and setbacks.

    How is a surveyor qualified to do a Wetland scientists job? I think the person you want is a Licensed Wetland Scientist. The Surveyor simply records the flags a Wetland scientist places in the field. With the costs of GPS coming down, many Wetland scientists are doing that in house and foregoing the Surveyor resulting in less cost.

    What would make someone contact a surveyor for a wetlands study? Is this something we should do for all purchased land?

      Depends on size of lot but typical costs are $5k-$20k

    What if the property is outside of the city limits?

      Then you are applying through the county building department
