I also have the unfinished upstairs. The lower floor is 1950 sqft. We closed on the construction loan in June 2021. It’s now Jan 22 and we are about to weeks from done. They started working on the foundation in early November 22, and the main pieces were delivered to the property the weekend after thanksgiving
Can I ask what company you used? Were you happy with the final product? Any issues? Would you do anything different? Also how long after deciding what home you wanted to move in date? Thinking about going modular too.
We used royal homes out of Summerville sc, the brand of the home itself is r-nell. Overall happy with the home. We did have an issue with the flooring in one of the rooms, and a few of the breakers were bad and kept tripping randomly, but nothing major. And from the time we decided and ordered it to ready to move in was around 7 months, but I did already have the site work and access road ready ahead of time
Mostly drywall where the two parts come together, flooring, installing all hvac systems, hooking it to electric service, running the plumbing lines in the crawspace for the septic system, and other small touches
Keith, How are things with your R-Anell home 2 years later? We are in the South Carolina upstate and considering going with one of their larger offerings. Would you do this again?
Overall things are pretty good. The only issue we have had is some of the flooring coming up in two places. But its manageable to live with until we replace it and I don’t know if it has anything to do with the house itself or who installed it
Do I have a question to ask where the two sections meet how does that Halo space in between the walls of the two sections get filled are they insulated in between the house space and what about underneath what keeps rodents and mice and bugs and things like that from crawling up between the two sections of the home
Where the two halves meet it’s not insulated, but it is sealed off with plywood on both halves. The walls on the inside of the house where the two halves meet are double walls with plywood between them

Everything was arranged through the company that sells the home except for well and septic tank
How much per sq ft?
It’s 1950spft finished and we paid around 240k so comes up around $123/spft
how much additional to do that type of foundation?
The foundation was standard and included with the price
