Sir one question.. In 1993 we purchased the land and now in 2020 when we are going to sale this land, we came to know that in our land registry the road side of the land is given wrong.. Actual the road is in east side but in sale deed its written in west side..if the seller refuse to come,can we file case agaist them.. Canit get rectified by the court and how much time will it take.
@KS PRADEEP I have a similar problem. The measurements and plot number where written wrong. Though the land is still in my possession, i dont have the patta due to this. The builder from whom my father purchased is not cooperating at that time and we had a ugly fight with them. My father purchased the land and he have passed away. The seller from whom i have purchased have passed away. I don't know where his legal heirs are. We purchased the land in 2002. Do you have any suggestions?

And if court adjudged rescission deliverd up to cancelled then in this scenario, whether section 27 (rescission) and section 31(for cancellation) both are applied by court kindly reply warm regards
Nicely explained, but its not ratification. Its rectification. Ratification is a totally different and rather opposite thing. Ratification means to confirm or to give assent. Wherever, rectify means to make ir correct or change.
