I’ve got 13 acres I live on. One tiny house almost finished and 2 others on their way. But I agree. Everything is figureoutable so don’t complain and figure it out.

Young people looking to buy a home can buy land amoritize through a loan. Then when they are ready gey a construction loan. You don't have to buy the most luxurious home. An engineer in Arizona put two quonset hits on his home. The large quonset hut is his home and the smaller one is an Airbnb. The reason he chose a quonset hut is its durability and speed of construction which saved alot of cost.
Land values normally do not depreciate. Home values can depreciate. Land is always a safe investment. Especially if you buy before developers get into an area.
I've been looking for land in Pennsylvania and upstate NY. Most likely I want an off grid getaway but I recently read some comments from NY land owners saying land is "affordable" but as soon as you build something the taxes become egregious. So I removed NY from my search. Have you found that to be the case?
I love your passion for this. I made a crazy decision to buy land recently. All these dreams of making a waterfront glamp site. Ran into Northeast USA politics and regulations. Have you researched land in our area vs other less inhabited areas? My major issue with that would be the travel and maintenance.

I never thought of it like that, the difference in lands ability to depreciate (or not) in comparison to traditional homes.
