6 nail is good by you can over ride the Fl Building codes by having a engineer set the specs of the project. I no this for I had a home in the keys for years. sold it 4 yrs.
I’m 40 yrs in roofing business in Dallas area. There is no insurance carrier that do not cover metal roof. Many will tell you that simple hail dents in the metal is not a covered item. Why? Because it will not effect the life of the product. Metal roof will cost about 2.5 x the cost of asphalt. Over time the colors fade to the point of being unsightly. The best choice is a class 4 product. It adds $50 per sq to a typical asphalt product cost. Most are pretty good, other than certainteed(who is knowingly sending out a product that will be a problem). The man produced this video is absolutely on the mark w his info. He obviously knows his trade.

I would seriously be shopping new insurance then because standing seam metal roofs are 100 times better than an asphalt roof any day of the week. This is the first that I've heard of an insurance company not covering a metal roof. I would contact them and find out why it may be they just need to add an amendment to the policy. In the long run it is cheaper for them to ensure a metal roof than an asphalt roof. All these crazy storm chasers out there is what's causing the mass of changes we are seeing in insurance today and truly this crap needs to stop. And I am totally okay with like flood insurance we now have hail insurance if you want it covered then you pay for it and keep the basic rates down. Just my two cents
@@av1204 Thanks not quite correct being I no for a fact they are covered with most Insurance co. Its truly sad that you the home owner need to get educated about what you need and expect, you going out and shopping rates only is going to get you coverage that is not excitable when you needed it most. You need to tell you agent that I want 100% coverage against hail, fire water Etc. and everyone needs to up replacement cost by 30-50% incase of a fire or you will find out as many have the replacement cost was not enough.
Hope you have time to answer this: I have a hip roof with no vented soffits or gable vents. It's got one old whirlybird that spins like a top. It's got about 2 inches of cellulose blown in. I want to add like 18 inches of blown-in insulation. But there's no ventilation. I cant get into the corners to install bafflles or ventilate soffits that are boxed in. It seems my only alternative is to build small dormers on the roof and install gable vents. What do you think? Thanks
There is a product called edge vents, which are kind of like a ridgevent but for the eaves. You install those about 3 or 4 feet from the bottom of the roof to provide air intake.
He is talking about a simple laminated shingle. Looks the same as a normal 30 yr shingle. GAF or OWENS CORNING are the best available. On other end of quality scale is certainteed. They are head and shoulders the worst product on the market. It is shocking to me that certainteed keeps producing a product that will fail. They know they are failures but produce it anyway. If u are in market for a new shingle I suggest any other product except this one. My distributor for the last 40 yrs has been happy to sell their products knowing they will fail. I had an important job for an insured customer with Usaa insurance. Bottom line is I initiated process for a claim. Their first and only question was, ‘let me guess, this is certainteed product’. They used this product because they knew someone who used them. In my opinion the best class 4 product is the Owens Corning. All roofing products are not equal.
@@craigburnett6099 I ended up buying malarkey vista AR 40 year sbs polymer modified. The supplier was local but recently was bought out by SRS. Their competitor down the road quoted me contractor pricing for my whole materials order. Only thing is their shingles that they had in stock were made in February of 22. So I got ahold of these guys and they had some that were made this August. So I got them to honor the other places pricing. I'm very happy having gotten legit class 4 impact rated sbs shingles for about the same price as a landmark AR oxidized asphalt shingle. For SBS class 4, malarkey is the best deal. If you can get em. They aren't available in the east yet. I was barely in the distribution zone in sw MI.

I never had issues with felt as a general contractor. I am retired, and doing my last roof, mine. I was taught to wait 15 years for any new product to prove itself. I think I will be sticking to felt, it is proven itself, and your argument is sound@@letsdiymyhome
Well, you answered that. High heat Underlayment and some purlins. 100 true about the exposed fastener, but it is prevatable. They make caps to prevent the uv deteration. Standing seam are beautiful but expensive and they can be done wrong as well.
I'm getting totally overwhelmed and frustrated with trying to decide what shingles to use to reroof my SW Florida home that just survived 3 hurricanes this year. My current roof is 23 years old with GAF Timberline T30 slate color. Most all the granules are gone and we have some leaks. The roofer I want to use says he can use a similar slate color in either Certainteed Landmark or GAF Timberline HDZ. However, his business got flooded in the hurricane and he had to throw out all his shingle board samples, so he just emailed us brochure pictures. He is also extremely busy right now repairing hurricane damaged roofs, so I can only text him and wait for replies. We went to Lowes & Home Depot to see actual shingles, but all they have is GAF HDZ and I was very disappointed in the slate color appearance and shingle quality. They look like tarnished copper green paint was sprayed all over the bottom half of the shingles. And when I gently pulled a few shingles out and looked at them, a lot of granules fell off... A Lot! Is that normal? The pictures of Certainteed Landmark colonial slate color looks more appealing, but I can't actually see and touch a real sample. This is a huge expense for me on a fixed retirement income and at 66 years old, I want the shingles to last for my lifetime. How am I supposed to choose the best one?
well Certainteed shingles have more granule loss then most manufactures let a lone the lest wind warranty we wont install them here. GAF Timberline & Owens Corning have a 130 MPH warranty as well as the Metro Steel Shingle. Owens Corning also offers Class H shingles of 150 Mph options. But in all honesty that sounds like that is no the Co. for you. I would not trust any one down there (storm chasers) do your own research find what's best for you! Asphalt vs Metal and etc. We have friends that got hit by Milton's tornado but came out with a couple missing shingles and a post driven through the wall. They believe this was due to the roof decking was upgraded to 5/8 and glued down with floor adhesive and screed then all shingles 50yr O.C. 6 nailed. Note: I like that system! I would do 12" 26G Standing seam metal roof it that fits ones budget. or(edco) Arrow Line Slate Steel Roofing 160Mph warranties... I hope you see the deference, A real Co. is going to bring you a load of options the pros and cons of each each .... My feeling of a contractor is what can I do to prevent this in the future
one more note: think about WR Grace Ice and water its the only ice & Water today that truly seals around the nails... Commercial builds we cover the roof with it! NO MORE LEAKS NO FELTS NEEDED!
I have a full hip roof on my house with a dormer that has screens in the windows, my soffits are non vented, i installed a fan in the peak of roof. Is this enough ventilation or should i add some sort of soffit or edge ventilation?
Thats a hard question to answer only because you have what they call a hot roof... They can be converted to the traditional system that is used today by cutting in overhang vents then installing 750 vents on the upper sections basted on the sq ft of the attic. as for the fans Im anti-Fans I rather see you spray foam the under side of the roof decking and turn it into conditioned space.
I was told by several roofing contractors that felt paper is no longer used because of being a oil base product and because the paper deteriorates overtime. The other reason is that the manufacturer will the honor this for the warranty.
well if your using asphalt shingles you want felt paper as for there statement "oil base product and because the paper deteriorates overtime" that is correct as the paper dries out the oils are absorbed into the shingles extending the life of the product.... they like synthetic felt but pending their there install habits (hammer tacker) its not watertight anyways, heck the time they install the shingle its not water tight ether. its only benefit is fast install and somewhat water tight tell the shingles are covered. Our roofers are roofers are begging for synthetic felt but no they are not getting it.
As I stated in the video synthetic felt works well but guaranteed to shorten the life of the roof..... Please go back and watch the whole video and it's explained very clearly why I don't recommend synthetic felt.
As far as the Synthetic vs tarpaper. User preference at the end of the day in my opinion. Pay attention to the requirements of the warranty some will require you to buy the system including Synthetic.
Yup its quicker and faster for the install and totally expectable, Just not for me and thats just my feelings ok. I like 30Lb felt and thats what I installed but the catch is you need to shingle over it the same day or it will oil can and look like hell. I guess we need to do a test showing felt out last synthetic.... Remember this is your home they need to do what you want and thats the bottom line ICE AND WATER IS A MUST 2ft past the out side wall so if you have 3ft over hangs you need min. of 5ft
@@letsdiymyhome I got 9 rolls of ice and water shield and 6 plumbing boots but they are plastic with rubber on the top . Would it be better to go get Metal ones instead . All the supplies were delived yesterday and noticed the plastic boots for exhaust vents . I have ice and water shield over half way up the front of my roof that was done in 2008 and company that I bought it from told me don't let contractor remove it or it could delamenate the osb or plywood under it . They said leave it since it self seals . Contractor is coming monday the 29th to do the roof . Thank you for your input . So up the sides also with ice and water shield . the gable ends have a soffit of 2 feet and front and bck are 1 foot soffit but front porch roof covers over top of that soffit . I get most of my wind coming up the front of my house , I am up on an exposed hill

I found a couple in lowes and home depot but all of them were damaged . Looks like someone cut the box and cut through the rubber . A few of them the metal flange was damaged beyond repair . Roofer is supposed to start monday. He can't find anything but plastic ones . I can order them but they won't be here until after the 5th of Feb. . Everything is delivered and under my carport

I have to now get money back on 15 rolls of 30lb roof felt .I figured it is better to be safe than sorry . Since i am way up on a hill and exposed to wind driven rain besides just rain .This was my dream retirement home 3 1/2 acres and a headache house I designed . Glad it is just a straight roof , no valleys no dormers
@@highmarkroof Is Edge Vent a proven product though? I don't hear Building Science talk about them. The penetrations are not facing down, but diagonally-horizontally. My gables + ridge vent work fine it seems although my house is on a high wind area I think.
@Claire H. I put edge vent on my home. The goal is for the hot air to rise and suck the cooler air in. Only air circulation near the top may cause decking issues
It's possible, though not guaranteed, that the resale market will pay more for a house with a good condition metal roof than for one that has an asphalt roof that will need replacement soon. Therefore, the relevant consideration for deciding metal vs asphalt would NOT be your age OR how long you plan to stay in that house. That concept is what's known as 'thinking about the preferences of the other buyers'. If you believe that the resale market does NOT properly reward 'good quality roofing', then go ahead and install the quality that matches YOUR preference. The same kinds of considerations apply with solar installations, good wiring, low maintenance decks, and a host of other decisions regarding premium components and premium installation processes.

In Florida, building codes require 2 layers of synthetic and 6 nails per shingle.

I'm about to have GAF Fortitude Shingle through Power Home Remodeling with a 50 years warranty in a pop. Will see after 50 years. I am 50 now...!😀
Focus more on good Underlayments and make sure you have good ventilation in the attic air. Also make sure you have more than 4/12 slope on shingles.
Here in the brutal Phoenix AZ heat, the synthetic felt is not holding up as long as the 30lb tar paper.
and I expect to see this issue pop up more as time goes on.... Not what it is cracked up to being....

How does adding more nails keep a tap from blowing up when the tap is held down by roofing contact material not nails?
It doesnt, it helps prevent full shingles from blowing off in high wind situations.

Use Hip ridge vents. They are slanted to keep water out. I’ve had them for 13 years. Work great.

I coat my decking first then install 30 tar paper with ice and water. The underlayment is the most important followed by excellent flashing work.

As I stated in the video synthetic felt works well but guaranteed to shorten the life of the roof.....

Soffit vents with a ridge vent and I thing more is the only proven option
Edge vent if no sofits, Ridge vent. And if they have gable vents, you are going to have to close them up.
@@highmarkroof Is Edge Vent a proven product though? I don't hear Building Science talk about them. The penetrations are not facing down, but diagonally-horizontally. My gables + ridge vent work fine it seems although my house is on a high wind area I think.
@Claire H. I put edge vent on my home. The goal is for the hot air to rise and suck the cooler air in. Only air circulation near the top may cause decking issues

It's possible, though not guaranteed, that the resale market will pay more for a house with a good condition metal roof than for one that has an asphalt roof that will need replacement soon. Therefore, the relevant consideration for deciding metal vs asphalt would NOT be your age OR how long you plan to stay in that house. That concept is what's known as 'thinking about the preferences of the other buyers'. If you believe that the resale market does NOT properly reward 'good quality roofing', then go ahead and install the quality that matches YOUR preference. The same kinds of considerations apply with solar installations, good wiring, low maintenance decks, and a host of other decisions regarding premium components and premium installation processes.
I have a 3 tab roof in Georgia it is 20 years old and holding. I am replacing this year.
Sounds like improper nailing .... I would not reinstall 3 Tab Shingles

30 year shingle gets you 15 but they advertise 30. What is wrong with that? Time to go after the manufactures for false info.
30 year gets you about 25 to 27.
