    Golf course extension full of dust, traffic jam and pollution selling at 20k is correct pricing and dwarka expressway is bubble 😀 The pace at which Dwarka Expressway work is going on, it will be realty in next 3-6 months.

    good analysis. dwarka expressway is overhyped and should be compared to yamuna expressway, meerut expressway, kmp, gr noida expressway, some idiots compare this with golf course road.

      Golf course ke chamcho kaam nahi mil raha hoga tumhe extension par ab sahi mayene mein...Dwarka expressway koi movie nahi hai jo flop ya hit hogi. This is India's First urban expressway which is soon going to be operational and already started giving the indication of its success and flourished the area around it.

    BEST TIME TO INVEST ON DWARKA EXPRESSWAY IS NOW ,I hv highlighted this bcoz this comparison is Not Correct as D-eway is not operational , prices r bound to increase significantly once this benomes operational.
    Also plot prices r not shown here ,A plot in G 99 / Amstoria/ Vatika was 50k/ sqyd in 2017 ,now it has reached 1.2 - 1.5 lac / yd
    Projects launched by Vatika in 2010 were priced at 2500 /sqft ,now they r demanding about 7 k / sqft

    Correct assessment. Dwarka Expressway entire stretch resembles a war ravaged country side like Afghanistan, very surprising to see people investing here at these obscene prices. Property developers having a field day trapping people on this disaster called Dwarka Expressway

      Not surprising for the people who are aware of what's coming next.. Here the govt is investing so much money because they have big plans for the area..
      And this dude has no idea what he is talking about, he is showcasing old flats which were brick construction, of course people are aware of the new construction technique. Go to golf course road old construction are 1/3rd the price of the new construction buildings.
      Conscient one ka price is Rs45000/sqft for road facing shops on ground floor. This channel is biased for new Gurgaon which is the actual bubble and people are losing interest there.

    I think u guys need to check your facts right, lot of project delivered when there was land issue on dwarka expressway and see the difference in last 3 years when it went to NHAI and LNT almost finished the work.
    Don't under estimate the opportunity in the dwarka expressway, beacuse u do your business on golf course and extension doesn't mean the dwarka expressway is way behind.
    Look at the projects which launched in 2019, Joyville and hero homes gives the investor almost 60 Percent return. See the new trend, M3M, Smart World, sobha and Elan the presidential.

      Totally agree with you. This channel is against DEW. They didn't tell that project was delayed because of land accusion was stuck. It got cleared in last 3-4 years and work pace is good. We have booked in hero homes and they are using Mivan construction and layout is also good. Joyville, shoba etc also gave great returns.

    The project was launched in 2012; delivered in 2018 (partially).
    Launch Price was 2400 PSF
    Current Price 5000 PSF

    Misleading information!! For example Hero homes was launched in 5000 PSF not in 6500..Shapoorji was launched on 5500 PSF..don’t mislead people if you are not selling on DEW!
    Mostly analysis is done for halted projects, seems intentional bad mouthing for DEW

      @@hih9429 Why do you think only investors will buy at 15k. At 15k I feel there would be more end users(HNI class of course). Check Sobha for example. By the way, there are inventories available there at a good price of 9k-10k as well.. Go and explore yourself.

      3-5years only it will equal GCE. Because there is not much land left between sector 99-115 . It is the end users who eagerly wait for possession of their flats and shift immediately when given.
      I have seen drastic filling up of these flats in DEW.
