    Hey guys always remember this number one rule as is exactly as it's advertised as is. If someone does not have the vision to take a home and make it their own with their own ideals nobody else can do that for them it's their vision. I took a two-bedroom mobile home 38 years ago my husband from California from the rich family of course he lived out of his means when we first married. We had seven kids and we needed a home nobody would rent to us I saw the potential in that two bedroom mobile home. In a few years it become a five bedroom three two bath. It takes a little time one project at a time. And showing a home like this free is free as is of course always get your fee finders fee and reimbursement of what you have put into it to save it. I wish you guys lots and lots of luck you're on the right track buying a home nowadays is very expensive. Everybody deserves a place to live

    You somehow managed to solve a problem for me with this video. My boyfriend's father's mobile home is in severe disrepair and several of the walls would not pass your shake test. My boyfriend and I have absolutely NO experience in DIY, but we have to try to repair this home for his dad. Between you and another RUclipsr who works with frame houses, I have now learned how to fix rotted floor joists and what to do about shaky mobile home walls. So, thank you. I'm almost getting excited to tackle this black mold-infested, holey, crumbly mobile now.

      @That One, I don't know if you have found Drew's roof repairs RUclips channel, but he has lot's of info showing floor and wall repairs also. Many people are tackling mobile home repairs instead of trashing them. Just be careful who you watch, there is some horrible work out there too!😇🥰

    It’s sad to see the lack of pride of ownership. Still for free you can’t beat it. Any free homes in my area are so much worse and usually pre-HUD codes.

      Hi Zane Sutherland. Thanks for reaching out and connecting. You're right about it being difficult to be the free price. However this home is far from free and reality. It has taken Casey time, energy, a bit of mental stress, and some money to get this home looking better and ready for resale. In some areas of the country, or even town to town, you may have to do a lot more work to get the home resold versus other areas. Keep in mind that even a "free" mobile home is not something that you always want to purchase. Again, just because the home is free does not mean we should always purchase it. I mention this not just for you but other folks reading these comments.       Thanks for watching. Good channel name! I took a few moments to go on Craigslist and definitely found mobile homes in the $40,000 or around the cheapest in my general area. There are certainly some methods of advertising and marketing that will produce better results than others in most markets. However it is wise to have multiple ways to find and attract sellers rather than just one or two. We ideally want to find and attract sellers prior to them listing online if possible. This is definitely easier said than done in most situations. We certainly do help some sellers with other types of situations, such as the home has to be moved, severe title problems, or serious repairs needed in the mobile homes as well. I would encourage you to use free and inexpensive ways to find and attract sellers rather than spending a lot of money on direct mail or expensive online ads. However there is definitely a time and place for more pricier and targeted advertising. While this definitely is a vague answer I hope it helps and points you in the right direction. Lastly, this video was recorded in Texas outside of the DFW area. However in every state there are free and very affordable mobile homes within driving distance, however they certainly will not last. Sellers have more options these days and we need to be well known and act quickly when we have decent opportunities. Hope this helps and makes sense. Feel free to keep in touch moving forward. Anyone that would want to live in the home or have their kids or pets in the property would likely want to replace the carpet/floor covering as well. However it depends on the exit strategy as to whether a mobile home investor would want to make this repair or not prior to selling the home. Whether replacing the carpet or not, removing all of the debris and feces and junk and everything else is important with regards to making the home more attractive to more and more potential buyers with cash.     House has a lot of potential we have gotten a Few Free house trailers / park model trailers are travel trailers you just have to be on the ball we've gotten some really nice decent shape places we had a 3 bedroom 2 bath put on 3 Acer's the others we fixed up and sold to families for a good deal we are getting a few in Phoenix Arizona

    I live in a 1996 1 bed, 1 bath that's in great shape. Wonder if I should have done rent to own. Would be cheap to update.

      Hi Andrew. If you live in the mobile home then it sounds like it is already providing you good value. 1996 is definitely not that old at all. It sounds like it is not too late if you decide to sell it via a rent to own type of program. However make sure you thoroughly screen any buyers, receive a good down payment, use the correct paperwork, and make sure you are moving into another home that is a comfortable situation for you.     will the park let you move it? That's another thing to check into in fact the first thing to check if you plan on moving it.

      Hi Bobby. You are so right. That is definitely a good question to ask before purchasing any mobile home inside of the park. However I would phrase the question in a way that lets the manager think you do not want to remove the home if possible. Most managers will not want you to remove the home in most situations. This will reduce the value of the park and reduce the revenue as well. However some parks have no problem with you removing the home, keep in mind that many of them will not stop you however you will burn a bridge from investing in the park in the future.       @@MobileHomeFormula Thank you for your reply. I didn't know this kind of information, how ever I did tell our Manager this was what we are going to do. Let me explain a little bit about why we are moving it. First, the manager has been raising our lot space for the last 5 or 6 yrs. We had no problem with Five or even a ten raise which is what started with, then the next yr comes and it's a 15 dollar raise so within a 2 yr it was a 25 dollar raise now both my husband are on a low fixed income, and he keeps raising the rent. it's now been raised up to 740 dollars, which when we moved in it was only 340 they pay the water sewer and trash, and now we just cant afford the lot rent. Just yesterday we got home found a note on our door that read, we now have to pay for water sewer and trash from now on. We had water problems from day one, and they said it was on us to pay oh I can go on about this so I wont bore you to death. I do have other questions to ask, but I'll ask tomorrow it's late.     Based on the interior materials, especially the walls and single pane windows, along with the typical roof leaking above the windows, I would've guessed it was a late 70's model. 😳

      Great comment! If the roof is original that you make help give the average person a clue to the age. On a single wide a pointed roof will indicate that the home is roughly 1982 or newer. However if the roof is curved, with no point to it, then it is usually in the 60s, 70s, or very early 80s. Hope this helps and makes sense. I am a full time IT project manager but my passion is to build a community for the poor who are old and disable who cannot afford expensive homes and trying to solve a real estate problem that our country is facing. I am sure there are very junkie mobile homes that you could purchase at some type of used mobile home dealership, however you would not want to do this. Unfortunately there is no dealership that I know of that frequently sells nice to thousand dollar mobile homes. I don't even believe dealerships sold this cheap of homes at any time in history. The truth is this business takes hard work and regular effort to attract sellers and find sellers that need our help quickly. Investors that I have on this channel bust there butts on a daily basis to find and attract these very good deals. You have a large metro area with a ton of mobile home parks and also mobile homes on private land. Is your job to let people know who you are and that you are able to help them. This is definitely a bit of a vague answer however I I hope that it does help and point you in the right direction. Talk to as many people and go to as many places as you can with mobile homes to find and attract these type of opportunities. Be ready to jump on them when possible. Additionally, great job with regards to purchasing these good land deals. Glad you're getting into those tax sales as well.     Need a home for my son and grandson I have plenty of property due to covid has lost his job he's self-contracting you guys may need him sometime he's a welder he's a superintendent on the pipelines but he can weld anything. Yours was the first ad I like your enthusiasm I used to do the same with cars a salesman for five Star Ford and Mazda and Freeman Toyota on the side I bought repair and sold cars and horses I love horses.     Past a certain age would a free trailer be too much to fix? I got a bead on a trailer from 67'. If anything I want to get a sense of what to do with a handyman special.

      Hi Kyle. Thanks for reaching out and connecting. Age definitely has something to do with it for sure. If you fix up a 1967 mobile home completely you will not be able to sell it for anywhere close you would be able to sell something from the early 2000's. However depending on the neighborhood, location, and demand you should not fix the home up completely, but rather sell it needing some repairs and disclosing everything you know about it to a new buyer. Perhaps an all cash buyer or perhaps a monthly payment buyer. However to answer your question, yes there are certain repairs or deal breakers that would make almost any free home a potential pass. However when dealing with homes prior to 1976 the ability to move them to other locations is much more difficult. There definitely is a lot that we could talk about when it comes to this topic however I hope that this helps and makes some sense.     So how would you go about a deal like this with the intention of moving it to your own land?
    In this scenario, you are basically putting another tenant in the home making the park owner more money without them having to deal with it.
    How would you go about finding a free trailer minus back lot rent and taxes with the intention of moving it?
    I am asking because we have land, no trailer and stuck renting. We would love a nice little fixer upper like this

      Thanks for reaching out and connecting. In most areas of the country you should be able to go on Facebook marketplace and find a decent number of mobile homes that "must be moved". Those homes may certainly be moved to your land, depending on a number of factors. However if you are looking for freer types of mobile homes, then it may be good for them to find you. I would encourage you to reach out to local parks to see if they are getting ready of any eyesore mobile homes that they do not want to the community anymore. Many parks are getting rid of their homes from the 70s or 80s or 90s and getting brand-new homes. Sometimes parks want even newer mobile homes are moved because they only want brand-new properties in the community. However if the park managers do not know you, then they will not tell you about these opportunities. Hope this helps and starts to point you in the right direction. Keep in touch. All the best.

    How often do you find a mobile home for FREE that doesn't have to be either moved, or completely rebuilt, or both?
    I lived in a mobile for more than 20 years. In a park that went from privately owned to a resident owned coop. If you have a good park and neighbors, it can be a good life.
    I had a big choice to make. I could put a lot of money into my MH to fix it up to livable or I could buy a new house. I thought about replacing my MH in the park but would still be in the park. If I was going to move, I wanted it to be onto my own land anyway. My MH was in terrible condition infested with mice and I still got 10K for it. My buyer could build a new home under the metal roof I had just put on.

      Thanks for reaching out and connecting. Great job selling your mobile home for $10,000 even though it needs so much work. You were able to get that price because somebody was willing to pay that price. You were also wise enough and had the time to put the home on the market. We are picking up mobile homes for $0 in rural areas as well as in hotspot metro markets even in California and Arizona. However I do not like to say free as usually the homes do need some rehabs or the people are behind on payment significantly. On average we are usually purchasing every one in 10 homes for a zero price. This is just the tip of the iceberg when it comes to this topic. However if you have any follow up or specific questions never hesitate to reach out any time. Great job again selling your home and I hope you find another place to live that you love and the neighbors are friendly.

    Hi John... This video was awesome and informative. Especially for new investors such as myself. Please do more. I live in the Houston area. I have emailed you about this kind of deal just yesterday and then I saw this video. I have a few potential opportunities coming up after weeks of endless legwork. It's been a process but I am still excited about the possibilities. Although not one deal just yet. But I Ann connecting with residents in the park communities who hand given me leads in addition to park managers. This video for sure answered my questions about obtaining more cash flow in the beginning by doing a handyman special instead of renting to someone. Although my long term goal right now is rental income. One question I had was did he replace the skirting or just clean up around it?

      Hi Cookie! Thanks for reaching out and connecting. You definitely are in a decent area for this type of investing. There are hundreds of mobile home parks within a 40 or 50 mile radius of you. I am unsure if you are looking to purchase this to live in or for an investment. Any free or discounted mobile homes will be sent to the folks I am working with already in your area. However I am absolutely sure that you are able to find good deals as well. Aim to reach out to all of the local park managers that you can find. Let them know what you are looking for and your goals. With regards to an outcome… Casey is put around $4000 of repairs into the mobile home. Much of these have gone into cleaning out the home, wall repair, mold removal, and plumbing underneath the mobile home. He sold the home for approximately $10,000 to a quick buyer that is going to do the rest of the repairs and move into the home personally.       Thanks for watching and commenting. Good question, I'm glad that you asked it. We actually said free-99. (I'm not sure if that is something people say anymore.) Mobile home that we are walking through in this video was zero dollars. However there was some back due lot rent that was a few hundred dollars. The seller realized the home needed a good deal of repairs, the park does not want it, and the seller was not living there and did not want to pay lot rent ever again. These were part of the reasons that we were able to purchase it for zero dollars. I hope this helps and makes sense. Any follow-up questions that you have never hesitate to reach out anytime.

    I have a mobile home here in Long Beach my rent keeps going up2 x a year , is it possible to move it? Do you know a place in San Diego to move it?

      Thank you for reaching out and connecting. That is awful and disgusting to hear about your rent going up double per year. Some park owners do not care about the residents and only look at them as a $. Plus, if the park keeps reselling in the new buyers are forced to raise the price if they overpaid to purchase the park in the first place. Mobile homes are definitely mobile, however if they have a lot of additions or were built before 1976, or have a broken frame, or are locked into a space due to trees or a building that cannot be moved, than the mobile home may be very very difficult to remove. You may call a few mobile home movers and send them pictures of your home to ask if they would be able to move it and give you a price to move the home within a 30 mile radius. I do not know specifically of a park in San Diego that will take used homes. Most of the parks I am familiar with one brand-new manufactured homes only inside of the community. In many areas mobile homes are not that affordable anymore. I'm sorry to hear that you are going through the situation in the first place. I'm sure this is not the answer you are looking for however I hope it helps and points you in the right direction. Any follow-up questions please never hesitate to reach out anytime.

      Hi Tammy. Thank you for reaching out and connecting. That is a very good question about receiving a grant of some kind for a new mobile home. I would definitely encourage you to search Google for grants in your state that you may qualify for. With regards to finding and negotiating a free mobile home you'll need to talk to a good deal of mobile home park managers and mobile home sellers. You talk to a few hundred managers will most likely find a free mobile home in need of some or a tremendous amount of work. I hope this helps and points you in the right direction.     Hey John! A couple of months ago I asked your opinion concerning mobile home investing and the possibility of the BBB bill making all buildings and remodeling to "Net Zero Standards " I came across a few websites that are building mobile home parks to meet that goal. The search terms were net zero trailers. This would be a great way to recycle those "free homes" into a net zero park. The community could have an organic garden plot and possibly small livestock. With this housing boom of Californians to Austin, it's something that could possibly sell just east of Austin. You need some land without restrictions.

      Hi Shirley. Thank you for reaching out and connecting. Free mobile homes can be found all over the country. In every state you can find the occasional advertisement for a free mobile home. However if someone is advertising for a free mobile home is likely valued at even less than free. This means that in most situations free home will not be worth your trouble to live in or invest in. Perhaps it is to destroyed, not habitable, must be moved, or some other reason that would kill the deal. I mention this because you can and should look online for free mobile home opportunities. However almost everything online will be snatched up very quickly if it is advertised at a low price. You may also want to reach out to every local, and not so vocal, mobile home community manager to find out if they have anything that is very inexpensively priced may need a good deal of rehab. Since you are in a desperate need of a place to live I would encourage you to reach out to some type of apartment rental service that could help connect you with an apartment or place to live within your budget. This is probably not the answer you are looking for however I hope it helps and points you in the right direction. Is the park making you remove the burned home for the pad? Hope you are all safe now. I definitely encourage you to reach out to all the local community managers if possible to see if they have anything for sale or perhaps a handyman special the park may have taken back recently. New update: Casey is put around $4000 of repairs into the mobile home. Much of these have gone into cleaning out the home, wall repair, mold removal, and plumbing underneath the mobile home. He sold the home for approximately $10,000 to a quick buyer that is going to do the rest of the repairs and move into the home personally. Personally I would love to see how the home turns out as well. That is a big joy of mine; I love returning and checking in on payment-buyers that I sell handyman special type mobile homes too. It is great to see the improvements in these homes, and the joy in the buyers eyes as they explain the really good improvements they have usually made and value they have added. If this is the case that I would encourage you to go one of two separate ways. Either you want to speak with the local realtor, broker, or new mobile home dealer in the area that can sell you something for a retail price. The benefit here is you can choose where you want to be if you are able to get the financing or purchase the home outright. If you are looking for a free mobile home, or a mobile home that is a really good value, I would encourage you to do many of the same things that active mobile home investors do. We spent a good deal of time and effort building a reputation to attract sellers and also find sellers multiple different ways online and off-line. Once we find these opportunities we have to act quickly and know a handful of options to help the sellers and make offers quickly. There are definitely so many more questions you will have moving forward.     Just me probably, but I would bring the whole place back to normal, and do most of the labor. May a 5-6 thousand investment. Flooring, paint iside and out, electrical, plumbing, replacement windows, etc. Would check roof completely and make repairs as needed.

This way you will not be a super motivated buyer rushing to purchase the first property they can get their hands on. Ideally you will want to take a wide approach and see a lot of homes and talk to a lot of sellers before purchasing the right home for you. Make sure you like the neighborhood as well as completely understand what you are buying. Walk through the homes a number of times before committing to any one of them. However in almost every other state, if a title is not provided to the buyer then they will probably have trouble obtaining clear title. Aim to speak with many of your local and not so local park managers to see if they want any homes that may need repairs or require some TLC. These homes may not be free however they will likely be at a discount. Keep in mind you'll still of course have to get approved by the park in order to live there in most situations. These folks will be able to point you in the right direction and let you know what is for sale and where to find local mobile homes that people are looking to get rid of. For different situations we definitely make different repairs when needed. Over the years I have certainly seen my fair share of smoke damage, and various other damages for that matter. Sometimes the smoke damage is due to a fire, and sometimes it is simply due to years and years of cigarette smoke. Other times it may be due to other type of chemicals or smoke that can cause an even bigger problem than cigarettes. They absolutely do sell chemicals that will help remove the nicotine and tar if you would like to do so on cabinets and countertops and everything else that will not likely be painted. However depending on what type of primer/paint you use the instructions will say to go directly over paint and smoke residue. There are a few different brands however Kilz original may be a good one for you to look at. This is a really popular product that many investors will use to cover over heavy smoke smells, urine smells in plywood floors, and even mold on walls. However covering mold in this way is not a good idea in my opinion. Smoke smells may certainly be trapped under a layer of primer/paint, however when it comes to mold we almost always want to clean and remove any mold first before painting to cover. I hope that this helps and makes a bit of sense. In short, it truly depends on what product you are using and what repairs you are fixing with regards to the procedures and products you might want to use. When negotiating with parks and park managers I try not to use the "free" word when speaking with them. That is because that insinuates they are giving us some type of gift or present. When in reality these types of handyman specials usually take some heavy lifting and may be a bit of a headache. We usually invest money into them which like you mentioned is definitely not free. However the more realistic answer is that having a few thousand dollars available will help speed up your process and give you the ability to help many more folks. However even a few thousand dollars can be spent very very very quickly. All of your money needs to be used very very cautiously and strategically. Additionally, in the beginning you'll probably be selling more mobile homes for cash or wholesaling them in order to raise more capital to reinvest into more mobile homes long-term.       Thank you for watching and commenting. There are definitely mobile home scattered around the country that have been involved in various disaster scenarios. These homes are used once and then auctioned off and moved around the country. I do not believe this particular home is a FEMA home though. Some of these homes are produced by mainstream manufactured home builders and some of them are produced by smaller factories. However you are right that there may be formaldehyde in some of these. Additionally, as they bake in the sun these chemicals can come out more. Make sure to air out a mobile home a bit if it is been sitting in while. Keep in touch moving forward. However if you are looking to get into a free home that you would like to also live inside of, you may to reach out to local charities as well as local parks to ask them what type of park owned homes or handyman specials they may have available for you to purchase. For this reason I would definitely encourage you to check out Facebook marketplace daily and be on the lookout for single lights for sale. This would be my suggestion if you plan on living in the home yourself. If you are an investor then it may be wise to advertise proactively and reactively so people can find you and know who you are and what services you offer. I hope this helps some and make sense. If you are looking for a handyman special I would definitely encourage you to head through all of the parks in your local area, talk to the managers if possible, and also make sure you know what is available online for sale. Your comment made me laugh, then I thought for a bit at all of the parks, various towns, and mobile homes that definitely do fit the profile of looking like high meth areas or straight up meth labs. That really is a terrible and crazy problem across the nation, across the world likely. As an investor I would cautious everyone to stay away from a mobile home that they know was a meth lab. These are dangerous and definitely need to be dealt with in a special way with regards to cleaning up the home and selling the property. Again, if someone knows the home was a meth lab they should not purchase it in my opinion. Sometimes this is obvious with certain smells or chemicals or simply talking to park managers or neighbors. However sometimes it is not noticeable and homes we invest in may have been used for drugs or cooking meth however we are unaware of this since time has gone by. Anyway, that was probably way you are looking for however definitely is a good and realistic thing to discuss. Thanks again for commenting.       Thanks for watching. Yes, that is typically the case. I'm sure there are some type of programs where the home might be paid through some charity, however it would likely be quickest if you were able to pay for this with cash, bank financing, or ranging payments with the seller.

      Thanks for commenting. You are definitely right that around the country a home like this would be free in some locations, and even up to $40,000 or more in some other locations. Coastal areas on the east and west coast, including specific areas in New England are experiencing record-breaking prices for very old and used mobile homes. Some sellers getting these prices and others have to lower before selling, however prices are certainly going up and up around the country. As investors we do not want to purchase skinny deals or homes anywhere close to retail prices. However even with higher-priced homes the ability to get these under contract and wholesale them is a realistic possibility with prices on the rise. I hope this rambling helps and makes sense.       Hi Gerland. Thanks for commenting. Very good attitude. It all can be repaired, but it does not mean that it should be repaired. If you rehab an older, smaller, out of date 1970s mobile home. You will only be left with an old narrow mobile home. You are not able to sell these for nearly as much as you would a nicer home in most areas. However you are definitely still correct about rehabbing all of this if you really wanted to. I've been through homes from the 1960s that look nicer than one's from the 2000's. In addition, I'm not sure what area of the country you are in, so I do not want to say we have something in your area for sure.       Hi Bankroll. Thanks for reaching out and connecting. At the moment I do not offer any type of payment program for this mentoring/course. This is something that I experimented with many years ago. I realize the people were not as invested and would get to a certain point before lining up a deal and not pulling the trigger for one reason or another moving forward. Additionally, I figure that if someone needs a payment plan for the program they should probably continue saving to invest in mobile homes themselves. You do not need much money to invest in mobile homes, however it is ideal to have at least a few thousand dollars saved to begin helping local mobile home sellers and home parks and other investors.       The answer to your question definitely depends on the location that you are around the country. Also if the mobile home is a single wider double wide, and if there are any additions to the mobile homes that need to be torn down and moved as well. Also if there will be decks that will be moving with the home as well, this will change the price up. However a single wide and 50 miles or so around the country will be roughly $4000 give or take. In some areas it will be as low as $2000 in other areas it will be as high as $8000 to move a single wide. However I hope this helps and gives you a rough estimate. Deftly call around to a handful of local movers to compare prices, build rapport, and how long they have been in business.
