Cyprus certainly is a unique place to live. And they don't want the middle class or poor, not good but it's the wealthy they are after. Anyone who could invest in the island be it real estate or money in the bank will do. I heard about 300,000 euro or more will do? Not sure though. And Cyprus will welcome the person and their family. A place with practically no homeless, little, as in Very little crime,. and prices for food, cloths, basic entertainment(eating out, going for a drink...) are comparable to the USA where I currently live, in fact food is more expensive here in USA than it was in Cyprus.. Many of the new homes and villas are quite nice. Even the older house in villages have a beauty of their own. And of course some of the best weather to be found. The inhabitants are not poor and sometimes wealthier than the tourists/visitors. I do recommend for anyone who can afford it, to grab some property. A house, flat, even land without anything on it. I invested some time ago and prices now are much more than when I purchased my property. Prices still going up so...
Buying property in Cyprus is one of the riskiest investments you can make. Since the title deeds scandal which began around 2008 you have to very careful. The agents, builders and lawyers were all in cahoots with the scam. A builder would build houses and property then mortgage the land below the house. Unless they pay this mortgage you can never get the deeds. This scandal is still ongoing today. So, BUYER BEWARE!

Stupid question here, but I like the permanent resident low physical presence requirement of only 1 day every 2 years. After 5 years can you use it to apply for citizenship with that 1 days every 2 years requirement? For 300k it’s worth waiting 5 years

You would also need to declare a minimum income. A Working permit or Digital Nomad Visa has different requirements. You are right, the citizenship by investment program and golden passports are being abolished, but you can still get a "golden visa" or permanent residency through investments.
Ian, yes, clear police record is the must. But there are plenty of affordable options in Cyprus as well, including free movement for EU citizens, for retired people, for digital nomads, for highly qualified professionals.

I’m confused ..I’m 67 and would like to retire with wife to Cyprus…income about £28000 pension before tax…would like to buy a place for about £200,000….i see it’s saying need minimum of income of £30000?..I’m from Uk
I lived in Cyprus from 94-2014 and would not advise your to make a permanent move at the age of 67. As ex forces a SSAFA councillor I came across many a expats who fell ill at these ages. Cyprus doesn’t have a NHS, so you must have private health insurance to live there. At your age it will be prohibitively expensive. Of all my time I only rented and invested my money in the UK 🇬🇧 which easily covered my rent. You’re not required to purchase a property to live there, just the required income.

No you have to live 5 years continuously with 90 days per year exception

All you need is a few million $$ in the bank and a clean police record. Can't manage that, then forget it.

You need to purchase a property with a minimum value of €500k to get a passport.
You can’t get a passport through investments in real estate. Only through a regular naturalisation process.
