Narrow road, railway overbridge , traffic, that place is hell. Dont waste your money. Lot of apartments are coming in that area and narrow road alrady not able to handle the traffic.

I have bought flat 3bhk 1611 sqft for 2.2 cr for investment in dec 2023 I am expecting price to reach close to a)3cr by end of the year 2024 and close to b) 3.7 to 4 cr by atleast posession. My query is (-assuming my expectation turns out to be completely true) which option should i go for a) or b)? will it be easy for me to sell 4cr flat at that time. In 2-3 months i ll be willing to sell that time..
Hey Jay, your decision when to sell is quite dependent over the location as well and type of builder also. Based on that if its in a centrally located location and a premium builder you can wait till b option. Otherwise you could go for a option or a c option that is renting the flat.
I, too, booked a 1611 sqft flat in Dec(2.2 cr + 3 lac for floor rise charge), . I am surprised to see the figure you have mentioned here. I thought it may go up by 10-15 lacs in a year. I know a guy sold his sobha sentosa flat for 11 lac profit after an year. He booked that flat for around 1.7 initially. Do you know the current price of 1611 by any chance? Please let me know

Thus 1000 rs per sq ft has already appreciated by last month.. so 16 lacs(1611×1000) profit you can think of already in that sense. They are saying last units they will be selling at around 17K per sqft by end of year or beginning of next year. That means by that time approx 5000 per sqft. 80 lacs appreciation should happen. And this should happen by end of year. If this happens then at time of posession, price should touch 3.5 or 3.7 cr. Am not sure much about sobha sentosa. But I got to know about a person who bought at 1cr and sold at 1.5 cr but it took him till posession. Not much knowledge about those flats. But they also seem to have given good profit to investors.
