Both time and price correction are in place now, prices will correct for 90 percent of the projects in Gurgaon. It's stupidity of people also who invest without any research, just FOMO investment is there in flats as end user is not available market this is ground reality. Projects were sold on parchi sales, now the investors want return of capital instead of return on capital.

Same ways Noida Airport is farther than IGI, further IT is in soup and Noida is highly dependent upon IT. Lot of offices are lying vacant looking for lease. Its a traders market which is keeping price upwards however I feel due to absence of fundamentals (end user affordability) its a bubble and probably we are heading towards a crash likewise 2014..

In my opinion very soon all buyers will disappear from the market and sellers/ investors who want to exit will be every where. That is the time real crash will take place; In my opinion 12-18 months from now.
Ye sab builder and broker ki mili bhagat hai. Builders continued increasing prices but brokers didn't question them anytime...in fact brokers supported them in sales. Thus main culprit are brokers which sold their projects at an exgerrated prices. That time brokers were busy in making money along with builders. Now when clients goes away from market then these brokers started making these videos and put all the blame on builders and to get sympathy as well as to gain trust from clients. Taali kabhi ek haath se nahi bajti. Ab sab brokers innocent hone ka dikhawa kar rahe hain kyonki sabko pata hai ki videos se kucch clients sochenge ki Yaar ye to bahut saccha broker hai. Lekin clients ko sab pata hai. Otherwise ye sab videos 1-2 saal pahle aani chahiye thi..tab sab clients ko lagta ki ye broker sahi hai jo market ke against bol rhaa hai. Lekin paisa bhi to kamana tha na beedu. 😂

This was always a inflated market any way, there are no end users only people who are looking for appreciation as investors are buying the rents are very low and builders are full of greed , there people need to understand , buy what is needed this is greed of investors and greed of developers at the extreme , think about the end user can some saleried couple every pay the EMIs ever , or will shift to small towns around , mumbai took ages to reach there , NCR does not have opportunities like mumbai. the greed if people has reached to extreme one more long term capital gain tax rise will finish this greed completely. house is for living don't make it a commodity buy to live not to trade! most people who really need a house to live will remain homeless , look as new your streets you'll see so many homeless people as they cant afford to buy or pay rents, this greed will in the end collapse, people will not buy any more. like europeans almost stopped using cars and prefer to walk or take public transports , think from your head , in the end its end users who will buy these house.

Before buying a flat in any society, please make sure that they have 33KV line installed otherwise you will have no other choice left other than paying 30 to 35rs per unit for electricity. Only 5% societies have this and rest of us are paying 10,000rs. Each Month at the lowest for electricity during summers which last for 8 months in an year in this area.

Because of Rera builders could not fool people as they used to, so they come up with the price hiking scheme and ask foe 20% money for good return, and that much hike is possible only in luxury homes which they knew very well the inflated price is gonna settle down near delivery time or even before and all those 20% investers will get trapped then LEGALLY without harming Rera clauses.

Every investment is Subject to market risk. Do your own research before investing. As investor enjoys profit same way Loss need to be absorb.
Govt is not responsible for people investing out of FOMO, real estate is for end use not trading/investing. People should be responsible for their stupid actions, and they will get stuck when they dont have further money.
In fact to keep a check on fake inflated rates in ncr market, govt should make it mandatory for seller to sell at launch price if the inventory is being sold within say 3 years of launching. That could be one of the way to treat differently real 'end user' and fomo investors.
