Good questions and good podcast. Few things that I have learned in my past 8-10 years in the market - You can't predict the next sector rally. It is very hard to shoot the rabbit. So don't. - Get fundamentally good stocks and decent prices and hold them for a while. - Learn fundamental analysis and create a balanced portfolio that will be okay in most market conditions. No more than 50% mid-small caps. Add some gold. - The biggest driver of a young man's portfolio will be their income. Focus on increasing that before trying to optimize portfolio. - Invest in index, mutual funds, and tax rebate schemes until annual income is 2-4x the annual expenses. Only then think about buying individual stocks and learning to optimize. - Buy a home early. That one I agree with. Don't go too overboard and take big EMI. See if you can get a decent 2BHK in good location where you can get jobs in the future. - Don't buy an expensive car. - Learn the cost value of your time. Make sure you are spending it wisely :) Happy Investing!

There is no underlying benefit for home as of today. the appreciation is low. The rental yield in india is terrible. He is just talking about the leverage you get to buy the house. The interest that you pay over the years eats up more than appreciation in the current market. last decade or two specifically.
Dear Akshay, we should think why rental yield? Yield is not a function only of numerator, it also means that yes rents are low but property value is high. Why property value or underlying capital value remains high? It means its an end user market people are settling in and buying for consuming it. Why do places like Dubai have high rental yield, its because people are there for some time, unlikely to settle beyond a few years, they rent and there are fewer end users so investors are pre-dominant and they make rental yield. In India, if you take reference point of 2010-2020 you will end up making conclusions especially like "appreciation is low" because you have chosen to ignore what has happened to rents as well as property prices from 2020 onwards. And now apply leverage principle on this.
Bhai mere you are in index options, usse bada leverage ka example nahin hai and you have issue with home loan which is used to create an asset with near certain preservation and growth of value. Thoda toh yaar kabhi aaina dekh liya karo mere bhai, thoda toh dimaag lagao. Loan nahin lena chahiye aisa hissab hai toh mereko batao index options mein leverage kya hota hai?

Good questions and good podcast. Few things that I have learned in my past 8-10 years in the market
