Yes I have a question. How is your beard so awesome?
Great question. Just like anything, it takes years of hard work. 🧔♂️
Do you have to pay everything in once or can you make monthly payments?
So is it an absolute sale? DO you have to pay the liens?
How did you go about funding. Cash out of pocket?
Cash up front at auction then have a community bank refinance me out.
“You have to assume it’s not going to be terrible inside” What? Why? I would assume it’s going to be absolutely terrible inside, no?
Better to err on the side of caution and be pleasantly surprised if it turns out to look good I mean
Normally yes, however this particular property was only about 2 years old in a brand new neighborhood. That is why I didn't think it would be a complete nightmare. Otherwise I always assume the worst!
Thanks for this - Same situation here - any email to reach out
Was this a bank-owned or was it auctioned at a court?
Good question. It had already been through foreclosure so it was bank owned, but the prior owners still occupied the home.
And that’s why the eviction. Thanks
Hey! Any updates??

Hi Kevin, how did you get the tax amount from your sales price?
I just did a standard Illinois tax pro-ration based on the current tax bill.
@@keithmcmahonThank You.
👀
Mind me asking how did you finance this buy? cash?
I ended up putting a community bank loan on this one. 75% off purchase price.
