They update the kitchen so they can make the house price significantly higher than it would’ve been without the updates. The price isn’t thru the roof because they didn’t update the bathroom or other areas of the home. If they did it would cost a lot more. If they invest $5000 in renovating an area they can potentially gain $15,20k or so back. (That’s an estimate). When they leave the bathrooms mismatched that’s usually a great investment property because they can’t ask for as much. Leaving parts of the home undone, especially the whole house undone is a goldmine when you invest in real estate because you pay much less and you can put all the upgrades in the house yourself. Imagine the $5000 I was taking about previously. Imagine if that was done in 4 areas of the house. That means as an investor that person has now invested $20k in the house and can now gain an $80k or so ROI (that’s an estimate). When they invest in any area of the home you as a buyer pay way more. If they don’t invest in an area of the home you could take your money and invest it the home, but when they invest you’re now paying an extra $15k or so (estimated) for what they invested when you could’ve paid $5k.. lol I know that’s a lot of info, but that’s why people upgrade areas of the home and leave some areas undone. When they leave it undone it’s a straight up goldmine!

The hillside house would likely be a very difficult resell. even within the next 10 years. Naturally the yard will erode and the foundation will be at risk of making the house structurally unsound. There are gorgeous homes here in nearby Cuyahoga Valley National Park the Park System has bought from owners because the house isnt expected to be there the next 25 years although they have 100 ft clearance from hillsides. 1950s was still an era known for sturdy homes. To me this is the worst time to buy a home... my home was built in October 2017 i paid $172,000 4 bedroom 2 1/2 bath with very close neighbors with small amount of land when it was built...now my home is value at $308,000... my neighbors just sold theirs for $294,000 and $304,000 I’m like are these buyers out of their mines!!!!!???? And those homes is exact same as my home... These new homes in another subdivision were selling for $250,000 in 2020 now they are selling them for the high $300,000+ ... I’m like heck nall. And this is 40 mins south of Atlanta. Older homes they were valued $130,000 are now on the market for over $250,000. I’m so happy i didn’t sell my home, i refinance it and now owe $147,000 but my new neighbors now owe $300,000 for the same house as mines. There is soooo many buyers remorse around here.
