Good to see you in front of the camera again, this house doesn’t even looked lived in. I think a lot of people buy new homes thinking they will make lots of money of air bnb, but in reality the market is saturated and it can be difficult to generate a profit. Big up
@@4evahodlingdoge226 Which is why I cannot understand why people are breaking their neck trying to jump on this air bnb bandwagon thinking they will be a millionaire, just delusional . St Catherine is just an extension of Kingston they are everywhere
@@4evahodlingdoge226 Oh wow. Maybe a lot of investors bought in hopes they could airbnb them and make a profit. Unfortunately, Kingston has too many aibnbs.
Much appreciated! My wife and I love your country -- we flew our entire family out and had our wedding with your country's ministry! I just subbed to your account so that i'll know who to call when we are ready to position ourselves. @@ArielYourREALTOR
Blessings, nothing that is currently available that i know of. Gore is currently delivering some units for Phoenix Park 2 and they are within that price point however those have been sold out and over subscribed for sometime now, but you could certainly try them
Hi Lorna, this specific unit was ready to go and has been sold. As for the new units, you may need to try to connect with the developer so they can guide you specifically. I may have another coming to market soon, so if this is something that can work, reach out to me - 8765534246 or email - arielyourrealtor@gmail.com

The two chairs next to the sofa in the living room will never be used. There's no space to pull out the dining table because the kitchen counter is right there. I'll pass.
Did you say this house is 4,000 sq ft? Or are you saying the entire property with the house is 4,000 sq ft? The house by itself looks like a little over 1,000 sq ft. Whatever it's selling for is not worth the price.
The space isn't being used well, that kitchen set makes the kitchen looked cramped, LR furniture needs to be spaced out more, should have 2 BR, overall, not a bad " starter/retirement home if u know how to decorate smartly, ur name is pronounced A- RI-EL!😇
Very nicely decorated but why is it that two bedrooms houses are still been built in Jamaica does people even buy two bedrooms anymore I thought three bedrooms were standard.
Not quite the standard but normally the option. Two bedrooms are typically within the starter home category so there really are many buyers for these types of homes

HI Saffie, nice to be back 🤗. You may be on to something with that
Good point Saffie.
There's a glut of emtpy apartments on the market in Kingston, not sure about in St Catherine area.

I think the property sales in Jamaica take a solid 6 months to a year (when things get problematic) 😩
Nice decor I like when curtains match.. not one color on one wall and a different color on another wall😂😊
I agree with you Sarah, seems like i need to carry you with me as my decor consultant
Sending love from Oregon, USA! 👍🏽😎
Sending back some good vibes from Jamaica

3 months cash and 6-9 months mortgage...
Waiting a long time now.
Greetings Ariel. Are you aware of any new developments islandwide, similar to Gore or Kem-Tek Homes, at or below the $20M range?

I am seeing furnitures. What about the housing structures such as roofing and closet?
What would you like to know about the housing structures exactly ?
how long does it take for a sale to be completed
Sadly, the last report i saw documented our average at about 6 1/2 months
Wish i had seen this 9 months ago.
Not to worry, this one just wasnt for you....you will see the right one
Any property available now ?
Sorry, I.do not have access to any others at the moment
When are these houses going to be ready to?

Sadly no longer available
Where exactly is Orchards?
It is off Old Harbour road, Hartlands road to be specific
Are there any other properties there for sale ?
Sadly not at the moment that I am aware of
Time to do all a real estate transfer 🤔... Even all pre approvals I'd say around 30 days but on avg maybe 3 months 🤷🏾♂️
Good guess....but 3 months was the 'cash purchase' average ...... before covid 🥴
So... What is it now? 😳
@@dave-michaellaing1787 for the last 18 months...we have been averaging 231 days per transaction 🥹

The lot size is 4000 sq. Ft, the finished floor size is just about 1000 sq. Ft.
Jn bank process takes 8months!!!!
Trust me its not just JN, at this time it almost feels like all the banks have some limitations on the processing times

The spaces are too small .
What sizes would make them better?
*Promosm* 🙃
Far too much money, this property, it certainly not worth the price . Amen.
Ahh..interesting perspective...what do you think is a better price for it ?
